Recent Review:The office has finally cleaned up the parking situation but they are still illegally using a towing company located in Santa Ana for cars without a parking permit. Basically if you are a female by yourself you do not want to go pick up your towed car alone. Yes this includes residents who forget to put their permit in their car. For example, if you have a one-bedroom apartment but two cars, you can have designated parking space and one permit (not two), where the car with the permit has to find an open place to park. If you want to switch where the cars park and forget to put the permit in the other car, too bad. You get illegally towed NOT to the nearby lot in Huntington Beach, but all the way to Santa Ana, several cities over.We are supposed to have security but I haven't seen our rent-a-cop that sits around and talks on his cell for over a year. We were once accidentally locked out of our apartment during daytime business hours and all office staff were away at a meeting and the maintenance man never answered his door. So we called security. Seems reasonable right? They told us they cannot help us and that we have to call a locksmith ourself.Rent increases at about 10% every year. Imagine paying $1200 for a 750 sq. ft. 1 bedroom apartment in 2004 and having to renew at over $1300 for a 12 month lease (or over $1400 for a month-to-month). Rent never stays the same, much less goes down.The speed limit in the parking lot is not respected or enforced.I believe it is about 10mph, but people will race around the parking lot.If you have a garage, you cannot see who is coming as you pull out.You will be halfway out of your garage, but people driving by will refuse to wait for you and will try to squeeze by instead of simply waiting for you.All you can do is hope you don't hit them.

Recent Review:I guess they cleaned it up.It's now well-lit and I have had no problems reaching staff after hours (they have an answering service, so you can talk to a live person, not a machine).They were changing the flooring in my apartment before I moved in and they gave me the choice of hardwood floors or carpet.My yard is half concrete and half dirt.Snails and spiders are under control.

Recent Review:I have lived here for 1 year and 8 months, 8 months ago I signed a 9 month lease instead of a 12 month lease as I was not sure if I wanted to stay any longer. I am now sure, at the end of this lease I intend to leave.First the good points, the grounds are very well kept with many wide open spaces. There are two pools which are in good condition considering how old they are. The jacuzzi is working and fairly clean 99% of the time, but for a place with 500 units that 1% is not bad. There are laundry rooms on every floor and the machines arequick to be repaired anytime one goes out. The gym is small, but is kept clean and in working order. The mailbox areas are kept clean and neat. I have not had any of the plumbing problems that other reviews have stated, but my neighbor below me has, as well as the neighbor next door.Now the not so good points.Yes, there are TREMENDOUS parking problems as the other reviews have pointed out. There are several (20 plus) vehicles that are stored on the property in the 48 hour maximum spots and the management states that they are not permitted to do anything about it. I have complained to the management that I have had to drive around for 30 minutes waiting for someone to leave before I could park.Yes, there are several neighbors who are loud, ride their skateboards right outside my door, toss trash down onto my balcony on a weekly basis and keep dumping their garbage in the laundry rooms. Cats are supposed to be kept inside, but there are several cats that run around. I have found cat dropping outside several times and twice on my balcony, and had cat paw prints on my vehicle. The management claims to be aware of the individuals, but has not done anything about it for the past 9 months.Yes, the security is poor. When I first moved in both security gates were broken, yet I had to leave a deposit for a gate remote. Then 3 months ago the gates were finally replaced. Currently only one gate works and one is broken. My vehicle has been borken into once, my neighbors has been broken into twice. Plus my neighbor got a flat tire after someone placed a beer bottle under his tire and he ran over it. Did not think you should have to check your car everytime you get in.Yes, the rent is more expensive than other places. When I signed the new lease 8 months ago my rent did increase substantially. The amount of the increase was higher than any other rates that I found looking elsewhere, but at the time I decided to tough it out anyway. I have now looked around at several other places in the same neighborhood recently and I found that 5 of 6 of them have lower rents than Casa Del Sol.When I first moved in, I was shown a place on the property that I could wash my car. I thought that that was a nice extra. Now someone has slashed several hoses (fine, I will bring my own), broken the faucets multiple times (fine, I asked for them to be repaired on four occassions), someone has removed the faucet handles (fine, I will use a screwdriver), now someone has glued them shut. The management refuses to fix them anymore.There are some very good points to living here, but as you can see there are more negative points. I do not recommend moving here.

Recent Review:My neighbors and I have had at least 2 plumbing problems every month for the past 11 months each - one month my wife and I had 3 sewage overflows and 3 kitchen sink overflows. There is mold growing on the walls and a horrible sewage smell. My wife works for a private doctor and is constantly trying to keep the place sanitary since the management will not.The management refuses to permanently fix the problems. After calling their "emergency" maintenance number it ALWAYS takes a MINIMUM of 30 minutes before the maintenance people call you back. Then it takes an additional 30 minutes for them to arrive to stop the overflow.We are so glad that our lease is up and we are moving.The parking is horrible. They have rules against the storing of vehicles over 48 hours, but the management refuses to enforce them. This is even after they have been informed of the City Ordinance that allows them to tow vehicles.There are several (a minimum of 32 that I have noticed) vehicles that are stored on the property for 4 - 5 months at a time in the exact same parking spot. So this creates a huge problem for the law abiding residents like myself to be able to find parking. My neighbor and I have even been forced to park in the shopping center that is two blocks away. The manager says that his District manager will not allow him to tow the vehicles, so it is too bad. If you can't find parking, live somewhere else. The manager claimed to have ticktets and a chalk marker to at least ticket the stored vehicles, but they have not even used those. The manager also claims to have called the owners of the stored vehicles to ask them to move the vehicles, yet the vehicles are in the same exact spots month after month.On top of those problems, my neighbors and I have recently received a notice that if we want to continue living here (yeah right!) our rent will be increased substantially. What are they thinking? Let me see, they refuse to provide a sanitary and livable apartment and they make you fight to find parking AND now they want more money? For what?If you want to stay healthy and not have to fight just to find parking DO NOT MOVE HERE!

Recent Review:It really sounds like two different complexes are being reviewed.We've lived here for about two years now, and have loved it.As to the staff... When we moved in here there was one group of staff people, and they rocked.They then left and we had kind of an interim group, who weren't that good.Now that the permanent staff are here things are back to normal.Normal being quick maintenance response, attentive management etc...The walls here are super thick.We barely ever hear our neighbors.Some of the units have backyards.Fireplaces, central A/C and heat, dishwashers, gas stoves etc etc...We're never moving.lol.Seriously....I've hated every apartment that I've lived in until this one.The people are chill, the ammenities are great.

Recent Review:I've lived her a couple years myself and the manager is very rude and very hard to deal with.

Also every month it seems we have to fill out some questionaire asking us what carport/garage/storage space we are assigned.I mean hello? dont you have records of that?

They somehow had gotten my name connected to a garage and a carport, and i had neither to begin with.

Recent Review:First of all, owners allow their dogs out in their fenced area over the weekend to bark at everyone that walks by. All weekend! Then some owners will leave their dogs alone overnight with their windows open while the dog wails and barks.The police won't handle this, they say Animal Control must be called. Guess what? Animal Control doesn't answer outside of business hours so you are stuck all weekend listening to the wailing, barking dogs and the catfights from the stray cats.Tenants leave their garbage outside their door for over a month. Wild animals get into the garbage and spread it around.When complaints are made to the office they say "we'll send them a letter" and then the offender just continues the offense.Good luck having the facilities work. The vending machine room is locked. The back hot tub is out of order more time than it works and the front hot tub is cold. The only thing that works is the children's play area, only because they are made out of non-moving parts!If you decide to move here enjoy the slum-like appearance with the garbage strewn apart. Try to get some sleep with the dogs barking and the tenants throwing parties at 11:30 pm on Sunday night.

Recent Review:I have never seen a more disorganized bunch than that of the management company here at regency palms. this building is old and poorly designed.The staff is also not on the same page, depending on who you talk with the answer will always be different. The rumor was a new regional manager came into town and shook up everything. All the familiar faces are gone. This place keeps going higher in rent, but where is the value???My suggestion, Dont come here.Tenants are loud, grounds are dirty, everything is breaking.

Recent Review:Super High Rent for Low Quality - Borderlines on Ghetto!(Expect:)No Dishwasher - No Washer/Dryer Hookups - No remote gate access to visitors (If the gate actually works) - No Security (But you will see lots of cops around) - Lots of noise from neighbors (parties, loud music, basketball, hot rods, motorcycles, and drunken minors roaming around) at all hours. - Insecure/Over priced laundry room - Evidence of termite damage everywhere (some indoors, very creaky floors) - Serious lack of parking - No assigned parking (unless you work there!) - NO PRIVACY! AND MUCH MORE!I would feel safer in the BRONX or SKID ROW!

Recent Review:Me and my roommates had to nearly jump through hoops to get into this place. The ads we read on apartmentguide.com promised a gated community with certain ammeneties. There are indeed gates for cars, which more often than not are left locked in the open position. There was no gates to prevent walk-in'sup until this last month, when they put those up and theres no handles or locks on them so why bother? We were told when we moved in that water would run approximately 10-20 dollars a month, and my bills show constant 68-80 dollar water bills on the "community shared water billing plan". We were told that the "fitness center would be completed within a month after outr move in there and here it is, close to a year later and we still have no fitness center. As for parking, 1 covered and one open space (both permit only) per apartment. I live with 2 others so we had to park the 3rd car off premesis, in addition, in violation of the city's towing ordinances, they have a contract with a towing company 20 miles away for towing away anyone in your spot. (the city ordinance clearly states the "nearest available police impound lot" are where the vehicles are to be towed.) Management is a joke, you complain about unruly neighbors and you get ignored. Maintenence looks at you like ??what?? how dare you speak to me in oriental dialects?? In our lease we were to rent a 2 bedroom, 2 bath apartment, but they stuck us in a 2 bedroom 1 3/4 bath apartment. There are major drug problems in this place, and police are constantly there. Nearest I can tell, this is a slumlord's dream, overcharging for something substandard. To top all that off, clearly obvious is their lame attempt to "beautify" the places here. they paint right over dirt, bugs grease etc. paint soon bubbles and peels back off exposing the filth underneath.
