| Recent Review: | | Apartment "Les Jardins"3207 Henderson Mill RdAtlanta GA 30341I lived there for 2 years. My apartment was broke in TWICE, we lost computers and some valuable belongings. We called 911 and reported to the police, but the cases remain unsolved.According to the [Crime Statistics Information Report] I requested from Dekalb County Police Department, in year 2002 & 2003,this apartment has 16 burglary cases, 15 larceny cases, 8 criminal trespassing cases, and many other cases such as stolen cars, assaults, property damages. The management will do NOTHING to improve the safety or security, only thing they care is the rent. And the rent increases every year.The parking lot literally becomes the children's playground; There's graffiti on the wall; The leaking ceiling results in the mildew on the wall; The ridiculously high utility fee is because of the old building; You can always hear your neighbor's noise; The unfriendly (almost annoying) staff don't even care your problems; Every time you walk in the office, they seem to be impatient of your presence;Never Choose Les Jardins!!![PS] Dekalb County Police Department--3630 Camp Circle, Decatur, GA 30032You can write a letter to request the crime report of the apartment. |

| Recent Review: | | I've lived at Lindbergh Place for one year and we have two things that never change: High crime (car breakins and vandalism) and a very rude management staff. The parking deck is very narrow and accidents occur quite often. There are only FOUR cameras on the property, none on the upper levels of the parking deck. Cars are always getting broken into (about 1 or 2 per month). I pay $950 for a one bedroom on the third floor and the utilities are high, there is NO security what so ever, the leasing agents are very unfriendly, and it's just NOT a nice place to live. | Recent Review: | | Basically the place looks nice, except that its fairly crime ridden and unsafe on numerous occasions there have been robberies, a shooting and all the rest. Management is fairly incompetent when i comes to dealing with anything and prefers to give the run around to actually dealing with any problems |

| Recent Review: | | They have had mgmt. turnover 4 times since I've been there, I moved in 2002.Grounds are not kept up. Dog poop is everywhere!!! Appliances break-down..I've asked them to replace my dishwasher twice because it doesn't work.Have they??? NO!When they do fix stuff they do it half-assed.The gates are always broken. People just smash their cars into them. That shows you the type of people that live there!Oh, and just an fyi, I lived in a two bedroom and my GA Power bill in the summer would be over $200. Mgmt. thought that was normal.WHATEVER!! Yea, the rent is cheap, but I guess you get what you pay for!! |

| Recent Review: | | We have lived here for 6 months and for day one we have had problems. If we were able to see our apartment before signing the the lease, we would have RAN out of here. We came from a "worse location" in the southern metro area and we believed we were going into a "better location" The prior apartments we lived in was 100% better then Morgan Falls. I will confirm everyones statments regarding maintenance problems, it took 2 weeks for them to repair my stove. From the time of move in, we have had maintenance repairs and nothing was complete to date! You should look elsewhere and forget about the cheap rates, otherwise you will get what you pay for. Good Luck on the apartment hunt but keep driving by Morgan Falls. |

| Recent Review: | | I lived in this complex for 4 years (mainly because I hae moving).Under the current management by Fairfield Properties this place went downhill in my opinion.First the postive.The units are in good shape, its a quiet complex and the maintenance staff are the friendliest people you could hope to meet.The negative.The management.This complex will do anything they can to scrwe you over.Make sure you document everything.I had an easy going relationship with the previous management and didn't document every interaction with them so the new company used that against me.I agreed to take a unit with the bedroom painted a light grey, upon moveout I'm being charged to repaint it.I put down a halfs month rent at move in, its now part of the security deposit.You have to give 60 days notice to move out.I gave notice on the 3rd of the month when I paid my rent, that means I had to wait for till three months later to move out.I never had to interact with the management when I lived here, I would try to recommend people to move in (they have a nice referral program).But after my dealings with trying to move out I will steer peole well away from the complex. |

| Recent Review: | | This community is obviously a needle in a haystack.You wouldn't even know that it existed amongst all the hi-rises that exsist and complexes that exceed mutiple city blocks.This is a place that anyone would be glad to call home.Its quite and calm community is exactly what you want to come home to from fighting the daily grind in this busy metropolis we call Atlanta. Neighbors are friendly, staff is great and the apartments overall are worth every penny. |
