Recent Review:This 40+ unit apartment complex is in San Francisco's Nob Hill neighborhood.I would not recommend renting a place here if you are looking for a place to call home.When I first moved to the city, I was under pressure to find a place to live.The landlords are absentee, as it's a realty company that owns it (along with several other buildings I'm sure).They are obviously not concerned about maintaining this building at all (as they rarely fix anything you ask them too - including serious water leaks/damage).From the external (and internal) peeling paint to the prevelant turnover rate in tenants (hmm...) - not to mention the amount of money they charge for what you receive - well, this is a case of slumlords gone wild.And worse - the on-site manager is absolutley useless (even though when you meet him for the first time, he'll seem attentative and engaged/ mellow SF artist - don't be fooled - he's so got the ideal set up - free rent, and he does nothing for it). This place is nothing more than a money making machine for its owners - and it's hard to make a home your own when the building's owners could care less about that state of the building.And it's the little things - someone had stuck a wad of gum to the wall of the elevator (in plain view) - and it wasn't removed until at least 6 mos. later when I finally took it down.Or how a cat (presumably the manager's - as it's chronically locked out of it's apartment where I hope it's litter box is - although I'm not counting on it) defecates on a fairly regular basis in the hallway.I have rented quite a few places in my time - and this is by far the worst group I've rented from.

Recent Review:It has been great for me unlike the writer of the previous review.I love the location.It is close to everything.The parking is secure.Hallways and elevator landings are decorated nicely.It is a pet friendly building.There are many good amenities here.I use gym and spa quite often, and enjoy free coffee in the lobby area every morning.Management has been very nice to me.Very cooperative and helpful.I really like this apartment.

Recent Review:This place, in the heart of the Castro, is a dream. I truly love the hidden garden in the backyard, the quiet of the street out front, and the exciting bustle of Castro street just a block over. Wonderful owner (who doesn't use some disinterested manager) comes by often just to make sure the place is tip top.

Recent Review:The owners of this building are the worst landlords I have ever had, and I have been a tenant here for more than 30 years.They do not appreciate having good tenants, so I would not recommend them to anyone who is honest, hardworking and responsible, because you will regret getting involved with them.It was almost impossible to get them to fix anything, and this is an old 1920's era building that needed constant maintenance.They raised the rent every year, yet the building was in worse condition every year, and if you wanted anything fixed, you had to pay for it yourself.Basically it was an overpriced dump with broken down appliances (which you will have to replace at your own expense), cut up floors, bad plumbing, bad wiring, leaky windows, no secure mail box, locks that didn't work, security gate that didn't close, etc.Not worth the money or the hassles, but the owners act like they are doing YOU a huge favor by renting it to you. Then they try to steal your deposit when you move out, even if you left the place in better condition than it was when you moved in. Run the other way is my advice!

Recent Review:Its not a slum.It is a nice space esp the two floor apartments.But I would think twice.This place is noisy.The walls are thin.You can hear your neighbors talking and the worst is whenever someone uses the shower or flushes the tiolet...sounds like a engine about to explode.And added bonus...there's a fire station a block a way.The building manager is not interested in making the building any better/safer.We have had break-ins in the garage and he took weeks to get and cameras up on doors replaced.He seems less interested in keeping the place safe than I do.

Recent Review:I really like living here.Special old places with unique charm and space. Plenty of parking if you want it. .Has a very "at-home " feel.Landlord is responsible for bringing trees to this area, so we do have birds and green.Older building is well done and requires you to be considerate of other tenants.

Recent Review:I moved in August 2004 - and didn't really notice the little things until afterwards...the studio has a very small kitchen with a small sized old model refrigerator (where the freezer is a small box inside the refrigerator which gets very icy and can't fit much); the stove is also just too small for very much cooking.The microwave the apartment came with was also very small and of a very old model so I removed it and use my own microwave.Everything about the apartment is kind of old and run-down, retro in a not good way.I've made dozens of improvements to the apartment myself (like nailing back the baseboard which had come away from the wall in many places and recaulking the sink and parts of the shower wall which was full of cracks and holes) and will probably move out as soon as my lease is up.A couple of issues I've had since moving in:(1) I realized that the carpets had not been steam cleaned when my allergies went out of control; after steaming the carpets myself, my allergies subsided (I believe the prior tenant must have had a cat and they didn't bother to steam the rugs even though I believe they are supposed to especially if there was a pet in the apartment ahead of me); (2) you cannot get a street parking permit if you live at that address; they withheld this information from me until after I signed a lease and went through the hassle of trying to apply for a permit, even though I must have mentioned over a dozen times to my leasing agent that I had a car and was going to brave parking on the street and getting a permit; so you are forced to rent a space from the building to the tune of an additional $180/month; (3) the building is NOT wired for high speed cable internet; I fought with Comcast for a month trying to get them to fix the issue when it turned out that the building is too cheap to upgrade the wiring inside the building, so no tenants are able to get cable modem; I'm pretty sure they told me when I moved in that the building was wired for cable TV and internet, so false advertising once again; I'm now trying to get my phone activated so I can get DSL but none of the jacks in my apartment work, so we'll we when I'll finally be able to get internet service (stay tuned).Overall, the location is great and so far the neighbors are quiet, etc. but I have to believe that there are much better apartments out there for the price provided you have the time and energy to search for them.I don't feel the management was very forthcoming with information and in some cases outright lied to me, causing me unnecessary frustration and lots of lost time (e.g., spending hours fighting with Comcast when the issue was with the apartment building, not Comcast).

Recent Review:I have only lived here a few months, but I like it. The building is nice and the courtyards are pretty large. Parking sux, but hey, I am living in the city. Anyhow, I will probably be here awhile.

Recent Review:The apartment are very small, the views are great if you can get a place up high and facing the right direction.The quality of the units is so-so, but there are virtually no amenities in this building.The office staff is the worst I've seen!
