| Recent Review: | | I lived in Arbor lakes for 1 1/2 years.The apartments and grounds are great BUT the staff is the worst!Parking is worse than New York City! Dont bother complaining though, because staff is too lazy to fix anything. LOTS of turnover in staff, and residents dont seem to stay too long either.Again, the community is very nice, but unless you ride a bike or chose to rent a garage, go look someplace that can provide decent parking.May be a good place to live if you like screaming children.They have plenty of that to offer too. |

| Recent Review: | | Dont let looks deceive you!! These apartments look nice but are put together extremley poorly!! I have had cabinets fall apart...roof is leaking and they neglect to fix it(remind you this is Fl and we have hurricanes), my pantry door fell off, I cant lock my door secruley.....problems problems...call the front office and ask for maintance and they just ignore you!! HORRIBLE APARTMENT I had better luck in Daytona! |

| Recent Review: | | If you like luxury living that includes:carpenter ants, termites, mold problems, overworked maintenance staff, on-and-off security gates, apartments that are NOT completely painted after each tenant moves, mold in A/C, cheap carpet and leaky windows, then this is the place for you.Otherwise, RUN DON'T WALK to another "luxury" apartment complex!!! |

| Recent Review: | | never seen apartments like these. lived here for 3 years now, renewing the lease for 4th year. never had any problems with maintenaince/office of anyone. quite, serene place. i have lake view apt and its beautiful when it rains.once i had toilet break up the maintenaince game at 2 am night to fix it even though i have 2 bathrooms. its just wonderful come and check out the apts.me and my husband and our 2 cats just love this place. we will only move out once we find our house.we tried looking everywhere in orlando for the apts under our price range and amenities we had we didnt find any. well good luck to u guys whoever wants to live in sanford other than sanford landing. |

| Recent Review: | | Lots of rot in the breeze ways. You can tell they tried to cover it up with paint. General construction is low quality. Structure over hot tub is falling down and rotting away (Columns at newer pool are made of cheap material and although new, are already falling apart as well). Other outdoor carpentry including fences are rotting away or falling apart. Low quality interior finish work (spackle and "caulk job").Carpeting is rough around the edges (quick, cheap installation?). Poor ventilation contributes to mold in vents. Bathroom fans just blow out (don't take moisture outside) so connected bedroombecomes a steambath after a shower.MANAGEMENT needs to pay more attention to detail if they want to keep renters. Looks like when AIMCO took over management in the 90's they just let the place rot away.I also agree with the other negative reviews posted. |

| Recent Review: | | We moved at the end of 2004. The office staff is great.Always willing to help.At first, maintenance was a bit slow to respond but now, they are on the ball.The few things that needed attention got it.There is some trash on the grounds.I just wish people weren't so lazy and would stop littering.All in all, this is a good place to live. |
