1. 306 Packard (cmb Mgmt)
306 Packard
Ann Arbor  MI, 48104
14.0
Recent Review:I have mixed feelings about 306 Packard.I have hardwood floors and exposed brick walls, but I pay nearly $900/month,the parking is horrible, and they pay for the heat, so it's freezing in the winter (not cool when it goes down to 3 F at night). The management company also pressures you to renew your lease as soon as 2 months after you move in.If you don't renew right away, they call you regularly and start giving tours of your apartment as early as 4 months after you've moved in.The neighbors get a little rowdy during the summer and early fall and the building isn't particularly secure. You HAVE to trust your neighbors (which, for the most part you can).

6. Hillcrest
1980 Pauline Blvd.
Ann Arbor  MI, 48103
13.0
Recent Review:I lived in Hillcrest from Nov. 2001-April 2005. I had a 2 bedroom apartment. The apartment is 1,032 sq. feet, large bedrooms and living room.1 very tiny bathroom.Nice sized balcony on 2nd and 3rd floorsunits (first floor half-underground so just a window for them). These used to be known as the "quiet" apartments, but that changed this year. New tenants moved in who tend to be extremely loud with stereos and TVs. They don't play it all the time, but it can be annoying. (No one likes to complain becuase they're part of the maintenace staff.)Heat and water used to be included in the rent, but now they charge separate for it, trash pick up and sewer. There are no individual weater heaters or furnances, so you really don't know if you're being charged correctly. They do put a rate cap on it, the highest bill I paid was $45 but it may have since gone up.Not sure what the monthly rental rate is now -- when I left I discovered I'd really been rooked by the office, they were renting units for less than I was paying.Maintenance issues were handled quickly and well. There's plenty of parking and good lighting in the lot. I never had a problem with that.Occasionaly problems with overflowing dumpsters, mainly caused by tenants not putting in trash correctly via the side doors and just dumping it on the ground when those got blocked (instead of lifting the top lid). Not a bad place to live.
7. Huron River Plaza
2232 Fuller
Ann Arbor  MI, 48105
15.0
Recent Review:It's the cheapest place in town. Not the greatest, not fast on getting things fixed. BUT the mamagement family cooked me dinner, let me feel like part of there family. When I was sick they looked in on me & fed me & my dog. It wasn't just me every one here felt like they were welcome 7 family. We have cook outs in the back and canoe down the river. I have never found an apartment place like this. I know my neighbors and they know me. I can study when I want in a quiet apartment or go out side and have a beer @ the picknic table & watch the Huron River. I walk across Fuller to the Art school and I don't have to mess with parking! I walk my dog in the back yard, which is Gallop park & the Arb. I will miss my time here. It's the extras that make this place.
8. Island Drive Apartments
1099 Maiden Lane
Ann Arbor  MI, 48105

Recent Review:Good PointsApartment itself - nice big windows and a lovely viewLocation - excellent for the university hospital and downtownMaintainence people - are very nice in general and prompt service / repairs.(this is until you leave! One of them started shouting at me for using the pool - even though my lease holder colleague was in the pool - very nasty and unpleasant)Not good pointsManagement - very inflexible about moving in and out date - they will get you to move out a day early and will not make any exception, no matter what your circumstances are. A colleague asked could he stay a few hours more and they replied yes (as long as he pays another months rent!)They will let you move out early if they have a prospective tenant for your apartment (becuase they can charge the new person the new [and increased] rent!).If they do not have a prospective tenant they will not let you leave more than a day early!Money -Promises, promises - they promised $100 to us (tenant) if someone we recommend subsequently moves in (payment after first month rent is paid) , my friend moved in and the management said they have no record (it was their word against three friends word) - no $100 was paid to us!More broken promises - they promised that upon moving in, the new tenant also gets $100 - again the management denied this (and my colleague got nothing!)So many penalties - $50 late rental fee - in 2002 my december rent arrived 1 day late due to postal problem - management said
9. Medical Center Court
1005 Maiden Lane
Ann Arbor  MI, 48105
21.0
Recent Review:this building used to be wonderful with great management who were always helpful, used to help getting parking passes and always smiling, with no excuses only solutions - one of the best customer relations ever.then it changed and now they suck.they have enacted all these new charges, and in this area you should not have to pay for water, gas, waste water, trash removal fee if you're renting an apartment.they have not even told their current tenants - and now its way too late for medical students who are starting rotations in july or leaving the country to work abroad for the summer.they kept telling me that they are not a student community so effectively they don't have to cater to us - however they have a study lounge, which i'm sure young professionals on the move may use - but my guess is they're trying to cater to students in some ways but rip money out of us in others.i know island drive apartments down the street aren't much better, but they are cheaper and don't charge for these extra utilities, as med students i think you should defenitely look into those apartments.
10. Nob Hill Apartments
301 Nob Hill Pl.
Ann Arbor  MI, 48103
15.0
Recent Review:A quiet commmunity with slightly achievable rates tenders your heart for responding maitenence, fair property conditions, considerable lumenous lighting, and modern convienences. Parking can be a bit sketchy late at-night, but the location serves those plighted to surpass academic strife (good for study-bugs).
