| Recent Review: |  | Summit Park works if you are right out of college, live with a bunch of friends, want cheap alcohol, and have no interest in the social life or things to do in Center City.The rent is too high for the location (it's a very long drive into the city and not within walking distance of the train) and if you don't go to all their cheap booze events, you end up feeling like you are subsidizing the social life of the very people that are keeping you up all night with their partying.Biggest irritations: PARKING (they don't enforce the parking permits AT ALL and are unresponsive to complaints); the people in the rental office who know NOTHING and only work there b/c they live here; and the fact that you are required to use their cable/internet/phone services, which are not cheap or good.They also make you freeze until very late November so they don't have to pay for heat until it's absolutely necessary (actually, past that time.) |

| Recent Review: |  | I consider myself a decent and kind, working-class professional lady who was looking for a secure, nice place to stay in Philadelphia.I was moving from Maryland to Philadelphia from a job relocation.Hollis, the leasing woman (I dare not call her an agent or manager) because she did not act as the role when I went to view the Drake apartment.I arrived an hour early around 2:00 and just in time to see her scheduling in a walk-in at 2:30 just before my 3:00 appointment.We both arrived at around the same time and I asked her if it would be possible to see the apartment early since I had another engagement.She was very rude, abrupt and proud in her behavior and told me that she wouldn't be able to see me before 3PM and was not certain that she'd be on time for my appointment, which I scheduled a week prior.I asked if I could double-up and take a look with her walk-in that she had just scheduled in front of me, since she was running late with her appointments and she said no.Because I was from out-of-town I wanted to take a look at this apartment so I waited, missing another appointment that I had scheduled after this.Our appointment was 15 mins. late, Holis was extremely rude and asked me if I still wanted to see the apartment,after I waited over an hour.She told me that she really didn't want to show me the apartment because she felt that we were not getting along.Long story,short, the place is very nice.Fortunately I know how to handle rude people (in a decent and professional manner) and still get what I want ( which in this case was a simple look at the apartment) but there is a 'sour apple' in the leasing department who has a very unprofessional,negative attitude and seems to base her selections on your appearance and how she feels that day.You should know that I have excellent credit, make a comfortable salary for the Drake, am a home owner and understand the importance of being selective, but your selection should not be based on race, culture, and creed!This place certainly would not get my money to pay any part of her salary.I admit The Drake was on the top of my apartment list but there are plenty of other great places to live in the area with the friendly and kind people that you want to come home to, chat with, pleasantly greet, and be greeted by in the hallway! | Recent Review: |  | Management is awful.Worked with Diane.Very crude, inflexible, and rude.Bitch to the core.Here are things to know:1. The walls are extremely thin.The layout is a bit horrid.You will not notice this until the night you move in.The bedrooms are adjacent's to your neighbors living room.As a result, if your neighbors stay awake past 2am and plays his stereo, you will DEFINITELY hear it.Trust me, I have this problem with my neighbors.Also, you WILL hear your neighbors above.2.Location of the apartment is too close to 16th street.If you love sleeping in on Saturday mornings, forget it.With parades and the band playing outside at 8am like every other saturday during the summer, it is not gonna happen.3.When you terminate your lease with a required 2 months noticed, they will start giving tours of your apartment to "future" residents.This does not require your approval.Read your contract carefully.Your apartment for the next 2 months will be their museum tour for future prospects.More or less, it feels like breaking and entering by people who you do not know and they say that you can not do anything about it (refer to comments by management).Honestly, do you want some stranger to come into your apartment without your approval?4.Door people are generally nice (Doris and Darlene), but Jerry is a control freak.For a guy who makes probably less than 30K, he acts like he owns the place.Very moody.. sometimes, he is nice, sometimes he is an ass.5.Maintenance are straight up people.They do try.But, again, this is an old building.For example, dryer takes 3 hours to dry your clothes and my doors are still not fixed.6.As for safety and location, the apartment is not well lit.If I had kids and the corner street is a bit scary at night...As a wrap, this apartment charges a hell of a price to live; but with all the headaches, honestly, you do not want to live here.Good luck, |

| Recent Review: |  | The location is good if you need to live near I95, or the franklin mills mall, but its a pian in the ass because you can only get to the parking lot from one side of the street and you have to make "U" turns to get out. My apt is next to a charter school and a private home, some apartments are right off of woodhaven and acadamy streets which is a pain. THe townhomes are very nice inside and they have a washer dryer hookup (stacked only). Not bad for the money. There is a fire house and a police station 2 blocks away. |

| Recent Review: |  | The manager, Cheryl, is horrible.She treats tenants like dirt, does not care about your concerns one bit.I have numerous stories of botched maintenance, bug problems, leakings, none of which Cheryl resolved.She always blames the tenant.She is supposed to work 10 am to 5 pm, but frequently leaves at 2 or 3 pm, especially on Fridays, making it difficult to pick up packages left in the office.Cheryl does not care.Please, please, please do not rent here under any circumstances. |

| Recent Review: |  | Walnut Square is a great building but poorly managed and cared for.My apt. is great, spaceious and fairly modern.However, this is not typical of all units in this building.The biggest drawback to living here are the old and often scary elevators (frequently being repaired).Rent is pretty cheap and if you can live on the 2nd floor you'd be lucky enough not to have to use the elevators.Maintenance requests are handled fairly quickly by building staff.The ever present posse of people sitting on the front steps can be annoying, especially in the warmer months.These folks seem to ALWAYS be there and rarely move to let you in the door.This may deter single female and older folks from wanting to live here, but generally the folks on the steps are locals and cause littel problems.Street noise can also be a problem here if you don't live high enough.Wooody's (the gay epicenter of Philly) is just across the street and drunk boys are often loud and messy when the bar shuts down (no matter what day of the week).A good value, but be prepared for these issues. |

| Recent Review: |  | Upon first viewing the apt, it was wonderful. The apt was very spacious and management seemed to be friendly and caring.Once my lease actually began everything changed.I made my first complaint not too long after moving in and am still waiting on a response.I was told I was not allowed to open my windows during the winter season although I have a respiratory medical condition and my windows were locked.I had to get a friend to break the lock so that I would not have to be in and out of the hospital. From things missing in my apt, to mice (no matter how clean my apt was) and calling week after week for leaky faucets, and mold in the apt as soon as I moved in, maintanance was horrible. To make matters worse, management is made up of some of the most rude people I have ever encountered. From not responding to hanging up tenants b/c of thier "lack of time to talk" the overall experience has been awful.Many nights I've walked into the building to find homeless people on the floors and have had to walk through messes they have left behind that no one has cleaned.There is nothing secure about these apts.I would not recommend this place to my worst enemy. |
