| Recent Review: | | I've lived here since August of 2004.Extremely nice community which is pretty quite most of the time.Excellent clubhouse with a theatre, spa like locker room, numerous pools, etc.I am, however, very concerned about leaving and having to pay for damages that they should have taken care of.The previous tenant (who I currently live with) had a water heater break to where water was pooring out the doors.They never replaced the carpet.I now believe we have mold growing under the carpet throughout the house in different spots and they refuse to take care of it.They even went as far as to claim the carpet was replaced after the water soaked into it.They obviously don't realize the same tenant lives here.I would not be surprised if they tried to charge us for the carpet when we move out.Not very honest people working here and always trying to push off costs onto residents.Love the community, but don't trust the employees or owners. |

| Recent Review: | | For an apartment community that is over 30 years old, regular maintenance has kept the facilities looking new. Because the apartments were constructed over 30 years ago, a great deal of open space for grassy areas and parking exist.The mature oak and pine trees along with the wood (not stucco) walls of the units give the apartments an East Coast (or Lake Arrowhead for you Californians) feel.There is a wonderful nature trail with a stream located behind the complex.Beautiful Rogers Gardens is just across the street and Fashion Island is just another block away.If you appreciate the feeling of being 'home', Baywood is the place for you.The apartments are not stacked 4 units high with newly planted trees the size of bushes.It in no way resembles the city living that the newer apartment homes of the IAC offer in Newport.The only drawbacks may be that they do not have air conditioning or washer/dryer hook ups in the 1-2 bedroom apts.As for the air, who needs it!The apartments are located on a hill and are protected from the sun by the foliage.Not once did I ever need to use a fan other than the ceiling fan in the dining room. The laundry rooms were excellent, just get in early on the weekend.Easy to use WEB cards & new, industrial front load machines were inexpensive and efficient.As for management, they were pleasant and provided excellent customer service.The longer I stayed at Baywood, each year my rent actually decreased slightly rather than increasing to fair market value. It was evident that Baywood valued their residents.Some residents still there today are original renters...sad to think in 30 years they could have owned a home, that's what makes me realize Baywood is exceptional!I lived on Baywood Drive for nearly 4 years.Had it not been for my acceptance to U Penn for law school I would still be there.I hope to return upon completion of my education (God knows I cannot afford to buy in Newport just yet!) |

| Recent Review: | | When I moved in the paint was new... but so new that the paint dust was everywhere.It ruined clothes and other items.I spent 3 days wiping down my entire apartment 3 times. The entire place has been in renovation for the past 1.5 years now, and still nothing works correctly.The new gates and security devices installed still don't work.The new security device at the parking structure doesn't work; the gate is open 24/7. The laundry facilities have eaten 100s of quarters. The Management staff is honestly the rudest bunch of people I have ever met, save maybe one person.They are young so maybe they don't know how a proper management staff should treat its tenants.They are incredibly unhelpful. |

| Recent Review: | | These appear to be cute little apartments near the beach, but once you move in you realize that its only a facade.There is a car wash next door that starts early in the morning and is very loud.The complex is small, and there is only one space per apt.If you have two cars, you have to park four blocks away in a not-so-nice area.The on-site manager is never avaible (home or phone).The neighbors are young and LOUD, top and bottom floors, especially at night.They have loud friends over at all hours.The apartments themselves are small - one tiny closet, and I've already had appliance problems, despite that they are new.In all, they look nice, but once you spend some time there you realize that a fresh coat of paint and some new appliances can't cover up the real problems. |

| Recent Review: | | I have never lived at a community that is so well managed and maintained. I have have nothing but good experiences with maintennace and the property manager. My move in went very smoothly and they even gave me a hardwood floor vacume, candles and a goody bag on my move in day. Not that the gifts a huge deal, but it shows that they care about the residents, they didnt just take my money and hand me my keys...they have been there for me with any questions I have had and truely care about my welfare and happiness.The townhouse is spectacular! Hardwood floors are a 10. It looks and feels like a house, which is hard to find in Newport Beach at an afforable price. If your looking to move in, put one on hold ahead of time, nothing ever stays open for long and all of my neighbors have been here for years. I got lucky when I was lookng and they had one finished the day i needed to move. |
