| Recent Review: |  | First of all, the front desk hired a new tall feeble looking guy with the manners of an uneducated, spiteful hilbilly.Unfortunately , with time the manners and incompetence of the front line staff, coupled with the incompetence of the oh so lazy maintenance staff and the dearth of upkeep they are willing to put into the premises combine harmoniously to makethis place an UNRECOMMENDED place to live. |

| Recent Review: |  | I've lived in Oakbrook Walk for 4 yrs and love it (my older sis also lived here for 4 yrs too).I have been able to walk/bike to campus every day and ALL utilities are included in the rent.There are 2 pools and a security gaurd...and a bbq w/tons of food and prizes every semester.It does not have all of the extra amenities like tanning and weight rooms and your car will be towed if a visitor parks in the wrong place (but that needs to happen because during the footbal season TONS of people try to park here when they don't live here and walk to the stadium) but it is soo conveinently located...the staff is also very nice and friendly. |

| Recent Review: |  | Oxford Manor is a great complex if you're a freshman or love to party.However, being a graduate student, I'd prefer to not live here another year.The walls are paper thin and I can constantly hear my neighhbors on BOTH sides (not a good thing if you have to be up for work at 6am.)There are parties 7 nights a week. Another huge problem is the bugs.Being that the complex is built right in the middle of the woods, the entire place is INFESTED with bugs.Roaches and ants were all over my apartment, in my room/bathroom, and in my car! When I complained to maintenance, they told me to buy a can of Raid and spray my car every morning and night (not the best smell in a confined area.) When I complained again, they showed me a pile of maintenance requests that was about 3 inches thick--they said all were concerning the bug problem so I wasn't alone.What a comfort! The bugs go away for the winter (for what it's worth.) Management is wonderful, maintenance responds within hours, the gym is pretty big, the pools are really nice (they have frequent pool parties), and location is great.I guess you have to weigh out the good and the bad. |

| Recent Review: |  | I really like the location and the apartment is spacious. The only complaints are my neighbors who like to blast music at all hours of the night. If you like dogs (especially dogs barking) this is the place for you. Other than noise, I think the place is pretty good. |

| Recent Review: |  | Pebble Creek is overall a good and decent place to live considering its friendly staff and nice interior.The outside landscaping and cleaniness, however, could use more attention.Also for its price and the amenities you get, you're really just paying for the location.There are more spacious and equipped apartments but none as close to Shands as this place. |

| Recent Review: |  | Pinewood Terrace is just okay. The apartments are decent. I enjoy the large master bedroom with the walk in closet. However, the second bedroom is very small and cramped. We could only fit a full sized bed and maybe a small dresser. Anything else and you don't have any room to walk. The outside of the apartments are nice and kept up with mowing, weeding and making sure the pool is always clean, but the landscape people don't cut the trees back. When I complained to management they told me the landscapers don't include that in their services and I needed to talk to maintenance. So, I called maintenance and left 5 messages over the course of two weeks with no response. I ended up cutting the trees around my apartment myself. The management is horrible and the maintenance is good only when it comes to inside problems. Another complaint of mine is that you can here your neighbors through the walls. Since the bedrooms are back to back, I could always here my neighbor snoring. I was glad to leave. Pricewise compared to other apartment complexes, it is fair for what you get. It's cheaper than most but you still have to take the good with the bad. |

| Recent Review: |  | I live in a second floor one bedroom and haven't had too many problems with it.I have only ever seen two cockroaches in the aparment, and those were when I first moved in.They looked like they were struggling so I assume the pesticide was working.There was a problem with the hallway door, but after persistent message leaving, they replaced it.The hot water in the laundry room sometimes isn't on (I have been told that is due to a pilot light going out), but I report it every time and they seem to respond.The quality of washers and dryers isn't anything to brag about, but with the kind of abuse they recieve, I wouldn't want to put anything much better in the laundry room myself.They responded well when I had clogged drains and even cleaned up their mess when done.The AC was on the fritz (it's an older unit), and they fixed it the same day I called.Everything else works fine, and the pool is enjoyable.These are older apartments, around 30 years, I believe.They are in better shape than a lot of aparments I have lived in, but they are showing their age.As is typical with housing populated largely by students, the apartments are not as well cared for by the tenants as they should be, and aren't in as good of shape as they could be.I have also been informed that certain buildings have better quality apartments than others, so try to look at the actual apartment you will be living in to see what kind of condition it's in.That's what I did and I really can't complain any more than I ever have living in any apartments anywhere.In fact, for the cost of living in Gainesville and location, these apartments are fairly nice and very roomy.To address rankings:Well, I felt perfectly safe until someone's car was stolen out of the parking lot last week, right next to my apartment.Gainesville (FL in general) has a high crime rate.ALWAYS lock your doors, NEVER open the door for a stranger, and NEVER leave any valuables in your car.I have an end unit next to the parking lot, so I usually have plenty of parking unless someone is having a large partyThe grounds are somewhat landscaped, bit it's no botanical garden.There is some trash around, but not much.All my interactions with the office staff were with one assistant manager or leasing agent (whatever he was) who was very nice and tried to be as helpful as possible.When I press management to fix things, they are fixed (so far).The condition of the apartment was average.Cleaner than some, but not immaculate.It is full of older fixtures and needs a coat of paint.The complex is mostly quiet, but occasionally, certain people have rather large parties that get pretty loud.My complaints about the noise have been heeded and management was quick to respond.Not much of a problem anymore.I do live right over the parking lot, which can get a bit noisy, but like I said, not much different from any other aparment complex.Overall, for the cost of living in Gainesville, and the close proximity to campus, it's not a bad deal.Just make sure you have two alarms and an ignition kill on your car in this state! |

| Recent Review: |  | I don't know how to feel about living here yet. Its a semi-friendly 'family' community. Not too many college students. The staff is friendly, but it's hard to get anything fixed. After moving in 4 mo ago they still haven't fixed what was previously broke BEFORE moving in. The place is obviously pet friendly, which is nice for the right person. In my opinion there are too many loose animals running around! I think the landscaping is nice, but you can't really walk anywhere in the grass because of the pet owners not cleaning up after their animals. If the apartment complex would take better care of the grounds, pet control and fulfilling their obligation of maintaining any broken appliances etc. I would enjoy living here a lot more. |
