| Recent Review: |  | Hands down the worst realty company ever.We moved into an apartment full of roaches, and only when we got the health department involved was the situation resolved. Only one of many bad situations we encountered. The employees are EXTREMELY unprofesional, unhelpful, and rude.The apartment we lived in was actually very spacious and beautiful, but none of us resigned the lease because noone could stand dealing with this realty company any longer.Steer clear. |

| Recent Review: |  | So this place isn't a luxury apt, so there may be some fine details around the apt that are unsightly. However, this is a great place for the rent I pay and all the necessities are well attended to. I love that all utilities are included so that I never have to hassle with it. Coming from another place where I had to pay for all the utilities, the most expensive one is gas.When you first get the apt, it has been professionally cleaned. It definitely feels very homely, and the size is pretty big for a studio. There is some noise from the streets, but it doesn't bother me as long as the windows are closed. There are no screens on the windows, so bugs might come in if you do open the windows. And during the winter, they have central heating for the whole building, so it can get pretty hot inside the apt. Also, during the summer, the a/c can make the apt very dry, even if you have air intake from the outside.One concern I had when I signed the lease was that the apt manager could not confirm whether I had a parking spot until the day of move-in. That was quite a stressful situation for me. Be careful that the parking garage is very packed, so if you need parking, you might want to make sure you sign the parking lease when you sign your housing lease.Another issue that is of concern is that the location is on the border of shadyside and east liberty.The ground floor of this building includes a bar/restaurant.And I have heard of some intense rowdy bar brawls that spill out to the streets and 3 or 4 police vehicles show up.Another incident happened at the street intersection.It shouldn't be a big deal if you are inside, but it may make some feel unsafe.All in all, I have been quite happy with this place, and I have renewed my lease for next year.They did increase the rent, and that will probably continue year to year. |

| Recent Review: |  | This place is a NIGHTMARE.I needed a place close to campus and this place seemed like a good deal (cheap rent, utilities included + free cable), but you get what you pay for.When I moved in, the apartment was infested with ants (I seriously could not walk on my kitchen floor barefoot - it would be COMPLETELY covered with them every morning), it wasn't cleaned, my bathroom sink leaked, and the "furnishing" they talk about? It's disgusting. I left messages for maintenance numerous times and they ignored them, the intercoms don't work, there is practically no security, if you get a package in the mail they will just leave it out by the mailboxes where anyone could take it, and you're not allowed to have air conditioners so in the summer it is insanely hot (especially if you're living alone on the ground floor and not exactly comfortable leaving your window open.).Don't rent from this place! You're better off paying a little bit more for an acceptable place to live. You'll probably pay the same amount anyway from having to fix everything yourself since maintenance is nonexistent. |

| Recent Review: |  | These apartments are the worst things i have ever lived in. They have had a huge rat problem and no one has tried to fix the problem. The basments leak and smell like mold. There are no A/C, no comforts. There has been several times when i have went to tak a shower and the water was brown. And after all this they raised the rent on us. I wouldn't let a homless person live here |

| Recent Review: |  | It's been an overall good experience living here. Sterling Land Co (the mgmt company for King Edward) has a great maintenance staff - they are especially fast at fixing plumbing problems. The apartment is large and gorgeous - great deal for a 2BR, 2 bath place. The bldg is 100 yrs old and everything seems built very well. The only problems we ran into were: 1. when our roof started leaking after a major hurricane (we live on the top floor) and it took quite a while and multiple attempts to fix. Management was not very helpful during this process. (They contracted out for this job so it was not the fault of Sterling maintenance staff.) and 2. they are very inflexible about lease extensions - we were not allowed to extend even by one month. Also tends to be noisy due to location on a busy corner - you can hear everything from the street even on the top floor. Neighbors are quiet, however. Parking can be a little far away but I've never had major problems finding a space on the street. Card-operated laundry on-site is a big plus but sometimes the card machines break. |

| Recent Review: |  | While I agree that the building is quiet and generally a nice place to live, the attitude of management is poor.If you need to break your lease because you are moving out of state good luck.You will be told that you need to pay the rest of the rent for the balance of the lease term which could be several thousand dollars.You can't negotiate on this.You are told that you should place an ad in the paper to find a new tenant.This is not as easy as it sounds since the building is over-priced and more expensive than most in the area.It doesn't help that everyone is leaving Pittsburgh so there is more of a supply than demand curve here. |

| Recent Review: |  | I'm so sad to say goodbye to the Oaks.Everyone who works here has been very kind and helpful.The apartments are well kept, and none of the neighbors are trashy either (okay, minus one litterbug).You can hear the neighbors if they yell, or do anything else loudly.However, they've apologized a few times for their stomping around.I don't usually mind, and their parties are few and far between in the year we've lived here.My only complaint is a musty smell in our hall closet and one cabinet in the kitchen.I've tried every suggested trick in the book, but I've just decided not to put anything in them because nothing works to get the smell out.I have never complained about this to the office, cause I don't really care that much.One of our stove top burners didn't work, they came and fixed it that day, and once our door handle to the patio fell off, and they came that same day as well.I'm sure they'd handle the funky, musty smell if we complained.They give a free storage unit down the hall, and the laundry room is rarely busy, although the dryer doesn't do a very good job, but it's not worth an extra buck, so I just hang it all up to dry completely.The parking can be tight sometimes, and other times we have a spot right outside the front door.The town of McCandless is very quiet, and very suburban.We're moving out of state for work, and I will definitely miss The Oaks.After living in a ghetto slum in the city, this was a wonderful change.Also, it's really cheap to live here, cheaper than housing by the universities and elsewhere in Pittsburgh. |
