Recent Review:I have leased 3 different apartments with 101 San Fernando and lived in the complex for 3 years, and i'm glad I finally moved out. If it weren't for convenience, I would've broken my lease years ago and moved into another apartment complex.First of all, the management is horrible. 101 has had 3 different managers and each one had difficulty managing the complex. They have gone through over a dozen leasing consultants, and the ones they have on hand lack professionalism.They are EXTREMELY disorganized. Each apartment I moved into, I had to request a copy of my lease and copies of any paperwork I signed. ALWAYS GET COPIES OF EVERY PIECE OF PAPERWORK WHEN DEALING WITH 101!! You'll regret it later if you don't.There is ABSOLUTELY NO customer service at this complex. During the time I lived at 101, I have had leasing consultants calling me to tell me I didn't pay a payment when I DID! When they finally dug up the receipt for the payment, I never received a call back apologizing for their mistake. In fact, it is rare to ever hear an apology from ANY staff member.The entire team is EXTREMELY UNPROFESSIONAL! They feel they're doing YOU a favor when YOU'RE the one paying the rent. They claim they're luxury apartments when there is absolutely NOTHING luxurious about the complex.Along with an unskilled team of staff members, the apartment is built poorly. There are constant floods in the lower garage, fridges make loud noises, and you can constantly hear your neighbors walking.Save your time, energy, and money and move into another complex. If you have the money to spend $1300 plus for an apartment, might as well live in the apartments across the street (on third), or into a complex nearby with more professional manager who are willing to go above and beyond for customer satisfaction.If you have any questions regarding my post or inquiries about the complex, PLEASE feel free to contact me: sanfernandoapt@yahoo.com.

Recent Review:I moved here as a temporary place to live while looking for something more permanent to buy. What a great surprise! The building has won architectural awards and is truly unique, functional, and comfortable. But even more important the people I have met that work here are great. And the other tenants are wonderful, interesting people. It is truly NOT your average apartment building.

Recent Review:If you want to get saddled with renovating an apartment for Avalon River Oaksthen this is the place for you. Recently I was almost a victim of fraud by Avalon, they tried to have me pay for new carpet and vinyl flooring that was 13 years old. Well, with research I found out that Avalon aquired River Oaks 3 years ago and they have no records what so ever from the previous owners. Renters beware of Vee Walker the Manager and scam artist, she'll make you pay for damages that were there before you moved in. I was told that since I did not report certain items within the first 30 days I was responsible for everything this was said by Ms.Walker and the new headof Maintainence. Beware renters of Avalon and their policys.

Recent Review:I moved into a 2 bedroom one year ago. I just got a renewal letter for $291 more per month! Despite San Jose having rent control, they said it was because my "move in rate" was a discount and that I really should be paying $291 more. The complex looks nice, but after moving in, I had to get rid of mice and roaches. I had to seal every single hole myself, caught 3 mice in traps, and had to put other stuff out to deter roaches.I did get rid of these problems. I had plumbing problems just after moving in. the maintenance person that was sent out was incompetent and flooded my whole kitchen with black gooey gross stuff from the main pipe.Again, I had plumbing problems.they had to send out experts from a plumbing company.the maintenance crew, in general, is not properly trained. The leasing people are nice, but the maintenance is just not good for the calibre of this complex. I love my apartment, but I have new neighbors who throw things off the balcony, make a lot of noise and other neighbors with a noisy puppy.No place is perfect, but this complex is supposed to be really really nice. We pay a lot of rent in my opinion, and it should be better.

Recent Review:Just FYI, these apartments have friable asbestos on the entire ceiling of every unit.They will probably not mention this untill you have already put down your deposit and have signed all the paperwork as they did with us and two other tenants I spoke with.Do reaserch on asbestos before you consider moving in here.Also, the neighborhood is not that safe.Keep an eye on your kids if you have them and keep your doors and cars locked.

Recent Review:I have been living here about a year and still love it. The managers are really nice and responsive. They are real people not just managers. It is a gated community, has a nice swimming pool and fitness center. I've locked myself out twice and never been charged. Management is very strict when it comes to noise and children playing outside. No bikes or scooters allowed which I really apreciate. I would recommend this place and you can get a good deal.The rent is low for the apartments and the grounds are very nice.Cons: There's no guest parkingNO place to park commercial trucks and moving trucks

Recent Review:If at all possible DO NOT let Irene help you.She is very unorganized and incompetent and just plain stupid.The tenants she was helping before me couldn't believe how incompetent and unorganized she was.She did not answer their questions and got defensive when they pressed for an answer.Obviously she was in over her head.Fed Ex left a delivery with her and she said they did not deliver it.The front office found it the following day.No apologies, nothing.The water pipes contract and expand constantly in the evenings making a lot of annoying noises.There is little insulation in the floors and walls to stop sound intrusion from your neighbors.If you are on the second floor, the entire room bounces when someone is using the stairway.At first I thought it was a mild earthquake.It takes a while to get used to it.The floor squeaks constantly as you walk from room to room. The kitchen floor was also running downhill on one side.There are better places for your money.

Recent Review:Tons of loud kids.Cars been broken into twice while in my spot.Repairs are cheap and shotty.Water gets turned off at least once a month.If you are lucky you might get a days warning, but not usually.Sidewalks are uneven and dangerous.Parking is horrible.Windows have been painted so much to hide the mold they don't lock any more.But don't worry the complex offers you a stick to lock it.Don't be fooled.THis is the worst palce I've ever rented.

Recent Review:Noisy neighbors!Upstairs, downstairs!!!Mangement does nothing about it!! There is a fat humpty dumpty look alike security guard that does nothing but pick his ass all the time!!!Staff is so unprofessional and rude! Ask them to do their work and they give your a rushed, rude attitude!Fuck them! They can all go to hell!Don't ever move here!!You'll regret it! Parking is a bitch too!RUN AWAY!NJ

Recent Review:I lived here for 3 years. I would have perhaps not written this review had they not ripped me off on the deposit. The property manager just went on to replace blinds on all the windows in the apartment and billed me for it $261.This should have not been the case especially since:i) The blinds were defintely > 10 years oldii) My move in check list has malfunctioning blinds on the listiii)My request to change the blinds in 2004 (Jan) were met by a apartment personnel visit and spend five mintues to unstuck the blinds.Please recommend if there is a way to pursue this rip of case with the city or state consumer office.hmunger excitecom.Other considerations:* Water pipes are rusted* kitchen furnishings are from the 70s - so if you like retro-OK* there is significant number of car thefts / break ins:Statistics:4-5 per year for the last two yearsincluding glass of apartment manager itself was broken intoin Q1 of 2005* The property exchanged hands recently for a large sum $$.Financially does not make sense to run this rental operation.Perhaps that is a reason for unethical practice to use thedeposit for rennovations.* Sometimes noise from 280 can be bothersomeStay away if you can.
