| Recent Review: |  | Watch Out!!! This apartment will take all your security deposit when you move out. They'll charge you for every little thing they can, ranging from air filter, shower head, screen door, kitchen hood filter, drip pans, etc. to $150 of cleaning and maintenance fees.I was charged over $50 on maintenance fee so the guy could come in and replace those items mentioned. Then, another $55 for carpet cleaning, and $100 for cleaning fee, in addition to carpet cleaning.The grand total was close to $300, the amount of my deposit. It came down to I sponsored the unit preparation costs for the next tenant.In terms of my lifestyle and apartment conditions, I don't own any pet and had never cooked in the unit (I eat at a relative's place.) In addition, I have no children and was the only tenant for the unit. The unit and its accessories (filter, etc.) didn't come brand new either. And because I wasn't nitch-picking and didn't note every fine detail of how terrible they looked, now they blamed me for those items. In the past, I had never paid more than $70 on the move out costs until this apartment ripped me off.And don't let the low rent fools you. Located in the ghetto of Sacramento, the apartment isn't safe for a female tenant or those with children. I found that the guy who lived upstair was a drug-dealer with a loaded shotgun hidden behind his front door when the police came by and took him away. There were occasional police raids with spot light from the police's helicopter. I heard a few gunshots while I stayed there. The family who lived near by always screamed at thier children with foul words. And the facility itself was hardly even cleaned. There were trash and dried leaves everywhere most of the time. The laundry room and equipments were dirty, animal hair, stains, dirt, you name it.I finally saved enough money to move out. Think twice before you trade your quality of life off with a few bucks of savings. If you can spare another $70/mo., check out the Park at Pointwest across from CalExpo. It's a much nicer place with neat and clean facility. Of course, the staff are more professional and easier to work with too. |

| Recent Review: |  | I lived here for 3 years.Management was OK, but not always friendly.Parking was a hassle for guests.Grounds were kept neatly.Spent a LOT of time cleaning up apartment when I left--looked better than when I moved in and only got a TINY part of my deposit back.Had recovered counter tops--prone to chipping and not very pretty.Lots of cupboard space, but not all was very easy to get to and you want to cover shelves and drawers with contact paper.Not having a dishwasher was a pain.If you have long furnature, beware of moving into an upstairs unit--difficult to get into apartment.If you lived on the west facing side, apartment gets blistering hot in the summer and I had to use very dark curtains over the blinds to keep as much sun out as possible on hot days. |

| Recent Review: |  | I am amazed at all the negative people out their. Fairlake is not the best place in the world, but the location is great, the pools are nice/clean, and the gym is fantastic(open 24/7). The maintenance is abit lacking, but thats due to a lacking supervisor! Security was there, but cars still got vandalized. |

| Recent Review: |  | By far the most beautiful apartment I've lived in, but many cars got broken into while security was on duty. I lived there six months and two cars were stolen. Bugs are a huge problem, black widows, ants, termites. Office clerk is a jerk and unhelpful. Office manager tried to keep my deposit and charge me for a 20 year old carpet that had never been replaced. |

| Recent Review: |  | The hottub is cold, the gym only has three pieces of quipment, the central heat and air does not work half the time and managers refuse to fix it, you car will be broken into several times and don't forget the smell of fresh urine in the morning.It is very unsafe and dirty.When my lease is up in March I am gone!!!! |

| Recent Review: |  | THE APARTMENTS A FULL OF ANTS, NATS, AND ROACHES.THE OUTSIDE APPEARANCE IS REALLY NICE BUT BECAUSE OF THE AFFORDABLE RENT PRICES DIRTY PEOPLE MOVE IN.MY UNIT WAS SPRAYED 4 TIMES AND BUGS ARE STILL THERE.OFFICE MANAGMENT ARE WONDERFUL AS WELL AS MAINTNANCE.THE ONLY PROBLEM IS THE AWFUL PEST CONTROL.AND DON'T BOTHER LIVING DOWN STAIRS THE STEPING ABOVE IS DREDFUL |

| Recent Review: |  | If you have a grand plus for a water view apt. its rather pleasant and quiet.Things that suck:(1) the yearly ant deluge, its like a horror B movie gone wrong.(2) The shake siding on the buildings has not seen a good power brush nor light of day since I moved in.Things that are pretty cool:(1) If you like to fish in the pond, you can sneak out before the sun rises and throw out a cast or two. (just kidding ...?)(2) Pretty Thick walls so even if your neighbor is having a party and you weren't invited it still doesn't bother you greatly. |

| Recent Review: |  | THINK TWICE BEFORE RENTING AN APARTMENT FROM THESE PEOPLE.THE APARTMENTS ARE NICE ENOUGH, AND THE PRICE IS RIGHT, BUT THE PRETTY LITTLE TALKING HEADS IN THE OFFICE ARE USELESS IF A MAINTENANCE ISSUE COMES UP.THEY RENTED US AN APARTMENT WITH NO ELECTRICITY IN THE BEDROOMS AND KITCHEN AREA AND DESPITE FIVE DAYS OF PLEADING WITH THEM TO GET IT FIXED WE ARE STILL LEFT IN THE DARK.THEY ARE UNCARING AND INCONSIDERATE - JUST A BUNCH OF SALESPEOPLE WITH A SMOOTH PITCH WHO DON'T STAND BEHIND WHAT THEY SELL. |

| Recent Review: |  | I lived here a while back- what the other person said about Virginia and the condition of the apartments is very true. Our apartment was mold ridden and rotten. The bedroom door was falling off--the door jam rotted out do to mold. Mold all over the bedrooom window-inside and out. Virginia will srew you if she can, so be careful (current residents)--we had no major problems with her untill we moved out--- though she threw up a lot of red flags about her mental state during our stray--I won't even go into the crap she tried to pull. Other tenants told me many stories about her causing them a lot of problems--I took it in stride until it happened to us- I think The managment company keeps her because she makes a lot of maney for them, especially when she tries to take all of your deposit when you move out. Thankfully, we took pictures of when we moved in and out--the place was cleanerwhen we left. With a threat of small claims we kept the deposit. |

| Recent Review: |  | The management seems to be out to get the tenants all the time. They must have an agreement with a local towing company as cars are always being towed even if no one calls to complain (the tow truck guys cruise the complex often late at night shining flashlights on cars to check their permits, their towing fees are excessive also, nearly $200) - you cannot even have a friend or family member park in the spot you pay for with your permission. Got 5 notices to enter within about three weeks - two of which they did not bother to even show to make a repair, the repair is still not finished & that was over 2 months ago. They charge excessive late fees that are probably not even legal. Their paperwork is confusing & they will claim they gave you something you never remember getting a copy of. If you initially get a deal on an apartment, watch out as they will nullify it any opportunity they get. At times they will padlock the pool with no notice as to why. The lock on one laundry door has not been fixed for many many months & tenants keys will not work on it anymore - if the door shuts it's just too bad for you. |
