| Recent Review: |  | I moved to Madison Heights in 2000; Madison Heights itself is not very old (opened in 1998) and many of the units were just built over the last 4 years. The complex is a unique combination in several regards: the units are a mixture of townhouses and single-floor apartments (probably a 70-30 ratio), and the tenants are a combination of regular average-income folks and govt-subsidized units for low-incomepeople (the complex owners, McCormick-Baron, specialize in these types of developments). Overall my opinion of /- are:Positives:1) Location, in the heart of central Little Rock, is superb if you are a student (UAMS is 2 minutes away, UALR 6 minutes, War Memorial Stadium--where, for those who are new to Arkansas, twice/year the Razorback football team plays in an extremely festive environment--2 minutes away). The more upscale shopping centers in West Little Rock are approx 10-15 minutes away via I-630.2) Parking -- parking is gated via remote control, and thus you are virtually GUARANTEED a parking spot only a few feet from you door.3) Landscaping/groundkeeping--very beautiful, especially considering the price.4) Maintainence -- keeps on all standard upkeep such as periodic bug sprays (I have never seen a roach/rat in 4 years there), filter changes, etc. When a problem arises (clogged bathtub drain, etc) it has been promptly addressed in my experience.5) Price -- you can?t beat 600/month for a two-bedroom townhouse, especially not as a student given the proximity to UALR and UAMS.Negatives:1) Location -- the other side of this sword is that the 12th street area proximal to the complex is dilapidated and poor--Madison Heights is situated directly in-between the yuppie Hillcrest area and the poor, dilapidated Asher/University Ave area. In fact I try to avoid the 12th Street area east of Madison Heights after dark.2) Theft -- not too common; however I did have my car stereo stolen out of my dash while I was at a school function.3) Honking -- can get to be a problem if your unit is located next to the parking entry gates--one complaint I have had chronically regarding the staff of Madison Heights is the ineffectual crackdown on non-tenant friends/relatives of tenants driving up to the parking gate and honking until their tenant friend lets them in via remote. It is VERY aggravating if you are trying to study.Overall, a good apartment/townhouse complex for students or young couples. |

| Recent Review: |  | This is a very noisy community and if you live on the first or second floor you will hear every move your upstairs neighbor makes.This is the noisiest complex I've ever lived in.I've had to complain to the front office numerous times about it and they really didn't do much about it so that is one of the many reasons why I am so glad my lease is almost up and I'm moving to a much better community.Another thing about this complex is that they don't keep things maintained here. I would classify these apartments as starter apartments.There is nothing fancy about them.They are very old with very old appliances. My stove looks like its 25 years old and I've lived here for well over a year and not once have they come out to change my air filter.The monthly electric bill runs $80 to $90 a month for a one bedroom.They have also not come out to spray this place one time since I've lived here.Another warning about this place is they go up on the rent everytime its time to renew your lease.There have been no visible improvements to these apartments so I don't understand that.This is not a quiet, family oriented community. This is more of a party type place. I would NOT recommend anyone live here if they are looking for a peaceful place to stay. |

| Recent Review: |  | I am in a one bedroom and share a one partial wall and the ceiling with my neighbors.Construction seems well built considering the utilities are phenomenally low, which I consider more than reasonable. You do hear some neighboring noises, but only the normal water running and the occasional walking above.They have all the ammenties that the majority would ask for.The maintenance service is always prompt and the work is well done.I am very happy here and would recommend Shadow Lake to anyone. |

| Recent Review: |  | For the last 8 months my refrigerator has been broken and I have put in NINE work orders for its repair.It still is not fixed, so I have no ice.Also, the building I live in floods during moderate rain.We're talking a good four inches of water that I have to walk through to get out of my apartment on rainy days.There is never any parking near my apartment.I have been forced to park clear across the complex from my apartment and walk on several occassions.On the flipside, I really love the layout of my apartment and haven't had any problems with my neighbors.Overall, I really haven't had a bad experience living here except for the poor management of the property and lack of parking. |

| Recent Review: |  | water pressure is not the worse here... I have very strong pressure at the kitchen and for washer, but not very good in the bathrooms.. the management is very nice and concerned, very helpful ladies. the maintance is good and fast. however, the units need remodeling ASAP. the walls are well painted, but kitchen equipment is so outdated, i don't even remember I saw something lika that in the less expensive apartmets before. I have ugly gray fridge, and the dishwasher was made in 80s... cabinets also should be replaced, too old and don't have a handles.ladnscaping is wonderful, and pools are always clean. last year we had pools opened on April 1st ! |
