| Recent Review: |  | I moved in to this complex two months ago. The day of moving, the apartment manager had my Uhaul trailer towed. It was parked in a quiet spot of the parking lot where no "NO Parking" signs were posted. So, with the large expense of moving, go ahead and add $150 and a late fee from Uhaul. No, I was never reimbursed.These apartments are in the economy class. I can hear my neighbor snoring at night. The carpet already has a race track worn into it and the toilet seat keeps falling off. The noise from the road outside is so loud, I've nicknamed it the "Timberline 500". The dishwasher is new but is only good for making noise because it doesn't clean anything. There are never enough parking spots; and, if you attempt to park anywhere but perfectly aligned in one of the few designated spots, you will be taking the bus down to the tow shop to get your car out of impound.Now, I would be willing to let many of these complaints slide normally; but, the high price and unprofessional management of this place really ticks me off. So, with the many different choices of apartments in Ft. Collins, be smart and stick with a company who will treat you like a paying customer should be treated. |

| Recent Review: |  | Overall this apartment com0plex has gone donwhill significanlt inthe past year since new managemnt has taken over. Rent has increased when rent is going down dramitically in the rest of the area and the staff is very inflexiable overall. |

| Recent Review: |  | This was the first place I ever lived in after moving out of the CSU dorms.Lived at New Colony 1997-1998.The rent was low and the location is good.Very close to a Transfort bus stop, and within reasonable walking distance to campus.Close to a bar & small shopping area, but still reasonably quiet.No wild, loud party tenants.Nice surroundings - Rolland Moore Park and Spring Creek Trail at your doorstep.Friendly, safe feeling to the complex.The clubhouse area is great!On site laundry room. Very nice exercise room for an apartment complex. Nice hottub too.The downsides: maintence staff was only average quality and insulation/construction was poor. I moved in just after the big flood of '97, and the indoor re-painting job they did was poor and the re-carpeting was questionable. The maintence staff did a good job replacing the linoleum floor in our kitchen when asked and responded fast to that, but then later they were disappointing when it came to a gutter problem. The gutter was broken so that every time it would rain, the gutter?s contents were aimed at our door. Large amounts of water would literally come pouring thru the door into our apartment, flooding the carpet!Our front door essentially became a giant waterfall!The maintenance staff was very slow and unhelpful with fixing that.The overall construction of the apartments was a little disappointing too.The walls provided almost no insulation, so there were problems with it being too chilly in the winter and too hot in the summer.Plus the walls were a poor noise barrier.Sitting in our living room with all the windows closed, you could still easily listen to conversations people were having as they walked past on the sidewalk outside.But the inside walls between apartments were a better noise barrier.The apartments have a lot of problems with things falling apart, I've heard plenty of stories.One problem we had was when a leak from somewhere in our bathroom wall ended up soaking thru the wall into the bedroom closet and ruining many of my possessions and staining the carpet.The office staff originally demanded we pay for that stain from our deposit even though it was not our fault, but later they backed off and were reasonable about it.Basically, you get what you pay for. It?s a safe, quiet, friendly place, but has cheap interiors. It?s a great value for students or low budget families, but don?t expect too much when it comes to the quality of living quarters. I remember the staff seemed a little worried/hesitant about college students, but still treated us fairly and friendly. |

| Recent Review: |  | Other reviewers have complained about the noise, but my unit (at least) is as quiet as a tomb - I almost never hear any noise from the other apartments.Parking is usually available, but sometimes I have to park 1 unit over - no real problem.Snow is removed immediately, so no problem there.The whole place is lit up like the Berlin wall, too. I've never seen any police called here.The apartment is warm and comfortable, and I would recommend it to anyone looking for a place. I looked at about 30 places in Fort Collins before settling on Pinecone and I am quite satisfied with it. |

| Recent Review: |  | Ram's Crossing Apartments are among the dirtiest that I have seen.For instance, someone wrote "Dont Live Here" on one of the windows in the dust over a year ago, and it is still there.The hall carpets (at least in my building) havent been vaccuumed once in the past 5 months, meaning that all the dirt and mud that has been trackd in because of the snow is all still there.A big factor in that could be that it takes the maintenance crew a couple days to plow the sidewalks when it snows, and the parking lots are never plowed.In the summer, the pool is rarely cleaned, which leads to it having a strange smell.The wonderful ambience is enhanced by the dog hair in the water, and the slick, mold like substance on the cement surrounding the pool.The plumbing as mentioned by another reviewer is mediocre at best, I have had to run draino through the pipes at least once a month.It is also one of the few places in Fort Collins that I dont feel safe in, unless I lock the door.The one thing they did right was when they fired the old apartment manager, although the new manager isnt much better, as she decreased the number of hours that the office is open.For some reason the office is only open monday-friday from 8:00-5:00, which means that after a long day on campus I can't pick up a package if one was delivered.I also wouldnt reccomend this place if you are looking for someplace that is quiet, every weekend there is a party going on somewhere in the complex, which really impares my ability to sleep through the night, not to mention the stoners next door who make the hall stink every day.All in all, I do not reccomend this place to anyone, the apartments arent clean in the slightest, the staff is a little on the creepy side, except for one guy on the maintenance crew who was actually helpful, although he is the only one.Stay far away..I should have taken the "Do Not Live Here" that was written on the window to heart before i signed my lease.. now it is too late, fortunately I only have another 2 months left. |

| Recent Review: |  | The apartment complex is new and it is rather nice, but I feel that we could have found something that was still nice but not quite so expensive.The appliences were all new and it was nice having a washer and dryer right in our apartment.Any problems we had (except for the internet) were fixed in a timely manner.The internet went down quite often and sometimes took awhile (months in one case) to fix, which caused a lot of headaches for us.Furthermore, the heating is very inefficient since the vents are right below the 9-foot ceilings and it takes awhile for the heat to get down to the floor. |
