| Recent Review: | | The building is fairly new, so the building itself is not bad.However, the leasing office is obnoxious.Our internet connection was down the first two weeks we moved in, and the Preiss Company (leasing office) didn't even bother to tell us what was going on and no compensation was mentioned.This episode of losing internet keeps rerecurring thoughout the whole year.The office also screwed up our power bill several times.It feels like the leasing office just does not care about its tenants.The parking spaces are very very limited and you can pretty much hear every single noise outside since the wall doesn't block the sound at all.Most tenants here are students, so you can expect a lot of parties going on.If you plan to live here, please think twice before you move in. |

| Recent Review: | | My roommate and I TRIED To live here, but due to the disorganization, inexperience, and immaturity of the management and staff, we refused to move in fearing that we would have to put up with them for an entire lease term. We had an apartment reserved for two months. We were moving in 2 weeks after the last tennant left, and they informed us the DAY BEFORE we were going to move in that they needed to re-carpet the entire apartment at the beginning of the next week. Due to their negligence we were out a great deal of money because of the storage and UHAUL truck that we had reserved for the move-in date that we had agreed on. And the icing on the cake is that they questioned whether or not they should change the amount we owed in prorated rent. They were actually pondering charging us for days we weren't allowed to move in on! The MANAGER told us that we could just move our stuff onto our porch because it's not |

| Recent Review: | | I have a very nice apartment, but I keep it that way,I report any maintence problems immediately and the repairs are made in a timely manner, the maintenance staff is very nice.The over all property does need some work.The building that I live in needs some major roof and gutter work, other gutters around the complex is clogged and over-flowing. also, some support beams at the main entrances to some building are rotting.Grounds could improve, remove dead and dying ground cover, remove weeds from the shrubs.The lattice work under some of the stairs is broken and has missing pieces.The Cabanna Pool is very nice except some of the lighting does not work and the whirlpool has been broken for a very long time.The lights, (all), around the complex and on the buildings need to be checked by someone on staff.Several lights over stairs and in the back of some building are not working and have been out for a while.More dark areas need to be identified and more lighting added.The Cumberland Cove signs have no lights that are working!The man that is suppose to be patroling this property leaves a lot to be desired!There is a car on Brookmont near Lookout Mtn. backed in for months with expired tags, never moves!The office staff seems to try but things just seem to slip through the cracksquite often! |

| Recent Review: | | I've only been here for 6 mos, and I'm ready to leave.I rented a end apartment next to the dumpster area there's always trash near and around the dumpter people often park in front of the dumpster so to block the garbage truck, it's summer so just imagine the smell when you pass.The handy man is quite decent I believe there is only two of them so I guess I can't expect to have the greatest service.The only reason why the staff knows me is because I have to complain about the parking or the lack of. The apartment has enough space compared to some that I've seen, but to sign another lease the living conditions have to change. |

| Recent Review: | | One friend got mugged and had > $10000 in medical bills.Another friend ha people selling drugs in front of their place.A swat team came by once for a drug bust, there have been domestic violence incidents.Overall, not a safe place.Now that the police substation has moved, it's only getting worse.Expect heating bills of over $200/ month for a 2 bedroom in the winter.That's with heat at 68 degrees and use of fireplace.Don't pay a deposit, or at least, don't expect prompt repayment. |

| Recent Review: | | I lived here one year, really nice downtown apartments. However the parking is horrible.All units are two bedrooms.However,parking here is terrible.The lot is marked "tow away zone" but it is not enforced.People park in the lot to go to local businesses and the neighbors have 4 damn cars (only 2 really live there).Birch-Moore Inc who rents the properties has dont nothing to remedy this.Otherwise very nice apartments. |

| Recent Review: | | The building is a bit run down, with appliances breaking down & bugs is a problem if you live on the ground floor.They have good management though & fix things promptly.The other side of the complex (I believe it's Crest Road) can less secure & more latino.Parking is good & isn't fairly quiet.I would live in it again, but not on the ground floor & only on the avent ferry side of the comlex. |

THE MANAGEMENT WILL LIE ABOUT EVERYTHING. |
