Recent Review:My sister and I have lived in Adams Bend for almost a year and have had more than adequate service from the staff.Recently our AC went out and after calling the office there was someone knocking on my door not ten minutes later.The place is quiet and there is plenty of parking.I usually park directly in front of my apartment or a few spots down.I would completely recommend living here.

Recent Review:Oh, where to begin...American Sunbelt is the absolute worst (and I mean worst) leasing agency in Bloomington.A few months before our lease was up my roommate was taking a bath when the plumbing to the tub exploded.Water sprayed everywhere and since I was at work he had to yell for a neighbor to come help him.A neighbor that responded called maintenance who told him that they would be there shortly.It took them over an hour to get there.As a result of all the water damage, the ceiling in our neighbor's bathroom (who lived in the unit right below us) caved in and he had to set buckets up around the room to catch the water.However, we did not have water...for over 24 hours in fact (which is illegal).American Sunbelt told us and our neighbor that these problems were not emergencies and could wait.When we finally did have water again it was brown.When they fixed the plumbing (not well at all) it caused a leak and rusted our tub.When they finally got around to fixing it, they painted over the rust with a water-based paint and they didn't fix the leak.The paint just washed away and the rust got worse.We had a 10 gallon water heater for a forty gallon tub.We had hot water for only a max of about three minutes--that was for anything (taking a showing, filling the tub, washing dishes).From the time we moved in to the time we moved out the AC never worked.They tried to "fix" the problem with a window unit but the windows were too big so they jimmy-rigged it using a piece of ply-wood.The unit looked like it was ready to fall out onto someone that might have been walking on the sidewalk below.It was also rare for our heating to work.After months and months of trying to get American Sunbelt to fix these things and getting absolutely nothing out of them, we went to HAND (Bloomington's Housing and Neighborhood Development) and got an insector to come out and look at our apartment.When an inspector from HAND contacted American Sunbelt and told them that they had to fix some things or go to court, that's when they finally sent someout out.However, since the maintenance people are so incompetent, it really didn't do much good.The list goes on and on...American Sunbelt is terrible.If I could give them a negative rating I would.The only thing they have going for them (besides the lawsuits--yes, there are quite a few) is location.But it's not worth it, not even as a last resort!!

Recent Review:The Apartments are only good if you live in a townhome. The 1 and 2 bedrooms are very noisy. There are slow running drains at times and I think this may be due to a root problem in the complex. Security is good, but Bloomington student neighborhoods are relatively safe, so that doesn't make much of a difference. I agree that maintenance does a good job, but there is one person on the staff that is extremely nosy. (I will not mention names)I have lived in several apartments in the past 5 years and I can honestly tell you that although some issues are just what you deal with in apartments in general, most of the issues, (especially the noise) is due to the poor structure of the apartments. Although this apartment will do if you need a place to stay and can't go anywhere else, there are plenty of lovely places to stay that are just as affordable like Meadow Park or something managed by Olympus Properties.

Recent Review:We have had nothing but problems since we moved here.Turnover with management and maintenance makes it very hard to get anything done.It takes forever to get any work done and when its done, its sloppy or not done right.They also like to charge everyone a different amount on rent depending on when you signed your lease.If I didnt' hate moving so much I Would have been long gone

Recent Review:At first I thought I'd found a great deal - boy was I wrong. I lived in Sunflower I, on Maple St. across from a subsidized housing complex, that does nothing to keep the "quiet" environment Crown Management will promise you.The neighborhood is horrible, just spend a few hours there (aside from the quick tour they offer you).My heating bills were higher than my friends paid for a 5 bedroom home... and one of the heating vents barely worked.Plus when I moved out they charged me almost 100 dollars, because the 2 outside windows were 'dirty'.It was raining that , and impossible to keep them clean. Plus when you have a problem, management is not helpful at all. And despite what they say about people staying, and loving it, I saw almost everyone moving out.

Recent Review:The last review tells about them taking your deposit, it is VERY true!!!! I repainted the interior, professional cleaning the carpet, that place was Immaculate, better than what was actually written down on the walkthrough when we moved in. Guess what, They kept $1,398 security deposit. Charges for replacing the locks (which they didnt do, because i gave my key to the new owners, and lo and behold, the key worked. Total cost for that phantom lock change? $50. Replacing the tiny fire extinguisher is another cost. Price at the store for the same one is less than that. Carpet cleaning (remember i said it was professionally cleaned..that was $200+. Because they said it wasnt cleaned. $690 to repaint the "marked up walls." I repainted that along with my roomates. The same exact paint they use, cause i asked them what and where to get it.DO NOT even think about them being in the office when you go there, cause they NEVER were. They never answered the phone. They called back from maintenance calls THREE weeks later. One call was for cieling leaking...they came SIX days later...i felt so loved that they cut their response time down. The price for the rentals are ABSOLUTELY REDICULOUS!!!! 6 bedroom Duplex....$2200/mo.Forget about parking spaces also. There are NONE!! They do not even take care of the garbage in the alley, then they get fine warnings and from the city because they take a couple weeks to pick up the trash, then they have the audacity to give the residents the fine notice as if we just throw the trash in the alley. Seriously, there are alot better and cheaper places to live. I graduated IU a couple years ago and I am gone away from there, and These people truely are the worst experience in my life. Boycott their housing, and look elsewhere, seriously, do not rent from them. Go elsewhere.

Recent Review:This landlord is just out to make money and take advantage of students. The properties are poorly kept and repairs are shoddy. Rental price is way more than what it should be for the quality. Strange characters collect the rent who knows where it really goes. Beware of this rip-off!

Recent Review:As a college student at IU, I have never had any problems with any of my previous landlord until Olympus Properties. Do not live at any of there properties. Management is a joke.When there is a problem they do not take you seriously.I felt I have been taken adavantage of as a college student. They will find any way to charge you for any little thing. THey are money hungry.I ended up living in a mold infested apartment where I got sick and had surgery.I had management come over to my apartment all the time-sometimes with warning sometimes not. One time he just walked right in.The leasing agents showed my apartment so many times a month for a whole year.The leasing agents would give me an attitude if I didn't agree to my apartment being showed.When I moved in nothing was ready like they promised.I endend up staying in a hotel.They are so unorganized they do not know what's left or right.ALL THERE CARE ABOUT IS MONEY!!!!PLEAE DO NOT LIVE WITH THIS GROUP. THEY ARE VERY UNPROFESSIONAL AND PUT UP A LOT OF RESISTANCE.DON'T LET THEM FOOL YOU!
