| Recent Review: |  | apartments are over priced for what you receive.the office staff come across very nice in the beginning but couldnt care less about you overrall.there are much nicer apartments in the area for much less money.you are told that parking in plentiful but thats if you dont mind parking in the back of the community even if you live up front, quit a walk for a 3am arrival home |

| Recent Review: |  | If you dont mind being treated like a pest, this place is alright.Ok, where to start is not an easy prospect. The place is great to look at and in general it is a nice place to live. But with every place there is a dark side and here it really is the management and the poor build quality. My wife and I were the first tenants at the second phase of construction and should have been wary at the get-go but we gave the benefit of the doubt. Moving in as the first tenants in the building was a good thing but as many have mentioned before, there is lots of dust and construction debris everywhere. Parking was terrible and we opted for garages to save ourselves from the perils of the evil towing company. These guys are no joke. They take your car and dont give a hoot about damage or your time! Dont be a victim as the leasing office personnel will not do anything to help! Now our main gripe however is the management and their behavior towards you as a resident. I can not count how many notices we had wedged into our front door telling us (Us being the community) how bad we are. These notices had everything from pet waste issues, cigarette butts in the grass, towing company changes and how to not call the leasing office in the likely event you were towed, parking guidelines and changes with harsh requests, mold control suggestions and guidelines, AC setting guidelines, gas company issues, pool parties, community garage sales, dumpster problems, recycling quota and related fines, parking again, towing again, paving, painting, power washing, line painting, oh, and so much more. But heres the deal. If the notices were helpful it would have not been so bad. But these notices were always pointing to how disappointed the management was with the way residents were doing this and that and now they have to fine us into oblivion because we must have money since we live in North Potomac or somethingIn addition to all of the notices, the leasing office had royally messed up our lease contract and tried to charge us for the concessions promised at move in. Not only did they try to charge us for the 3-months of free rent, they charge interest if not paid by a certain date. On top of all that, they notify you be sticking another notice on your door with no way to verify that you actually received it. So, if heaven forbid a neighbors child takes the notice and makes a paper airplane out of itwe get an eviction notice and more fines. Whats more, when you audit the accounting department and show that your notes in the lease clearly show that you were not to be charged for the concessions, they give such an attitude and give no remorse for their actions, harsh words, fines, threats, and generally non-professional behavior. For me, this was the move that sealed our fate. We gladly look over the buckling walls, falling door knobs, water leaks from windows, caulking separation, carpet tack-strips poking your feet, tile floor separation issues, strange alliances with utility companies that charge an extra $5.00 per invoice when you could go direct and not have to pay service fees, leasing center misplacing checks and then blaming you for not paying on time, lost packages, etc.In closing, the last item that is worthy of mentioning is the policy of leaving a notice telling you, the tenant, that there will be a maintenance person entering your place to do preventive maintenance. You get little notice and terrible argument when you explain to the leasing office that it is your place and they are guests. They need to ask for permission to enter and not simply leave a notice with less-than 12-hours of notice telling that they will be in your home, un-invited |

| Recent Review: |  | 1st year - dried up dead mouse on a glue trap between the dishwasher and counter. This was found after a mouse was visibly moving across the living room at 6 p.m.2nd year - mouse poops on kitchen counter, with hamburger buns on kitchen counter all chewed up.3rd year - the most mouse poop you can ever imagine in-between clean white towels and linen in all linen closets, kitchen pantry shelves, perimeters of entire apt. Glue trap previously placed under pantry shelf netted a very foul-smelling supine dead mouse was NOT discovered by exterminator sent by managment.Final impression of apartment here :Lovely neighborhood allowing for pets. The expensive rent that tenants are paying end up providing a lovely home also for a problematic multigeneration of rats . There are 4 levels here, so one should avoid the first levels. I don't know how high mice will go.I suppose if nobody resided on the first level, the mice might go higher.Yes, Management responded promptly and called in extermianters |

| Recent Review: |  | If you don't live here -- save yourself time, money, and frustration by staying away. If you do live here, then do what everyone else is doing and get out! That's what I'm doing since my lease is up soon anyway. So far since I moved in last fall there has been tire slashings, car eggings, hit & runs on cars, and most recently a stolen motorcycle. Not to mention police visits due to an assault that took place on the basketball court. The rental employees are nice enough but they don't get the job done and the apartments are falling apart. Really bad insulation, no storage, poor plumbing, old carpeting, etc. Hopefully this posting can save other the time & trouble of moving here and trying to get the heck out! |

| Recent Review: |  | I moved to Fallswood Commons last year and have a very positive experience.The office staff has changed a few times, but I always have a pleasant experience when I go in to pay rent or have a problem.I used to live in Gaithersburg, hated it!Rockville is a great little city, and I'm close to everything here! |

| Recent Review: |  | These are very beautiful apartments, however the management is very rude and there is no consistency.Maintenance requests are handled whenever.There is a billboard that states if your maintenance requests are not handled within 48 hours, your live rent free.Never happened in my case, I had a leak in my ceiling for 4 months, that they just covered up w/paint without fixing the pipe leak.When I asked them about living free or some type of discount on my rent for the inconvenience, I was given the run-around.In my opinion, this is the last place you would want to live. |

| Recent Review: |  | Here are some things to look at before moving:1. Management is nice until you make your first complaint.2. Teenagers from Rockville High School come over and smoke pot in the back stairwells during their lunch breaks.3.Some used needles have been found behind the buildings, where the children play. (One neighbor photographed them before turning it into the management).4. Photo graph everything before and after you move out.We were accussed of having pet stains and odors on our carpet after we moved out.(we never had pets)Then we were charged an exorbanent amount of money for our imaginary pets.5.Children of all ages roam the parking lot at all times of the day and night.They refuse to move for cars and they hit cars with balls, bikes, skate boards, each other, etc.6.If you have issues with noise from your neighbors you'll just have to deal with it.You can hear everything your neighbors above or beside you is doing.7.Building construction is poor and the floors aren't very stable.Your furniture will move when you walk past it and your neighbors below you can hear which room you are in at all times.New updates they made in the hallways are a joke.The paints rubs off the doors and the carpeting is horrible.The materials they chose are cheap and do not match the aestetics of the building.8.If you are a hard working citizen, who pays their rent on time or even ahead of time as we did, you'll be overlooked.Section 8 is completely in control of this complex.9.Children, as young as 10, can be found smoking and drinking in the back stairwells.If you complain to the office they will tell you to handle it.Here's a few positive things.1. Maintenance is great, if your can reach them.The inept office forgets to forward calls to maintenance when they leave in the evening.2. You can get an 8 month lease, so you'll be able to move quicker.Once you see what this place is really like; you'll want to move!3. Washer and dryer in the unit.4. Close to schools.I beg you to talk to those that live there when you come to view.Be sure to have a good legal team when you move out; we do! |

Some of the attractive features are: the large balcony, odd shapes of the rooms, large master walk-in, large bathroom, W/D in unit, great fitness center, attractvie grounds and lobby, friendly staff. I don't like: kitchen cabinets, old carpet, price. |

| Recent Review: |  | I have lived here for the last three years, and received nothing but the best service! The Rental office staff is pleasant, and is always planning resident activities. I was new to the state and the resident events helped me make new friends. Whenever I had a maintenance request it was usually done in 48 hours. As problems would arrise, Management would resolve immediately. Being able to live so close to a metro making my commute to DC a breeze, and yet comming home to a lush landscaped community, with bike trails to rock creek park. It has been apleasure to call Halpine View my home! |

| Recent Review: |  | Absolutely worst experience.Unpleasant living conditions.Was given 5 days notice before a 7ft high hole was torn into my wall.Would never recommened anyone to live here.Unprofessional employees as well as residents. Construction taking place all of the time. Moving in 2 days. Hated this experience. I have lived in college dorms better than this.Not worth the money. RUN AND DO NOT LOOK BACK!!!! |
