Recent Review:There have been four property managers in the last ten months...they, like the maintenance staff, keep getting fired.Turchi's answer is to keep firing people. They clearly don't have the human touch. The management is condescending and defensive.Potential tenants were told that a gym was going to be installed in the basement...never happened.Total bait and switch. No sympathy. No reliability. No communication. The apartments are pretty, but not worth it.
2. Adelphia House
1229 Chestnut St
Philadelphia  PA, 19107

Recent Review:I am subletting here for the past three months and for the most part, things are okay. No one bothers you but on the downside I don't really know anything about the people that I live with. There seems to be a few shady characters afoot but as of yet no one has bothered me. If your in the hallway you can hear what people in thier apartments but not really from your own apartment. Security is not super tight but there is someone there and the one time I needed a leak fixed- I reported it at 10 am and it was fixed by 1:00They have been nice to me and it is a good value for the location. After midnight the whole street gets pretty quiet and there are a few homeless people that hang out a block away at the 7-11. Nothing super shady, nothing super great. I have a nice sized studio and it is convienet to many things. There is NO parking that is easy to get (parking garages across the street but hard to find on street parking. Takes my guests either 1 minute out of luck or 20 minutes. Hallways sortof blah, enterance way is nice. Only 2 of three elevators in service so it can be slow but not more then a few minutes most of the time.No dogs are allowed which is another negative.

Recent Review:The apartment conditions are pretty bad.It has mouses in the house, no window screen, dirty carpet...maintenance is always too slow and more importantly, the staff members are all rude.
5. Ardleigh Gardens
East Upsal Street
Philadelphia  PA, 19119
15.0
Recent Review:I lived at Ardleigh Gardens from 2001-2002 and would recommend it or any Lindy Property.Management was friendly, helpful, and available.I never had a problem with noise.Public areas were well-maintained.Anytime I had a maintenance issue it was fixed immediately.(eg. call in the morning and it was fixed before I returned home from work). The building itself is in beautiful tree-lined East Mt. Airy. It's an easy walk to the XH, H, or 18 bus routes and a couple of blocks from Stenton train station. There's parking on-site if you want to drive.Only drawback I ever had is that you don't control your own heat, so in the winter it sometimes got to be too hot in the apartment and we actually had to turn on fans.
6. Bluegrassestates

Recent Review:BLUE GRASS ESTATES IS PERFECTLY LOCATED IN THE HEART OF NORTHEAST, PHILADELPHIA.A SERENE PARK-LIKE SETTING THAT IS CLOSE TO FINE DINERS, RESTAURANTS AND SUPERB SHOPPING AND TRANSPERTATION MAKE UP THE CHARM OF THIS APARTMENT LIVING EXPERIENCE.
7. Carlton Park Apartments
2800 Midvale Ave.
Philadelphia  PA, 19129

Recent Review:My wife and I have lived here for 2+ years. It is not like any old apt. more like a first house. Complete with hardwood floors, basement, and even a gardening area if you so choose. The management jacked us for water/gas halfway through the first year but what can you expect? We move out in a month or two into our first actual home and I definitely recommend you snag our place right away. But there is one caveat, the buildings are old and the service just maintains things never really replaces them.
8. Chancellor
206 South 13th Street

Recent Review:This place isn't bad, and the maintenance people and front desk people are very friendly.I had a problem with one of my appliances shortly after moving in, and they took care of it quickly and professionally.I also feel safe in the building, since it is monitored all the time, by cameras and front desk people. The main problem with this building is the noise. There are a lot of students living here, and students like to make lots of noise.I often work at home, and this was a major problem for me.One of the apartments adjacent to mine eminated bass so powerful that it would shake my fixtures. There were some minor problems:the elevators broke down regularly, the water was shut off all day a couple times (usually I was at work though), and there are a lot of weirdos that hang around this neighborhood.None of these bothered me that much, and are about on par with other Philadelphia buildings I am familiar with.If it wasn't for the noise problem, I think this would be a great place to live.

10. Cosmonpolitan
221 S12th St
Philadelphia  PA, 19017

Recent Review:The building is in a good location and has significant upside potential. However the management staff is unresponsive, disorganized and unethical. The hallways are filthy, the roof leaks, faulty fire alarms and maintenance requests go unfulfilled. Price is affordable if willing to tolerate these drawbacks.
