Gainesville  FL, 32601

Recent Review:i've only lived here for a year but so far arbor park is the devils playground. The neighbors in our building are quite most of the time but constantly smoke making the apt. smell like wet dog and ass. Recently my roommate was mugged and he didnt appreciate the fact that the cops suggested he most likely lives within our neighborhood and picked him as a target. DId you know that inmates have a variety of tattoos put on once theyre released. I do because a creppy ex-con that lives at the front of the building never puts on a shirt!!!. I sugest looking elsewhere

Recent Review:I love my Apartment!!!!I have no-one above or below me because they are all single level. The amenities are too many to mention..it's like club-med.I love the gate attendant- and the fact he's here so often.I've never had any problems with my apartment that the maintenance guy couldnt take care of right away- and he's so professional on top of it!Love the Management- I moved in about 7 months ago, and they've always gone out of their way to improve the place, and to be nice. You can tell they all love their jobs. That's a nice change from other places I've lived!

Recent Review:This place isn't too bad. The only thing the probably bothered me is that the air conditioning here SUCKS!!!! Especially for the room that had the private bathroom. I had to keep 2 fans on just to keep the room livable. I requested to get it fixed and they couldn't do anything about it but the people came quick.Other than that, the apartment is definately worth the money. I only pay $274 a month plus utilities...no more than $360 a month TOTAL (Cable, internet, elect, water, rent). They also allowed pets which was a plus and the pet fee was reasonable ($200 one time fee).

Recent Review:The appartment itself is very nice; the management and maintanence are apauling.Good luck if your air conditioner breaks in the summer as mine has several times.Good luck trying to get anyone to answer the phone during the day- calls are usually routed to an answering service because the office is understaffed. At night the answering service fails to pick up, even for emergency mainentance like toilet overflow, etc. When maintenance does come to address service requests, the work is shoddy and unsatisfactory.Last summer I had a problem with bugs getting into my appartment from the sliding glass door. They advised there was nothing they could do to keep the bugs out, other than to board up my sliding glass door.I've had a roach crawl over my face in the middle of the night- twice!

Recent Review:My roommate and I were attracted by the low price and the decent show apartment. When we moved in, however, we were surprised to find a kitchen full of peeling linoleum that is a definite tripping hazard (from experience), torn carpets with a distinct urine odor, vertical blinds with dog-chew marks on every slat, dog-chewed window sills, and dingy walls that hadn't been painted recently. Not to mention that half of my bedroom walls are PLYWOOD.My closet is also plywood, and not painted. And those were just surprises for the first day (NONE of which, incidentally, have been resolved). My building is apparently in a low-lying area of the complex and we have been flooded by heavy rains no less than FIVE times, through the both the sliding glass door and the foundation. At no time during these floods, which could keep us out of our apartment for days at a time, were we offered an apartment switch, reimbursement for damages, or even any accommodations. If you have a pet that must go outside, BEWARE!The $300 nonrefundable pet fee covers absolutely ZERO pest control on the grounds. There is no designated pet-walking area so all the open areas are completely infested with fleas.I got a puppy a few months after I moved in and he picked up fleas from going outside.Even though he was on Frontline and multiple other flea-repelling products, my dog was completely miserable the entire time he stayed here so I had to send him home.Obviously, the fleas got into my apartment as well and have thrived despite my repeated pest-control requests and four sets of Raid Flea Foggers. If you want Boardwalk/Paradigm to treat your apartment specifically for fleas, you have to pay an extra $25.That's right, the $300 fee covers ONLY normal pet wear-and-tear on your apartment, not any kind of pest control or even any pet damages. When I complained to the office, I was told the following: "It is your responsibility to keep your apartment clean."Right.My dog has been gone for over a month and the fleas are worse than ever.Boardwalk calls itself a "pet-friendly community.Don't believe it.Besides these major complaints, there are certainly others. When we signed our lease, we were told that by the time we moved in (July 2004) or at least by the start of fall semester, there would be a "brand-new, state-of-the-art fitness facility" built on the property.Didn't happen--but we weren't given a rent deduction either. As of June 2005, still no fitness center. The parking spaces are horribly sized--almost all of them are tiny and difficult to get into or out of.The pool is poorly maintained.Definitely check your cell signal before signing a lease...if you don't have a land line you might find yourself having to go outside every time you need to make a call (not the management's fault, but something to consider). The walls and ceilings transmit every single sound from your neighbors. Our countertops are warped, the management is hardly what I would call helpful or even moral (I'm referring to Paradigm), and the parking lot lighting is comically poor.I apologize for the length of this review, but I think it's fair to say that this has been the worst renting experience I ever hope to have.I hope you consider your decision carefully...possibly take a copy of the lease to a lawyer before you sign any lease.Good luck with finding a less horrendous complex than Boardwalk.

Recent Review:I lived in a unit in this complex for 3 years. Maintenance was always very timely. Management was very helpful and available. The units are incredibly spacious and rent is super affordable. Just to give you a better idea of how valuable this place is, the units that were for sale 3 years ago sold at about 55-60k each. Now, those same units are on sale for about 80k. The location is perfect for bus or bike to school and restaurants and Walmart. Its a relatively quiet complex too. I highly highly highly recommend it.

Recent Review:The apartments are nice enough (although rather expensive) but the office and maintenance people are horrible and make life miserable.Every time I speak to someone in the office it is a different person who doesn't know what the crap they're talking about because they're new. The staff turnover rate is ridiculous. Simple questions require calling 3 or 4 times and talking to 3 or 4 people just to get an answer.I've never had a maintenance request fulfilled in less than 24 hours. We literally had our AC unit leaking/flooding our laundry room for *3 days* before they came to fix it.My toilet has broken 5 times since I've lived here. It's not worth it! Find somewhere else to live.
8. Camelot Apartments
3425 Sw 2nd Ave
Gainesville  FL, 32607

Recent Review:Camelot,The people that work there are the best! The units are not the newest (to say the least) but they are big and come at a good price. No doubt that the location and the people are what makes this place.

Recent Review:I lived here for two years. The first year, 2003-4 was great. It was run really well, except security. This year SUCKED....it realy really SUCKED!!Don't come here.A girl got raped here.My g-friends car got busted up here. The maids haven't been in3 months. There are roaches EVERYWHERE!!There are mystery bugs flying around.I wrote them about me and my roomates getting bug bites, and they never got back w/ me.The tried to charge me 75 dollars for something one time...so, I went to the office, and, after two hrs. of wating, they figured out they owed me 75 dollars. They charge for electricty overages, but the air filter hasn't been changed since the maids last came. They don't have security any more, but the first couple of months they did; one of the officers said I was drinking alcohol when I in fact had a up of diet Dr. Pepper, so I handed to him to let him smell it and he threw it on the ground. When the air conditioning is up, the living room stays cool, and the back bedrooms are like furnaces. When a maintenence request is turned in, no matter how you claim the urgency, you're lucky to see one of the presumptuous maintence guys let themself into your door, after one knock and a 1/2 second wait, for days. The satellite TV goes out if it gets slightly cloudy outside. My internet connection went out b/c of a thunderstorm, and it took three weeks to get fixed. My roomates did the same, and, even though he had finals, it took days for his internet to be repaired...and his grades suffered. When it rains, there is seriously a 6" puddle blocking the entrance to the hallway where the doors to the apts are; you can't get in or out w/o drenching your feet...no exaggeration.I've had 10 ppl get towed from here.More than a few times, to have ppl over, I've had to have them park and leave their car at Wal-Mart down the road and wait for me to come get them. The staff is rude and inept. The buildings are in disrepair and no one cares. It's unsafe and insecure. The only positive thing is that there is a pool (one that is usually filthy, filled with beer cans and covered in a layer of slime) where they have parties once a semester; there are tons of hot girls at these parties.:)

10. Campus Lodge
2800 Southwest Williston Road
Gainesville  FL, 32608

Recent Review:I love living at Campus Lodge. Compared to any other apartment complex I've visited in Gainesville, Campus Lodge is definitely better. The overall appearance didn't appeal to me at first (not into the whole Lodge thing), but I soon found out that places that offered "better" or similar prices and quality (The Exchange) were nowhere near Campus Lodge's level. As in any place that rents to students you have to be smart about the "small print" in your lease. They will try to get you for anything overlooked, so my best advice not only with Campus Lodge, but anywhere similar is to watch out for yourself. Management is really good with getting things done. I really feel that I get my money's worth here. The apartments are spacious and clean and the furniture is usually in pretty good condition for college living.I f you have any problems with anything at all, management and maintenance are good with fixing or replacing it. When I moved in my tv and door were full of dents because of the previous ppl that lived in my apartment; Campus Lodge replaced both within a week of me moving in. The pool is great. The entire complex is well-maintained. Although there are parties here as anywhere else, it's very difficult to really get disturbed by music or noise. I must say it's a lot better here than any other complex. The office also does a great job at matching ppl.Don't go anywhere else. You won't be sorry for living here.
