Recent Review:This building is okay, but definately not a place where I would want to live. After reading other reviews, this apartment looks like a dump.
2. 1441 Harvard

Recent Review:The apartment was ok if... you don't mind walking up 4 flights of stairs, don't mind not having AC or even a window unit supplied, having access to your heat controlled at someone else's whim (someone else that doesn't even live in the building), low water pressure on the high floors, having a hard time to park because the street is zoned for rush hour and you have to battle for a parking space on the left side of the street. Also there is not enough closet space and the kitchen has no room to move around. However it is a block and half away from the Columbia Heights metro, the management staff is somewhat friendly and looks after you.

Recent Review:Although hot water is included in the lease, I have not taken a hot shower in weeks. There is no parking to speak of, the front door has not had a working lock on it since we moved in and it has been smashed in for a week and a half, one weekend I went away and came back to changed locks (for no reason), the pilot light on my stove has been broken since I moved in, the call box doesn't work for our number, and we do not have the screens that were promised to us the first month we moved in.There are homeless people that occasionally sleep in the fire stairs and the stairwells almost always smell of urine.
4. Ainger Place Development

Recent Review:I would never, ever recommend anyone to move here; not unless they were desperate. This place is right in the heart of drugs, violence and theft, and a mass of unlawful children. The only reason i feel safe sometimes, is because there are 3 churches surrounding the apartment building. The only plus about this place, is that there is an abundance of living space in each apartment and the rent is very low. This place gets a 10% from me.
5. Altamont Condominiums
1901 Wyoming Ave
Washington  DC, 20020
11.0
Recent Review:This is the worst place I've ever been a tenant in. The condo association and the actual owner of the condo were both horrible. The heat never worked in the bed rooms and there is no AC in the warm months. The grounds were tended to ever now and then and the buliding security is horrid. The laundy room machines work sometimes and the mailbox doors eventually fall off. I mean how much more could a person take.
6. Aspen Court Apartments
6666 Georgia Avenue Northwest
Washington  DC, 20012
22.5
Recent Review:This apartment is way too small for it amount to be 910$ for a two bedroom the rent should be 600 to maybe 725 a month because you still have to pay light and gas. For those who have been living here as long as I have should not have to pay that much money because everything is the same and nothing is different, oh except for the disrespectful new management that we have accquired.
7. Avalon Bay
4100 Massachusetts Avenue
Washington  DC, 20016

Recent Review:Building is 3/4 obnoxious American University Students. While apartments and building itself is absolutely gorgeous, tenants are CRAP.It's a pity -- because the management team here is stellar and really care about tenants and the building. However, the need to stop renting to AU students, or at least make it very, very hard for them to get it.Some apartments have five-six students PER UNIT.Students ruin it.Constantly running from party to party in elevators, halls -- drunk and rowdy, loud, create chaos, set of fire alarms at all hours of night and morning -- create a TOTAL dorm atmosphere. It's a nightmare.Rent here only if you love dorm life and don't mind having alcohol spilled on you in the elevator at 1am by five stupid students in an elevator. The professsional people and families in the building are very fed up, and many are moving out -- including me.

9. Barac Company

Recent Review:I live in a condo building located next to a Barac Co. apartment in NW DC.The apartment building is the most poorly managed, disguesting property I've ever seen.I've visited third-world countries, including places in Africa and India. The conditions of Barac properties rank right up there with some of the areas the untouchables lie in India. The building next door to us is a filthy, poorly maintained, rat infested poor excuse for a place to live. It's filled with drug dealers who operate right out of their apartments.Despite numerous complaints from area residents, Barac has done NOTHING to remediate this situation and we're trying to take them to court. The property is a public health hazard.Residents there tell me they sometimes see rats as big as house cats running through their halls. In addition, the Baraccompany doesn't even maintain regular trash pick-up.Instead, they just let the trash pile up around our alley and sidewalk, creating yet another harbour for rats, mice, and roaches.I don't know how this company has been allowed to continue to operate.I lived in Aspen Hill for several years in a Grady Management property. They were, overall, pretty good. All their properties were in decent condition, well-maintained and clean. They were far from perfect, but for what I paid, I was happy enough and never felt unsafe.
10. Belvedere
1301 Massachusetts Ave, Nw
Washington  DC, 20005

Recent Review:Have to leave and will miss the place.Built in the 1930s and originally a gentlemans' hotel.Wiring could be better (microwave makes lights dim) but management and maintenance are responsive and friendly. Also, great prices for downtown DC, nice neighborhood.
