1. Charter Apartments
2750 Kelvin Ave
Irvine  CA, 92614
21.5
Recent Review:I've rented at the Charter for over a year now.It reminds me of living in a hotel.Long hallways of doors. The noise level in some areas is pretty bad.You can hear conversations of people walking by.The underground parking is scary. I've had my car broken in to and have heard that some cars have been stolen.Do not leave your gate key in your car because that seems to be the "hot" item.Management claims they have security patrolling the area, but not sure if that's really inforced every day.

If you live in a studio, there is no stackable washer/dryer inside the apartment. So, you have to use the "community" W/D.I have recently had some items stolen.I've also had my door mat stolen!Go figure!Who would want a door mat?

The management and maintenance staff are very friendly and helpful. That is one positive thing about The Charter that Iwill mention.

So, if you want to pay ALOT in rent and feel unsafe, listen to people's conversations as they walk down the hall, deal with NO parking for your visitors, and get your clothes or doormat stolen, I would NOT recommend this place for you.

2. Cornell
146 Berkley Ave.
Irvine  CA, 92612
13.0
Recent Review:Apartment complex is right across the street from UCI and next to two mini-mall shopping centers with Albertson's, Blockbuster, Washington Mutual and several restaurants, etc.Very convenient location and good parking during summer, but during school term there is limited parking and a lot of people have to park on street where PD start ticketing from 7:30am-5:00pm.Also, guest parking is extremely limited--usually only about 4 spaces per complex/cul de sac.Another drawback is that there is hardly any storage space--even in the 3 bedroom townhouse I live in.The bathtub bathroom & standing shower bathroom have exactly the same countertops with no drawers and just a medicine cabinet + under-sink storage area.Small closets and shelves for kitchen and bedrooms. The master bedroom is incredibly small.I can't imagine doubling up in any of the rooms--if you do, you MUST get a bunk bed because there is absolutely no room!I have a hard time storing all my stuff and I have my own room & small closet.Cornell is good for students in terms of location--if you walk to school and save on parking permit money--but otherwise it's just OK.
3. Deerfield

Recent Review:I agree with all the other negative reviews for Deerfield Apartments. This place is a dump and the management is awful!STAY AWAY!!!

4. Heritage Point Apartment
4 Austin
Irvine  CA, 92604
141.8
Recent Review:I have been a resident in Heritage point for 5 years, and for the first time since I moved in, I can see significant improvement in the management stuff. They keep their promises and care about residents. They are not only the best management for the last 5 years (which is extremely easy to achieve), but they are really good regardless
5. Parkwest
3601 Parkview Ln
Irvine  CA, 92612
91.3
Recent Review:Like the title states:Park Watts!Do not live here!My roommates car had his stereo stolen while parked there, bumper to bumper street parking every weekday night, and there is hardly any visitors/residential parking anywhere.Might as well park by Carl's Jr and walk over. Many of my friends cars has been towed while shortly visiting and management just sucks a$$!These are the oldest apartments that are still standing in Irvine and trying to renovate the place doesn't really help...Park Watts is always Park Watts!

6. Quail Madow
42x Quail Meadow
Irvine  CA, 92603
21.0
Recent Review:this place is very noisy. it's 12:45 am, and i can't sleep because of my neighbor's t.v. unfortunately there is no insulation from noise, so i have to deal with this until the person goes to sleep. this has been going on for a few months, and no one seems to be able to make these people understand that the walls are so thin, and to keep the noise down.
7. Quail Ridge Apartments
600 Rhythm
Irvine  CA, 92603
12.0
Recent Review:Very nice on the outside and the inside, however the insulation between apartments is very weak, the floors and ceilings are paper thin and yes, you can hear the upstairs person sneeze! The grounds are kept nice, you hear the leaf blowers 2-3 times a week, hope you don't work from home. Conversations bounce off the walls from around the complex that can be heard from almost 100 feet away, so you don't feel lonely.
8. San Marco
Veneto
Irvine  CA, 92614
11.0
Recent Review:Their motto is love where you live!... but the management does nothing to make this happen. The walls are VERY thin. Hear neighbors snoring walking, flushing toilet, running water for bath, baby crying. When you make complaints to the office they smile and say it will be taken care of with a fake grin, BUt NEVER WILL BE! The parking situation is ridiculous if you have 2 cars for an apartment. There is a huge bug problem, though they say they spray regularly! Ants coming out of wall is linen closets. The list could go on for days, but you get the idea.
9. Santa Clara
300 Santa Louisa
Irvine  CA, 92606
21.5
Recent Review:Moved in several years ago and have seen a consistent drop in the professionalism from the staff and quality of residents.Have seen residents urinating on premise in broad daylight, to kidds jumping fences and general nuisance issues.Buildings are close together and subject to LOTS of road noise and local traffic issues.Several signs of vandalism including broken gates, pool furniture and a small amount of graffitti in pool area.Local police have had several visits due to teenage neighbors and "visitors" to community. The management staff take a "that happens" attitude towards this type of thing. While they have garages, the management overlooks the fact that most are filled with things other than cars and suffers from parking space shortages. The overall rating I would give is maybe an "adequate" or just below.Maitenance folks are friendly and probably the best part of the local staff.IAC needs to clean house on their management staff.
10. Santa Maria Apartments
800 Santa Maria Dr

Recent Review:too bad, we didn't notice this problem until the first day we moved in.in our apartment, our master bathroom is immediately next to the master bedroom. our downstair neighbor's master bathroom is immediately beneath ours. and she likes to turn on the vent when she uses her master bathroom.the noise from the vent is in fact not too much. but unfortunately she likes to use the vent around midnight when everything is very quiet. at that time, the noise is strong enough to keep us awake. closing the door of the bathroom doesn't help. and our neighbor usually uses the vent from 11:30 to 1:30 for at least one hour. occassionally, once between 2:00 and 5:00 for about 5 to 10 minutes. it wakes me up every time she uses the vent.talked to the management, they replaced the fan in the vent quickly, but it doesn't help (i guess the floor is not thick enough to stop the vibration). i hoped they could talk to our neighbor, but appearantly they don't want to. (they suspected that I was too sensitive. they can always say that, but i don't think so.) i had to leave a note to our neighbor. now she uses the bathroom shorter, usually about 20 minutes. still a problem, but much better than before.to put it short, the insulation is the problem. i cannot hear our neighbors, but the noise from the vent (which is immediately attached to our floor) is such a big hassle.other than this, i have no complain.
