| Recent Review: |  | Sedona Ridge has gone downhill under poor management.The shabby apts presenta terrible appearence.The management is rude and unresponsive.I have lived here for years, but am leaving immediately.The main reason I am leaving is POOR management. |

| Recent Review: |  | Sombra del Oso on the West Side of Albuquerque has impressive amenities and a reasonable monthly rent. They have in-unit washers and driers, gorgeous views of the Sandias, spacious floorplans, a well-maintained pool and even a nice little fitness area. Having lived there once before, I figured I knew what I was getting into and signed a lease with my fiancee without hesitation.What I did not know was that since their acquistion by Nevins/Lewbel, they have become quite rigid and inflexible in their rental policies and their service has degraded to a point I would not have expected from such a large property.When I became unemployed and accepted a new job in Arizona, my fiancee decided to remain while I got my financial situation in order. When I attempted to join an apartment community in Arizona, the representatives at Sombra rudely informed her that she would not be able to stay despite our excellent on-time rental history because she did not earn at least three times the monthly rent, nor could she seek a co-signer because she was not a full time student (she just graduated less than a month earlier). They would not remove me from the lease or allow me to seek a new residence with another apartment unless we immediately vacated and paid the full amount of our lease termination charges (with our concessions more than $2000)!While it is not uncommon for apartments to want to recover any losses, the management at Sombra were not willing to consider our rental history or allow me to seek another lease even though my fiancee had quite successfully paid the rent every month on time during my unemployment.Service to the apartment was always late or non-existent. The managers and representatives had no trouble forgetting my requests to fix a leaky pipe or spray for insects.Behind the slick corporate feel of the management, it was clear that Sombra del Oso had changed from a responsive, friendly property to one of greed and disregard of its tenants.Making matters even worse, Sombra del Oso does not even keep its tenant records on the premises, but rather at nearby Del Rio apartments (owned by Nevins/Lewbell). So the managers there had apparently no real say in how either myself or my fiancee were treated.On top of this, they assessed more than twice the amount of my security deposit for repairs (some were justified, many were not).Sombra del Oso does have both covered and uncovered parking. The covered spaces are quite narrow and many visitors, myself included, have dinged our cars on the metal beams. Most of the tenants are quiet, but we lived mostly near troublemakers and noisemakers. Despite assurances that these would be handled efficiently, they were anything but.Finally, despite New Mexico and the Southwest?s recent water shortage, there is rarely a moment where Sombra?s sprinklers are not wastefully running.I never like talking badly about any company I have done business with, but my advice is to avoid Sombra del Oso and Nevins/Lewbell properties like the plague.Don?t be fooled by the amenities and prices - Sombra del Oso is a prison and their management WILL take advantage of you. |

| Recent Review: |  | Really noisy all the time, bad response from staff/security--they don't care very much for the residents.Bad parking situations;high price for a tiny apartment with no real benefits/special features... It just wasn't a good experience. |

| Recent Review: |  | Security:There are security gates (though other tenets do like to keep them open with a rock, or some other device proped in the door jam), and there is security that moves around here at night.So no crimminals wouldn't want to come here.On the downside, there have been a few times when comming home from a movie (show time between 10 and 11 pm when it started), I was greeted by a security gaurd comming in, who was a bit confrontational on why I'd be driving in at that time of night.tbh, just drove in and was just getting out of my car then and there.Parking:I haen't tended to have a problem with parking here.That is a plus...Appearance/UpkeepThere is a landscaping crew, and the premesis is nice to look at.The only downside is that I've had a few neighbors that have kept trash in their front porch (aren't supposed to) that hasn't always been carried to the dumpster right away.This is more them, then the grounds keeper.Staff:Seems professional by and large.When I did move to a bigger apartment a few years back, they did show me one unit (which would have been nicer then the one I got), and after the fact said it was taken.I was told that there was another "just like it", but they didn't show it to me.Moving in, this was not the case.Had I known of a few things (had seen it), I would have asked for a different one.Management had changed hands since then however.Maitanence:There have been a few things, where getting repair has been a bit of a problem:- My old apartment, I had a problem with the heater/air conditioner sticking in phases.Basically, when the heater/air conditioner started running, it got stuck (so the apartment would get rather hot or cold) and not shut off until one jiggled the dial a bit.I reported this.One guy said a new stat was needed, but maitanence would just say "adjusted stat, seems to work".It took between many months and a year to get this fixed.Moving into the new apartment, the change over stat that detects whether hot or cold water is in the pipes was busted.So when summer came, the thermostat worked in reverse.It turned the AC on when the room was cold, and off when it was hotter then the thermostat shown temp.It took constant nagging, and after about 9 months, it was fixed.The stat still sticks in cycles (like in the old apartment) some however...On the upside, when the electricity went out (the neutral wire in the circuit breaker box had become loose), that prob was fixed that day.Some other fixes (also a problem with the oven) however wasn't so timely, and when something needed replacing, there was a reluctance to do it.Condition of unit:The old one wasn't so bad.As to the new one, move in condition was as follows:- Lumps in carpet.It's actually kinda disgusting to walk on in some places.It looked clean, but it felt like an old carpet or something.The carpet fibers were also a bit stiff (felt grungy) in addition to being lumpy in places.- The floor in the kitchen has a gouge in it (as does the wall in the hallway), and that and the one in the bathroom had stains, indentations, and other problems.- The oven was broke (the oven door), quite old, discolored, the enamal peeling, etc.One of the burners on the stove had (it looks like white paint, but thicker) melted on the burner.I don't dare turn it on or use it.- Kitchen cabinets have gouges and the shelves feel rough to the touch, like whoever planed them didn't know what they were doing.Some gouges are in the cabinet, others on the surface.- Wasn't a condition when I moved in, but since then the famicah on the cabinets has started peeling.- The bedroom window never quite worked right, and has always been rather loose and all (like it didn't really fit there).- The place (both apartments) have always been poorly insulated.In addition to heat/cold issues in the summer/winter, this effects noise levels between units.There's practically no insulation at all.Noise level:Attroscious.There hasn't been many mornings that I haven't gotten awakened.Add to this, the new unit (unlike the one they showed me) was right next to the road, and the extremely poor insulation in the walls.I have also had neighbors from hell, who are determined that everyone should be a morning person, just because they are.In the old unit, I had someone who woke me up with the shower (extreme water pressure, combined with no insulation) at about 6 am every day...but if I flushed the toilet after going to the bathroom in the evening, they complained bitterly.Nothing was done to deal with that, as if they consented to that sort of nonsense.Especially over the last 4-5 months, but even before then in the new unit, I've got more neighbors from hell.A car driving by, they can call security (wasn't even home, and walked to my door to see them there), but these same people can make it so no one can sleep.In part they could address this with insulation, and in part by addressing people who make it so others can't sleep in the morning, as much as those who can't at night (define this, 8 and 9 pm for the people I'm speaking of).All in all, I really don't like moving.But after all I've been through here, I wouldn't mind a house.If one is apartment hunting, personally, I'd recommend looking elsewhere. |

| Recent Review: |  | I agree with everything the previous post said, especailly the mold issues...except the pools seem to be in pretty good shape lately. The hot tub is rarely hot though. The staff are mostly okay but they had some real losers at one time. Make sure you get everything in writing because they love to bait and switch both with available apartments and rental prices. |

| Recent Review: |  | When we moved into our apartment, it was brand new.Not too many neighbors yet.While we lived there, the management staff was great and maintance was good.The problem is that Valencia Court rents out to A LOT of people on "Goverment Housing Assitance."What does this mean?One, you get crazy neigbhors who fight all the time and bang on the walls, smoke pot, hallways and stairways that stink like urine, have trash lying around, and writing in the elevators.Around the lobby, a lot of hoodlums are hanging around which make it scary to even go check your mail.Also, homeless people sneak into the stairways in the winter and leave bottles lying around.If you get lucky, you get assigned small uncovered parking where you will often have to call management to have other vehicles removed or to complain about all the damage your car has.Besides this, well you get to see first hand, police chases and hear sirens often on Central avenue.You get to see your neighborhood on the news because of the prostitution, murders and all that come with living in this area of town.You also get to see people on drugs and drunks all around the property and those drinking in broad daylight behind Furr's.Also, you might even get to see a live car robbery like we did!Overall, move closer to the mountains if you can :) |

| Recent Review: |  | I have really enjoyed living at Valle Grande Apts.The location combined with the beautiful grounds has made this the favorite apt I have ever lived in...I looked hard for my apartment when I moved in and the tall trees and friendly staff made my decision easy.I am moving to South Dakota but if I ever come back to Abq I will be back at Valle Grande. |

| Recent Review: |  | The price is good here but the apartments are aged and a walk around the property shows this.The gas is paid-a nice feature since the heating and range are gas.A big problem has been noticable vandalism and theft (both vehicle and home) on this property.This problem is compounded by the fact that the office staff shows little concern about this problem.If there were any securty and the units were fixed up better this would be a 5 star-yet older place to live. |

| Recent Review: |  | if your looking for a huge apartment with ugly green toilets and showers for a very good price come here. but if you want to get any sleep at all look somewhere else. and the management sucks if you want prison cell management come here cause they are rude and mean and wont ever fix anything. the walls are thin and every time you walk at all on the floor you can hear creak crack it really gets annoying. 2 cars got stolen one which parked right next to mine. and you can smell pot everywhere in every building. the washer is ok but the dryer is 75 cents and it doesn't dry your clothes until about the 4th or 5th time you put your clothes in. also there are roaches and spiders everywhere and they don't ever spray i do not recomend this apartment to anybody!!!!!! beware |
