| Recent Review: |  | I have lived in The Landings for 2 years and I am renewing for my third. I love it here-maintenance and mangement very helpful, very friendly.The aprtments are very spacious, each bedroom has its own bath so no sharing! The complex is small, cozy, and friendly. Parties occasionally but always on a weekend. Never late for class-Bus stop is first on the route. Huge advantage! In addition-no tow away parking, yet I ALWAYS have a spot and so do my friends! I highly recommend it! one and only negative is no pets allowed, that is unless it is in a cage. But on the bright side-apartment will never smell like animal and I never have to watch for dog poop! |

| Recent Review: |  | Towne Parc is a nice place to live. I have enjoyed living here for 3 years. Good maintenance and office staff. They have done lots of stuff to the place, making it look much nicer. Rent is still cheap but is getting higher-that is the only bad thing. |

| Recent Review: |  | I lived a Treehouse Village from August 2002 through July 2004.The only downfall was the walls and floor are a little thin.Management was VERY friendly and seemed to care about the residents.They do NOT put up with parties though and a little too tough on garbage being outside the front door but I guess that is a bad thing anyhow.Live on the top floor though because the ground is a little sqeeky.They fixed mine when I complained but most people just put up with it.Over all a great value for the rent amount. |

| Recent Review: |  | The apartments were cheaply built circa 1970's in a flood zone right by Tumblin Creek which is more like a polluted drainage ditch with garbage in it. It's fun seeing all the hookers walk up and down 6th Street. Don't lock up your bike to the bike racks outside because if you come back in a couple of hours your bike will be gone.The parking lot floods easily. The construction is shoddy. I can hear conversations of all my neighbors and clearly hear their stereos and TVs. You can actually have a conversation with your neighbor through the walls.The aparments are at Depot Rd and 6th Street where all the drug dealers and hookers hang out. If you have a bike or anything valuable on your porch or in your car, it won't be there for long. And like every other apartment in Gainesville, you pay way too much for what you get. All apartments in Gainesville are overpriced and will find out ways to keep your deposit and charge for other items when you try to move out.Parking sucks because you are close to UF and PK Young High School and the apartment complex doesn't have parking passes for the residents so anyone can park in the parking lot.Management and maintenance people are rarely in the office and when you call you get an answering service.Most of the time they don't call you back until the next day.Maintenance sucks and they are always trying to blame the you for all the repairs. |

| Recent Review: |  | I have lived in numerous apartment cxommunities since I moved to Gainesville and started college in 1996.I can easily say that living in Tuscan Bend has been the most pleasent renting experience I've had.The office staff and maintenance personnel is top notch, not to mention the fact that the apartments are a complete bargain.You get to live right off of Old Archer Rd., (on the hill parallel to Archer Rd.) near all the shopping stores and restaurants, but don't have to deal with the half as much traffic.The complex is not too big and parking is never a problem.Also, the community as a whole is kept very clean.They have a nice pool area and laundry room.The only reason I am moved out is because I finally bought a house.This place is definitely worth checking out. |

| Recent Review: |  | i lived there for a year and when i moved in there were stains on my carpet, and this was noted on a check list provided by the complex. and when it came time to get my deposit back they charged me for sending the letter, and they charged me for replacing the carpet. they never returned me phone calls, and after six months it was handed over to the main office in Tallahassee, to make a long story short almost a year later, they still won't return my phone calls and i haven't received the remainder of my deposit.if you are going to live here, make sure that you note anything worng when you move in.and another note, if you live on the first floor, you can hear EVERYTHING that goes on in the apartment above you! and i don't know why they even have the gates at the front because half the time they arent' even down, especially during the holidays when no one is there! |

| Recent Review: |  | I lived in the 2bd/2bathrom apartment away from the moldy apartments of university commons east. The pool they have at UC West is a dirty and small. The walls are basically hard paper and no matter what your neighbors do you can hear them walking on you if they're on the top and if they play music. The carpets are cheap and get worn very quickly and the shower is pretty small.It's basically just fancy box with a kitchen, a bathroom, and a wash room. Hey but the good news is the maintance people are fast (although stuff just kept breaking for no good reason). Having a walk-in closet is cool as well as your own bathroom. They don't provide desks but the rest of the apartment is furnished. The place is pretty cheaply made and the vents are built in the floor which means that the dust from the floor will be constantly in the air (don't move here if you have bad or moderate allergies). There is serious problem with the mosquitoes and beetles around this side because we have a couple of ponds so close to us which attract bugs (pack bug spray). The whole time my security system never worked which might not matter because the whole apartment is so flimsy anyways.Not a problem but a matter of concern to people with cat allergies: many cats live around here and they are constantly roaming the complex day and night. Might be a problem for you.On a whole, not a horrible place but not worth shelling out $420.00 a month w/o utilies included. Basically a rip-off. |

| Recent Review: |  | This place is not worth your money. The rent on a 1 bedroom is 479 but the apartment is very small; less than 400 square feet.Dont even bother bringing a dining table. It's not going to fit unless you never open your fridge.The bedroom is just as worst. Contrary to what the floorplan says, there is no way to fit a bed and a desk in there, not that you would want to because there is no window in the bedroom. On any given day, there is no natural light entering the bedroom and very little entering the apartmentat all. And there is no door that separates the bedroom from the rest of the apartment.There is only 1 window in the back which is recessed about 2 feet inwards so the apartment is very dark and feels like a prison cell.The kitchen has cabinets that date back to the baby boom and smell horrible. Don't ever put your food in those unless you plan to give it to your pet (by the way they don't allow pets). There is no counter space in the kitchen.The carpet is old, nasty, and dirty. Looks like it has been there since the place was built. When I moved in, my carpet had stains ALL over it. I dare not walk around barefoot.The laundry facility has only 2 washers and dryers so you will have to do your laundry either when everyone is asleep or when everyone is not home.The Central AC is very loud sounds like a vacuum.Elevator is slow, unreliable, and cramped.Parking? A total nightmare. There aren't enough spaces and the spaces are very small. The two spaces in the back are nearly useless. They tow 24/7. The thoroughway in the back of the apartment is only wide enough for one car to get through so you will have to back out if you see anybody else come by. Visitor parking is a joke. There are only 3 visitor spaces and they are always filled because there isn't enough parking period. I have missed class because I could not find a parking space so I have to drive around and wait for a space to become available. On the weekends, I just parked in the UF parking lot.Location is very good. About 2 blocks from UF and next to College of Education. On the Sorority Row bus line which comes by every 10 minutes. It is also on the #1 to go downtown the Later Gator also runs by. By the way, the #1 is very unreliable. Black lady driving it decides to make her own route often making the bus an "Express to Downtown" and bypassing the campus area.Comples is relatively quiet. No loud parties probably because apartments are too small. However, there seems to be some budding musician who occassionally plays his/her instruments late at night.Office staff are nice and courteous but are of no real help when you need anything.Maintenance guys are friendly and helped to jump start my vehicle before.I have never had any serious maintenance issues.The pool and computer lab are on another property so make sure you ask for the access code should you choose to live here.Overall, there are better values in town. Save your money and go somewhere else. |
