| Recent Review: |  | I've been living at Arbor Gates for years now and didn't move out because of the location and because the recent renovation seemed interesting. I regret it! I agreed to renew my lease and pay more for services I cannot count on (like the wireless internet which hardly ever works) and the false promise on finding a solution to the visitor's parking problem. The aprtment itself looks nice. The management office staff is obnoxious and unhelpfull. You call them and they always sound like they are doing you a big favor. They are rude and ignore any request that is any different than getting an appliance fixed. I have loud neighbors who play music and make noise EVERY weeknight until 3am and I've been having trouble sleeping. No help from the office whatsoever... I would recommend you to go find a nicer place somewhere else where you can get -at least- some respect. |

| Recent Review: |  | Management is great, they will make think you are king to move. All except the fact you are hardly moving into a castly. At first glance place looks great, on a deeper level pools are in need of serious repair, carpets are stained, and exterious needs serious redoing. |

| Recent Review: |  | OK, so I have had a few problems the two years I have lived here.I shouldn't have been stupid and renewed my lease last year, but you know how things go - I just didn't get around to it in time.From day 1 there were problems, as they didn't have my apartment ready on time.It took them a month to come out and finish painting.Then came the huge rat infestation at the garbage dumpster which took them 3 months to resolve.Rats actually lived a procreated in holes.These were giant cat sized beasts - not your standard house rat.Parking is abysmal - people are always parking in fire lanes and blocking you in.There is a garage, but only if you live in the garaged building.The people that should - don't park in the garage and that creates too few spaces for everyone else.Watch your neighbors if you do move here.There will be several apartments near you with 6 or more people living there.I also hope you like loud music and/or the smell of curry.Management staff is very nice, but also very ineffective.I was without air conditioning for 3 weeks.You have to make sure to follow up on any kind of service request, or it will not get done.I don't fault the people that work here too much, because they genuinely seem to care (or at least the ones that speak English).They just seem very understaffed - especially in the maintenance department.This is an old property and it is going to need a lot of extra work.The gates won't work for more than two weeks in a row.Also, beware of bugs.I have had my apartment infested with Ants last fall.This summer, a new bug has come up.When I come home I find abut 30 or so little multi-legged worm creatures just laying on my floor, walls, ceiling - everywhere.At night it is even worse.This is probably only a problem in the back half of the apartments that face the woods.So, if you don't need a lot, and can live with a lot of defects and poor service - this is the place for you. |

| Recent Review: |  | Horrible management! First it was professional and well managed. Then cuts across the board for management. They have no dependable system for accounting, thus, you'll suddenly get a huge water bill, or fee for late rent or rent not paid at all, even though you did this on time. Then it's your responsibility to prove it. Gate is never functional. No security. Cars often vandalized or stolen. My ceiling has leaked since I moved in. They just come and paint. The parking is a nightmare. But, its one of the roomiest and best laid out apartments that I saw in Atlanta. The negatives are quickly out weighing the positives. |

| Recent Review: |  | I have not told management yet that I am leaving.... working out the details with my new company but I wanted to get a jump start on my apartment searching.... This complex is great... It is next to a very nice mall, Big Creek Parkway - wide and jogging path -several resturants - North of Atlanta - outside the "perimeter" - very upscale area... - Northpoint Community Church (non-denominational, contemporary) is less than a mile away, very casual service, many programs to get "connected" when you are new to an area... I will miss that the most... Other apartments are close by,but Archstone sits alone by the woods!!!All Neutral colors - outside garages available, and extra storage units should you need it.... Managers are friendly... |

| Recent Review: |  | Ashley Courts at Cascade is simply Kimberly Courts with a new name.The management does a poor job and is often unaccessible, the property is poorly maintained, and noise frequently punctuates the air during the summer.Don't take a second look at this complex! |

| Recent Review: |  | this complex is actually nice despite being part low income. despite the section 8 tenants asley courts is a quite and well kept property. you can tell the paying tenants compared to the free rent tenants. i love living here and probally will stay a second year. with all management sometimes their good and sometimes their bad. management has changed since my residency began 05/04 but theses new managers seem to be on the ball. i had no friends when i moved in i knew know one in the leasing office or around the city and they welcomed me with open arms and no hassles. come visit and see for yourself angry reviews could have more behind them than you think. so visit and take a look, i really think you will like them. |

| Recent Review: |  | They have turned us over to collections for charges noted as "damage to apartment".These "damages" were on our move in inspection signed by management!They had even offered to replace what was damaged when we moved in!Now, they're refusing to refund our money.We had to pay it or the collections agency would've ruined our credit.Also, neighbors we didn't know got into a fight and left blood all over our door, stoop, walkway, etc.We had to threaten to call the Board of Health for management to clean it up.If you go to the door, you can still see they did a shady job.Scary place to live. |

| Recent Review: |  | Before moving in I was given a story about how these were luxury apartments.Later I found out that these were sub-standard apartments, and that Section 8 housing was accepted.There were always rowdy teenagers roaming the area, and I did not feel safe going out by myself at any time.It was impossible to even speak to anyone in the maintenance department, let alone get anything repaired.On four different occasions, the apartment flooded.The first three times, the carpet pad was replaced, but not the carpet, so there was substantial water damage.The fourth time, non one would even return my calls.And to top it all off, after I gave 30 days notice, and moved, a month AFTER I had vacated the apartment, I was told that I needed to continue paying rent, until they found a tenant for the apartment.I am paying LESS now on mortgage payments for a 3 bedroom home with nearly an acre of land in a very safe, quiet neighborhood.If I had known earlier how expensive it was to rent an apartment, I would have bought my house a long time ago. |
