Recent Review:Although this apartment complex is meant for low income families and federally funded by HUD, I would not recommend this complex to anyone! The management is lousy, the mainteneance team is even worse. All maintenance requests that we have submited my husband has fixed well before the maintneance team has gotten around to it. We have been waiting for a new refridgerator since February and it's already almost July and no fridge.Crime is high in this neighborhood. Not safe at all for children. There is only one, very small laundry facility for a complex of at least 18 buildings and no other real amenities to speak of. To move into this complex was the biggest mistake that my family has made and we are paying for it now. When our lease is up in January we will be moving out.

Recent Review:I lived here for about 2 years and loved it!Management was great and the apartments are nice.Thay are nice if you have dogs too.There are not many places that allow large dogs and this one did.I was sorry when i had to move.

Recent Review:DO NOT RENT HERE. We made a HUGE mistake by renting here. THANK GOD we only signed a 9 month lease. There is a reason they are the cheapest apartments in this nice area. The walls are so thin. We live on the bottom floor of a 3 story and we can literally hear our neighbors having sex, going to the bathroom, washing the dishes etc..... It literally sound like elephants are about to fall through the ceiling. The kitchens are terribly small and VERY out of date. When we first moved in, every toliet and sink backed up because someone had thrown a whole pot of spagettti down the drain. The washer/driers, well, if you want to call them that ARE TINY and do not work well. The doors and windows are not insullated so you can feel the cold coming in, during the winder and the air cionditioned cool air escaping in the summer. Since we live on the bottom floor we have all threeair conditioners for our side, right outside attached to our master bedroom outter wall. Gets VERY annoying when you have neighbors who run the AC 24/7. Also horrible lights attached to the buildings sides that gleam a horrible orange glow through the blinds. We had several instances in which one of our vehicles had tried to be broken into and management refused to do anything. Finally, let's just say most of your neighbors are well, less desirable. We have seen drug deals, people looking like they just swam across the river and filthy, small children that run around the complex unsupervised and others who just don't care that someone lives below them (they spit, drop trash on your patio and stomp around like animals. They should NEVER rent upstairs apartments to people who have small children or incredably LARGE people. It makes the rest of us MISERABLE!!!! So if you like living in filth, being able to hear EVERYTHING your neighbors do and vice versa, having disrespectful and uncaring management staff that could careless about safety and does not tell the WHOLE truth, THEN THIS IS THE DUMP FOR YOU!!!!!!!!!!!!!!!!!!!!!!

Recent Review:The apartments are in terrible shape - paint peeling from exterior; carpets stained and worn; appliances old; cabinents broken - you get the picture. Unfortunately, that's not the worst of it. As others have mentioned, the re-piping project has made clear how incompetent, stupid and unhelpful management is. The project requires that all clothing be removed from the closet, everything removed from the kitchen and bathroom and all furniture stored in one half of the apartment. We are told this could go on for up to 3 weeks. Not only has management steadfastly refused to compensate to residents for the tremendous inconvenience, they actually have the cheek to tell residents that we are LUCKY they are doing this work. The alternative is massive flood damage to everything which, of course, management wouldn't be responsible for. In coversations with management on this topic, it has become clear that the mean IQ can be optimistically set at 75. Really a horrible experience. Given the alternatives in Albuquerque, there is no reason anyone should ever live here.

Recent Review:We really enjoyed our stay at Mountain Run.The staff is very helpful and any maintenance issues were taken care of right away.We would have stayed longer but we bought a house.

Recent Review:I stayed at Netherwood Village for 1.5 years.I would have stayed longer, but needed to find a cheaper place.This is a really nice place to live.It is really close to the University, the freeway, and the public bus so it is easy to get just about anywhere in this town.There is also virtually no noise here.The tenants overall seem to be quiet, respectable and friendly.The apartment complex itself is really beautiful and has nice facilities.The utility bills are also very reasonable.The apartment is also very warm in the winter and cool in the summer, so you hardly need the heater or AC. The only problem is the management.Sometimes, it takes awhile to get things fixed.Also, they do not allow packages to be delivered to the complex, which I think is totally wierd.However, as long as you stay away from management as much as possible and you don't get packages, then you should be set.

Recent Review:I loved living at Overlook.The staff was generally friendly and helpful and the grounds were beautiful.Our apartment faced Eubank, so the traffic was loud, but we never heard our nieghbors.I would definitly go back.

Recent Review:I have lived at Pinewood Estates in a 1 bedroom, 1 den apartment for 2 years and I love it. My apartment has high vaulted ceilings, a balcony, a large bathroom, and a fireplace. It's almost 1000 sq ft for only $500 a month, and they pay for water! I can't believe that my rent is so low. The security guards are wonderful. I rented a house before living here and I prefer my apartment. I also lived at La Privada Apartments, which cost a lot more and weren't nearly as nice.

Recent Review:At first, everything seems perfect...until you move in. When I came to the ABQ area to look for apts I was impressed with Presidio. The staff was extremely friendly, the model apt was perfect, and they gladly welcomed pets and children. Then I moved in. Now, the management won't speak to you unless they have a problem- to the point of ignoring you and being downright rude! They claim to welcome pets and kids, but only if they're both silent. They put notes on your door and threaten to throw you out for ANYTHING they can think of, whether it's legal or not and even if its unsubstantiated. At any time I could make up a complaint about a neighbor and on the second complaint, they receive a 7 day notice to get out. Easy as that! I'm very disapponited in everything here. The appliances are all substandard- cheapest they could find, no doubt. Fixtures in kitchens and bathrooms follow suit with the cheapness. Carpet as well. I would never renew my lease here and can't wait to get out! Luxury apartments...HAH! They wish! I've never experienced such rudeness and snobbiness from management for such a crappy place to live. They prefer to get new renters, rather than keep the ones they have. Everyone I've spoken to who lives here tells the same story of rude management and substandard apts.And they do treat young people like crap. I received complaints about my dog barking all weekend and was threatened with violating my lease and being forced to move out.My husband and I were home ALL DAY Sat, Sun and Mon and the dog was not "continuously barking". He didn't even bark at all. He is too lazy and sleeps all day! But, since the complaint was made- even if unfounded, it is put in our record. One more "fake" complaint in 6 months and you're out ont he street.Don't rent here!There are MANY nicer places in town with better staff and cheaper rent!

Recent Review:This is a very conveniently located , gated, apartment complex with nice conditions at a very affordable rate (military,vet, and student discounts). Owners, managers, and other staffare very helpful, friendly and professional. It is a pleasure living here.Outdoor pool(well-maintained), reserved parking and utilities are included in rental.Guest parking available only on street.
