| Recent Review: | | Cypress Gardens does have a large Hispanic population.Unfortunately, there is some gang activity among some of the younger Latinos, but for the most part, the Hispanic residents are decent, hardworking families who take good care of their children and each other.The main problem at Cypress Gardens is the poor white trash that lives there.I rented a townhouse at CG for 5 years and at move-out, I received my entire deposit back - that might have something to do with the fact that I cleaned the apartment from top to bottom and never had a late rent payment so never had to worry about being penalized.The reason I moved had nothing to do with the Hispanic renters and everything to do with the PWT renters who did indeed have a well-established relationship with the Tualatin police.The owners are a group of older businessmen out of touch with what their investment needs, the Property managers are jerks (and that's the nicest thing I can say about C&R).However, the resident managers are wonderful people and work very hard to maintain this property.It is an inexpensive, convenient and acceptable place to live if you're saving money for a home purchase or otherwise need to curtail your spending. |

| Recent Review: | | Be prepared for long walks from the other end of the complex if you have to park in the evenings. Management did not respond to 3 written requests to deal with neighbor who allowed their dog to run free and to defecate on the sidewalk without cleaning up after it.(Nothing like being me at your own front porchby a neighbor's growling dog!) Cars will be towed from handicap zones at owner's expense in spite of illegal and inadequate handicap signage (signs have been "on order" for over a year). Yet cars are often left parked in other no-parking zones, blocking sidewalks, etc. Noise is terrible: often awakened by neighbors using toilets, walking around upstairs at 5-6 a.m. |

| Recent Review: | | Rolling Hills is amoung the worst I've seen.They knowingly rent roach infested apartments, and make no attempt to get rid of unauthorized pets and residents. They knowingly continue to provide housing for drug dealers, prostitutes and illegals.The safety of the residents are not a priority.In addition, they make a regular practice of bilking people out of they're security deposits.This company has no scruples. The staff there won't even live on the property!They know what a crap hole it is. Car break ins, rapes, drugs...I'm so happy to be gone. |

| Recent Review: | | Awesome Management/Staff, great location and landscaping. They do a big summer pool party, and other contests to keep tenants happy and meeting each other. It is older, but the rent specials and staff make up for that. Would recommend highly to anyone. |
