| Recent Review: | | Our landlord is an interesting man.Besides him pushing my roommate into a closet and holding her there, him using our toilet to take a dump when we aren't there and not even trying to clean up, doing electrical wiring without shutting off the power (when we aren't there and without prior notice) and leaving the live wires out, and mowing the lawn every other day @ 730, I really can't think of too much to say. |

| Recent Review: | | When we moved in in Fall 2004, everything was nice and cozy.The paint and carpets are cheap, but we were told that they were replacedeverytime someone moves in or out.When we moved out in Spring 2005, we lost the deposit despite cleaning the carpet and cleaning the apartment so it sparkled.Our questions concerning the deposit were ignored. |

| Recent Review: | | The management pretends to be nice in the beginning, all smiling faces and everything. The deposit seems so little. As soon as you move in it starts. They enter your apartment without your permission and with muddy shoes for maintainance(!) purposes. They tell you that heating is included in the rent and it is by gas not electricity. Later you find out that your heater spends as much electricity as gas, which YOU have to pay for. The maintainance guys are totally rude and they behave like its their house not yours. When you are ready to move out they definitely keep the deposit. No matter how clean your apartment is they make you use a carpet cleaner and pay huge box for nothing. You can only use two carpet cleaners they have agreements with, this way they take your money and keep your deposit anyway!. The guest parking is couple of miles away from your home, so when your friends come you need to pick them up or they get lost in the forest or freeze in the cold wheathers. When you throw a party you get sick of going back and forth. They tell you to renew your contract at the same rent price and soon after they have major discounts that pisses you off. |

| Recent Review: | | Living here has been unbelievable! If you like loud drunken parties all night and lots of cigarette smoke in your apartment, then you should live here. We have had our windows kicked in twice, and a drunken student trying to break into our apartment at 4 am.You can hear EVERYTHING between apartments. Management says it's quiet and does nothing except to tell you to call police - who are uninterested in responding to student problems. 20 undergrads in my building. They said only grad students!Showers run hot and cold - if anyone turns on water in whole building or flushes toilet. Back bedroom very cold. Students smoke cigarettes outside my windows & smoke comes into the apartment. Hallways are smoky. They also canceled free TV cable half way thru lease and we had to pay for tv extra.A minor was sexually assaulted at a party here this year.Snow shoveling is very bad, parking spaces are small. Cars get dented when people open a door next to you. Also, there is dog manure all over the lawns. Broken bottles also on sidewalks and lawns. AND very large house centipedes in our apartment. They say there is nothing they can do about it. This has been a terrible experience. I wouldn't stay here an extra day if you paid me to do it! |

| Recent Review: | | I was just reading the ratings and I disagree with most of the statements made.I lived at the Meridian and of course I had a few items that needed fixed here and there, but the staff was always very nice to me and took care of any items immediately.I can see how some people were charged at move-out, because I saw some of the apartments that people who lived here never cleaned or took care of and the fire alarms were from all the drunks at 4 in the morning pulling them!Generally I had a good experience and my brother will be living there next year and when he visited he was told their were no more drunk student fire alarms due to a new system. |

| Recent Review: | | My fiancee lived here last year... I grew up in State College and went to Penn State undergrad here, but of all the slumlords in Happy Valley I have never encountered anything like the management here.Management would routinely enter apartments without prior notice or even knocking, to show rooms to prospective tenants (my fiancee was once caught in the shower).Building is undergoing extensive repairs, and the balcony was covered in hazardous fiberglass dust.Management never cleaned it up (legally speaking this amounts to partial eviction, for which the tenant legally has no further obligation to pay rent).When management is approached for anything (good or bad), the rental office is extremely dismissive and rude.My fiancee was once locked out of her apartment, and had to contact maintenance to open it.Management charged her $50 and has threatened to evict her if she does not pay.Neither the charge nor the threat are listed on the lease.Know now that management will additionally try to apply other hidden costs (or those that are not in the contract at all) whenever possible.My fiancee was charged an additional $55 "sublet fee" when she finally got out.The bottom line is that management will pressure you with bad faith litigation threats.These are legally unenforceable but will certainly make your life hell.Stay away from this building.For the record, I am a 3rd year law student at Cornell.I lived in State College from 1986-2003, when I graduated from PSU.I have not listed complaints against any other apartment building in State College.PS- Building advertises reduced rates for students of foreign nationality, which is possibly a violation of federal law.See section 3604(c) of the Fair Housing Act, which prohibits advertisements indicating "any preference... based on... national origin." |

| Recent Review: | | I lived here for 3 years and absolutely loved it.Spacious floorplans with your own bedroom.The four bedroom aparts. have 2 bathrooms.Management was very polite and friendly and any maintenance complaints were fixed within 2 days.Police patrol the area nightly so i felt extremely safe.Carpet gets changed almost every 2 years.My only complaint would be the the fitness room gets pretty hot...the have air conditioning but it never seems to be working that well in that room.Wonderful facility and for the most part quiet. |

| Recent Review: | | I lived here for a year and nothing is what the add said it was.They are overpriced for the apartments they offer and the apartments are old and dirty.The apartment they show you is NOT the one you will get.When I got my apartment the carpet was bad and it looked liked it hadn't been cleaned in a year.Although it seems like there is tons of parking, it is an illusion.People who don't live here park here, and the management does NOTHING about it.The managment seem nice, but don't care to do anything to help their tenants.Also, Toftrees claim of NO UNDERGRADS is a HUGE JOKE.I'm surrounded by undergrads and am constantly being kept awake due to loud music, parties, and animals.It's like living in the middle of a zoo.DON'T RENT FROM TOTREES ITS A RIP OFF!!!! |
