| Recent Review: |  | This review specific to the Anacapa (but is applicable to other apartments in the collection as they all suffer from the same issues).1. Poor Construction:While the apartments look nice at first blush, you will soon discover that they are very poorly constructed.There is very little insulation in the units and as a result, you will hear every footstep that your upstairs neighbor takes.If you live in units next to the trash chute you will hear trash being thrown away at all hours.If you live next to the elevator, you will hear it running at all hours.If your unit faces the courtyards, you will hear the conversations of all other tenants facing the courtyard that have a window open (even if they speak at normal levels).In fact, you will probably hear the conversations of people in neighboring buildings if they speak in louder voices.If your unit faces the alleyways, you will have the same problem as those facing the courtyard (you will also get the added bonus of listening to the garbage trucks rumble by every morning).If you face the street, you will hear the buses rumbling by every morning (the Anacapa is right down the street from the bus depot).2. No Cell Phone Reception in Units:It doesnt matter what service provide you use, you will have no cell phone reception if you are in your apartment.Thus, you will be forced to get a land-line or have all your phone conversations on your balcony (whereby you will disturb all your neighbors...see point 1).3. Poor Management:There are no on-site managers in any of the buildings (which actually may be in violation of a law, since there are more than 16 units in each building).This means that no one at the management company actually lives with living conditions that the tenants do.So, while you might get a sympathetic ear when you make your complaint, the person listening will not really understand what you are talking about.There is asecurity patrolthat will respond to noise complaints after business hours, but this is generally ineffective, as the noise will start up again the moment they leave.4. High Tenant Turnover:Almost every tenant seems to move out the moment their 1 year lease ends, if not sooner.I was one of the first to move into what was then a new building and every single unit on my floor has changed tenants at least once during the year I lived there.5. Rent Deposit Issues:Even though they are not technically allowed to, the management company will deductcleaning and touch-upfees for normal wear in the units.It doesn't matter whether you have your unit professionally cleaned before you move out.Thus, you are guaranteed to not get your full security deposit back.Perhaps the company just does it because they know that most people would rather not deal with the hassle of filing the complaints.Prior tenants have had issues with getting back any of their deposit without tremendous hassle.As you can see, I have nothing positive to say about the apartment.Only you can decide whether you want to live in this type of building, but if you look at a unit, I highly recommend doing the following:1.check for cell phone reception in the unit; 2. have a normal level conversation with the leasing agent out on the balcony; 3. take a few heavy steps in the unit and the hallway...and then decide if you want to deal with these issues on a daily basis. |

| Recent Review: |  | The Plaza at the Arboretum is great in terms of location (convenient to S.M. and freeway).Floor plans are more spacious than others I've seen and include washer/dryer.However, there is always trash in the halls and stairwells that no one seems to "notice" and some of the residents don't seem to care about what their residence looks like - graffitti goes up on the walls and in elevators faster than it can be cleaned up.Security gates are broken and take a long time to fix, but they have time and money for more superficial things.Overall, average - could be better if the focus on maintenance and security picks up and the superficial things are put on hold. |
