1. Boardwalk Apartments
2526 W Tennessee St
Tallahassee  FL, 32304
11.0
Recent Review:The apartment itself has paper mache' walls. I can hear everything that goes on in the entire house building. There are 13 buildings there are approxiately 900 residents, and 12 visitor parking spots. Security is never in place when u need them. In addition, the roommate matching sucks, and so does the management.

2. Chartre Oaks
2001 Belle Vue Way
Tallahassee  FL, 32304
31.7
Recent Review:I've been here for nearly 3 years due to price and distance from campus, Chartre Oaks is fully liveable but a mostly annoying place for a 1 BR/BA.Management has changed 3 to 4 times since Janurary 2003, the newest is by far the best and most professional, but it can't make up for the years of neglect the place has gotten.Specifically, moving in, the carpets were filthy and stained, the bathroom sink had markings and the toilet was pretty shoddy with a rusting seat bottom. The AC is done through wall unit, but is extremely loud and, mine at least, isn't very powerful. In fact, when the unit actually died a year ago, maintenance showed up and attempted to fix it a grand total of 6 times, over the course of 2 months, before finally getting it working again at a lower setting.Took several months to get my toilet fixed (was leaking), asked to get it replaced but again, they opted to fix it, requiring numerous visits and more than a month, and now there's massive water stains throughout the bathroom. The people here, for the most part, are good honest people. We have a few occasional scene makers and suspicious looking folks, but I've never had an issue with anyone and have met several good people here. But yeah, while the new management is attempting to fix a lot of problems, I can't help but feel there's much better places out there. For anyone moving in, just be sure you see your exact apartment before you move into it.

3. Frog Pond

Recent Review:I've lived here for the past 2 years and have met soooo many people. this is definitely a soccial place. You will never be bored or have to go far from home for a good time! Yes there are some issues but what do you expect, its a bunch of college kids. Not to mention its a huge apartment for really cheap.
4. Jackson Square At The Hermitage
1767 Hermitage Blvd
Tallahassee  FL, 32308

Recent Review:Lived at Location for 2 years.Had 5 major roof leaks into our home which were "fixed" each time.Major Code violations with water coming out of electical sockets.Neighbors had elephants for children that were making noise at ALL hours of the day.Shady management company that tries to stick you with replacing items on moveout.VERY large MOLD problem.Document everything and take pictures.Lucky for us we did.Landscaping going way down hill.Great community when eagle ran it, now that Laramar runs it it's going down hill fast.Staff appear concerned about issues but then back door you on move out.You get absolutely no help from management company. Is not truely gated as it never works, and emergency numbers never worked for us for urgent problems.Good luck if you rent there.

Recent Review:they are nice apartments but besides the fact that they are small the community is terrible at roomate matching i had to move mid-semester because of an incident with my roomate, and that was just a culmanation.
7. Jefferson Pointe
1505 W. Tharpe St.
Tallahassee  FL, 32303
51.4
Recent Review:Jefferson Pointe is awful. Living here one year was terrible, but to be duped into resigning- What a tragedy! Lured with the expectation of signing cheap for the coming year, we were fooled. Newcomers can sign for cheaper than what we resigned for! This place sucks! There is never visitor's parking. Walls are paper-thin allowing you to hear other residents which are always loud or shooting off fireworks when they get drunk (which is more often than not). Security is a joke! Gated community that lets anyone in is completely useless. I am talking car vandalisms, burglaries, and even ROBBERIES! Now lets talk about amenities... sure free telephone line, monitored alarm system, high-speed internet, and cable sound nice... but only if they work... which NONE of them do! And when it comes to maintenance, GIVE IT UP, these people don't fix ANYTHING... not even MOLD COMING OUT OF THE AIR CONDITIONING VENT! This place is rediculous and deserves to be shut down! YOU WOULD THINK WE WERE LIVING IN THE GHETTO... HELL! WE WOULD PROBABLY BE BETTER OFF!
8. Londontown Apartments

Recent Review:I really liked this apartment complex when I first moved in, and liked it very well until the management changed, when you could see a real difference in how it felt as a community. The apartments are old and look their age, but compensate somewhat by being pretty spacious, but I got tired of the tiny, worn-out kitchen, the coating over the lead paint that chipped if you sneezed on it. the temperamental disposal, stove, dishwasher, etc.The maintenance guys--particularly the foreman--are fantastic, but one gets the sense they are being given very little to work with.At the end, I had a very bad experience with management because of a job-related lease termination--despite the fact that I gave over 60 days notice, and they would be making $75 in rent more a month with a new tenant--on the whole, my moving out probably made them $1000 (I would feel less bitter about it if one of the managers--who's still there--hadn't told me to my face before I moved in that they had a policy of allowing renters, after the initial lease term, to leave with thirty days notice, without penalty).Of course, that could be related to the fact that the same month I moved, there were at least six people vacating at the same time. I would definitiely not recommend this complex. It's in decline, not a good value for the money--all things considered--and left a very bad taste in my mouth. Best thing about the experience is that is spurred me into buying my own house.

9. Parkwood
401 West Park Avenue
Tallahassee  FL, 32301
13.0
Recent Review:Excellent location for an FSU student, particularly a fraternity member or younger student. One bedroom apartments are small and lack storage space, but they are only two blocks from the university. On site laundry and swimming pool are nice but the noise level, particularly on weekends, is unbearable for anyone who sleeps and keeps normal hours. Management is also a bit unreliable.
10. Rolling Hills Apartments
275 John Knox Rd.
Tallahassee  FL, 32303
42.5
Recent Review:If I had it to do over again, I wouldn't give these people the time of day.Management is incompetent and could care less about the residents.Maintenance requests have to be made at least twice before any action is taken, and then you had better make a personal appearance at theoffice to make sure that someone has actually put the request in.I've never been in a place where management handlesthe residents so shabbily.Maybe it's a Tallahassee thing.Anyway, if you are looking for a place to call home, don't even consider Rolling Hills. You'll be sorry if you do.
