Recent Review:Living in the complex is one of the worst experiences in my life. Since my move in there has been two forced entry rapes, my boyfriend's motorcycle has sustained 1300.00 in damages from two hit and runs, my children witnessed three domestic violence incidences and three vhicles have been stolen form property. The heated pool was cold the entire winter, the jets of the spa nearest my unit never worked in my 9 month tenancy, one pool is currently empty and another is green. On multiple occassions we received harassing phone calls.So if you enjoy beeing harassed, raped and your property stolen or damaged come live here .

Recent Review:Very noisy, locks always broken.no extra closets for a vacuum or coats.tiny bathrooms, cheap carpet, ac/heating problems(no air gets to second level). trash dumpsters overflowing.pool bathroom has been very dirty lately.I could go on and on.. don't move here

Recent Review:These apartments are a bit better than what I'd lived in over the years. There are some small maint. problems (leaky toilets, washer/dryer, faucets), most of them can be taken care of fairly easily if you know how. Maint crews are kinda hard to get a hold of- you have to leave a recorded message on their machine and hopefully they'll fix what you want. Managment is fairly pleasant and usually helpful. The rent is expensive, but that's pretty standard for the Ahwatuke area.Noise is what you would expect from an apartment, and depends complely on your neighbors. There is nighttime security, but sometimes they take a while to respond. The good thing is that Phoenix Police take noise complaints very seriously and if you call the police they arrive fairly quickly. The best part is that if you ever call the police for a noise complaint a second time on the same people within 6 months then they get a bill for a thousand bucks. The community is not gated, so there are a good amount of parties and "get togthers", but not too many. Don't loose sleep trying to ignore it, just call the police and set a standard that you prefer to sleep at night as opposed to listen to music.Parking is what really stinks is this place. You only get one covered spot per apartment, which you frequently have to fight for from some jerk who likes your spot better. Although you can get a tow card and have them towed at your whim (a lot of fun!!). Any other drivers in your apartment will have to fight everyone else for the few remaining and narrow open parking spots. This is not a gated community, so it is pretty much a giant public parking area.Aside from this stuff, make sure to walk through your apartment before you move in, make sure it is the EXACT one that you will be living in, as I've heard of people moving into apartments that they had not seen and been really upset.

Recent Review:THere area few bugs during the summer season. Lots of residents do utilize the pool through out year. The outside grills are nice for grilling parties. Initially, pool could be accessed all day or night, but now there are time restrictions on use. There is a second smaller pool but I have yet to visit it. The nice business office for residents has had its faxes removed and the rooms are often filthy. The gym is hardly used by residents so if you like the gym, this a good place for availability. The staff has been very responsive to complains. Maintenance does a very good job of taking care of any problems fast. And the areas outside of the apts are well maintained. I like the doggy bags setup near the pet grass areas. The sound levels travel between floors. I live on the 3rd floor. Great balcony view! Traffic on McDowell Road can be noisy at times but for the most part it is a very quiet community. I do not use the resident mailboxes. I did not receive the 2 months for free- I did receive 1 month free though when I resigned. Ask about the 2 bedroom price- it is worth looking into considering how much you pay for the 1 bedroom place.

Recent Review:Fill out a credit app. here and they'll say if you don't take the place, they keep $140. of your fees, no problemcause you think you're gonna stay there.Now comes the scam!They'll say you must come up with an additional $200. deposit because of 'credit issues, residency issues, on the job not long enough locally, whatever.It's a scam!Ever been late with your rent?You pay late fees, right?Here they will report you to their attny. without even contacting you first so they can charge an extra $120.Then, they'll shut off your electricity which will put you back $205. This place is a racket, fleecing $ from those who have the least of it.*This has been a rating made up my own and several neighbor's experiences that I've talked to.Immigrants report being taken advantage of and now I can say emmigrants are victims as well

Recent Review:This complex is infested with bugs, drugs, nobody speeks english, the pool is always closed, there is no curtosy control even know the swear there is but when you call they swear there not involved with rio village hey this place is a shit hole the swings are missing from the play ground the equiptment is acient, there is tons of grafetti...its sad.

Recent Review:This place was horrible from day 1. I wish I had checked a service like Apartment Ratings before I decided to move in. The location is great, don?t get me wrong, but the staff in the office leaves something to be desired. I had to call several times to get anything done. The apartment was infested with roaches. I had to throw out my microwave and coffee pot because the roaches got into the insides. Sometimes I did not feel safe walking through the grounds. The police were always there. I even called 911 (the first time in my 27 years) because a drunk man was trying to get into my apartment while I was inside. His apartment was in a different building. I moved out a few months ago and I will always be more careful when I?m looking for a place to live.

Recent Review:San Riva is a beautful apartment complex.This property was built by Fairfield Residential and looks like a custom home.San Riva is now owned and managed by Sherman Residential (www.bes.com) a/k/a Benjiman Sherman of Chicago, IL.Overall Sherman Residental does a good job at managing and maintaining their properties.I have rented another property from them as well.However, I always pay my rent on time.The only complaint I have about this company is this:DO NOT EVER BE LATE WITH YOUR RENT - OR SHERMAN RESIDENTIAL WILL SCREW YOU OVER!This company gives great "move-in" specials.They offered me a 1 bedroom for 775 month at what they call "market rate."If I pay on time each month I got a concession and only paid 620 month.However, according to my lease agreement, if I was ever late, I must pay the 775!Plus if ever late (you have 3 days) then after the 3rd of the month, you must also pay 100 late fee plus 10.00 per day.Of course I never was late.But suppose I was going to be late 5 days on my rent.That 5 days would cost me 155+100+50=305.Imagine being 5 days late with your rent and having to pay $305.00 extra dollars plus your normal rent!So do I recommend San Riva?Only if you always have the funds and never are late paying rent.Otherwise, I do not!

By the way, I have rented many other apartments and NEVER heard of this type of tactics by an apartment complex.I wonder if this is legal!

PS - This management company is pretty sneaky and typically has been purchasing first-class apartment properties from Fairfield and other management companies.Beware if you live in a nice complex and discover that Sherman Residential has bought your complex!

Recent Review:The complex has several bonuses (such as a handful of paid utilities, a couple of pools, an abundance of palm trees, a cleaner-than-usual feel), and is prepared for all of your hook-up needs (such as laundry machines and broadband internet). Most of the time, there is little to complain about.It's generally a nice complex with competitive rent; certainly one of the best in the area. However, there are a few downsides. The construction of the apartments leaves quite a few small cracks and openings for insects to get through. This gives the complex an awful cockroach problem (that is under constant remedy, but yet never goes away). Keeping the place spotless even proves futile, but it could certainly be worse.Another issue is that the windows they have installed are amazingly thin. This is especially evident in the bedroom, as sound from both sides of the pane can be heard as clear as day. The living room sliding-glass doors are free from this problem, however.This leads to a noise issue. A good chunk of the time, the complex is relatively quiet and peaceful. Yet, the management feels the need to work on the buildings constantly. There is always some form of construction, repair, or beautification going on. I can't remember a month in the past year where they weren't doing _something_ out there.Other than what's listed above, I've had many positive comments about the complex. It certainly looks nice, feels contained, and isn't falling apart at the seams. It's been pleasant for the most part, when I'm not hearing loud sounds, killing bugs, or closing off extra space between the fixtures.

Recent Review:I have requested repairs for so many different things and they are all continually ignored.At one point, both bathrooms in my apartment were overflowing and it took them all day to get someone there to fix it.Then the professional plumbers who "repaired the problem" left a huge hole in the wall in one of the bathrooms that the management still has not repaired.Additionally, that bathroom is still not flushing properly.I wrote up problems when I moved in and they have still not been addressed and my 13 month lease is coming to an end (THANK GOD) The price is nice, the apartments and service are NOT.Run away and find a real apartment complex
