| Recent Review: |  | The apartment complex is older but that's what makes it unique. I don't have any problems with maintenance and I enjoy my apartment. Basically, what you pay is what you get. The floors are scratched, windows stiff, caulk in so many places, some bad outside draining in certain areas, and more. Overall, I really enjoy the area and the neighbors. It is safe but sometimes a little noisy b/c the walls are thin. There are good prices for the space you get. |

| Recent Review: |  | I enjoy living at this apartment, most of the time.Most of the time until I have a maintenance problem (which, considering the age of the apartments, is fairly often).For example, we recently had a gas leak (a fairly serious problem) that took 5 days to resolve, during which time we had no hot water or the ability to use the stove/oven.When I spoke with the woman in the apartment, she seemed irritated that MLGW shut off the gas and didn't fix the problem (not their responsibility).As she said "so they just left the problem for me and my guys".I have never had a positive experience with the maintenance staff from knocking on our door at 9 at night with no identification to waiting 6 days for a simple repair to keep rodents/birds out of our dryer vent.The staff are surly and sullen and act as if you are inconveniencing them.I have been lied to, questioned in a hostile manner and passed around from staff member to the other in an attempt to put me off.Other than the maintenance problems, I enjoyed the apartment.It was fairly big, inexpensive rent, good parking, relatively few noise problems and ideally located.However, the maintenance and staff attitudes are causing me to move out when my lease is up.My rent, while inexpensive, is not worth the hassle of the staff.UPDATE:After talking with the manager, she was more than apologetic and was very genuinely upset at the treatment we have received.She was extremely fair in her offer to accommodate us and I am sorry that we have not been able to deal with her sooner.She came across as very approachable and responsive to resident's concerns and she even reads apartment ratings sites like this one (she mentioned it in the meeting).She also reported that there are/will be staff changes so the service will be better.There is a new service manager scheduled to start soon and I expect our maintenance worries to be over.So while there have been serious maintenance problems, hopefully with a new manager and service manager, things will be much better in the future. |

| Recent Review: |  | While in a wonderful location, this complex is not what it's cracked up to be any more.They do not respond promptly to repair orders.Many of the units have bugs that did not get taken care of promptly.The company changes hands with extreme frequency and when you leave, they don't give you back your deposit even though they sign paperwork saying they will. |

| Recent Review: |  | I rented a 1 br apt at Riverset.I needed numerous repairs to the toilet - after about 4 fixes it worked ok but usually ran for about 10 minutes after each use. The mainainance staff are freindly and reasonable but if you need minor repairs you should try to catch them as they roam around the property - calling in to the office is not always the best way to get fast repairs to fixtures.Ventilation is very inadequate. The range top fan/filter won't remove smoke, and cooking odors may linger for days. It's hard to get fresh air into the apt and you can hear your neighbor pick their nose through thin walls.Lots of young singles around if that's what you want and the nearby Riverpark is an asset for this location. Dog policies are not enforced. Many apt dwellers have multiple dogs, many of them well over the 25 lb limit. Dog crap everywhere on the grass so if you have kids don't let them play on the grass. There is absolutely NO Security. Gates at entrances are often broken or run over and if they aren't you can usually squeeze past them if you have a compact or smaller car. |

| Recent Review: |  | First of all let me start by saying I have a 3 bedroom/2 baths. Spacious.Very. But nothing ever gets fixed over here. For about 5 months I have been calling for my outside porch light to be fixed. Hasn't been fixed.For a year in a half my diswasher has NEVER worked right.The hot water boiler goes out so much, one moment you'll have hot water, the next, you're freezing your behind off in the shower, and the roaches...no matter how clean you keep YOUR apt. someone is always nasty around you, and they will not spray. Trying to get them to spray, is like trying to get a 2005 Lexus for $8,000. It just ain't gonna happen. |

| Recent Review: |  | Here's my letter to management..it will tell you about what I went through!On January 15, 2005 Isigned a lease with the Sycamore Lake Apartments. Upon officially moving in on February 1, 2005, I loved my new apartment. However, shortly after moving in I started having problems with fleas and at the time I was 8 months pregnant. When I initially complained I was told that I did not have fleas but were some type of flying insect. I knew it was a flea and felt as if I was being called a liar. After numerous complaints the owner of Good Earth Pest Control came by my then apartment at Westchester Dr to investigate the premises and look at the specimen that I killed in a glass of water.He confirmed that it was a flea and found that the apartment above me was infested. I had been through so many treatments with no resolution to the problem. I finally decided that I would never be able to comfortably put my infant on the floor to play and learn how to advance her motor skills. I decided that I would like to move to another apartment so management could completely fix the problem in that unit. I was not compensated for transfer fees (cable, electric) or time that I could not spend in my apartment and the labor I used to move from point A to point B because I was pregnant and could not do it alone. I felt like I was being bothersome to the management on site and was being punished for wanting to be comfortable in my own home.Upon moving to my current apartment we bombed all of my furniture and belonging the night before moving, washed the legs and base of everything and then sprayed them with flea spray. I was very relieved and happy at my new apartment (which was also sprayed before I moved in) for several months until the fleas started to reappear. I want you to know that I have a 3 month old child in my home and NO PETS.These fleas are solely living off of me and my child. This is a horrible situation! This past weekend there was a boom in flea activity. I caught about 11 fleas and drowned them in a glass of water and soap. My breaking point was seeing a flea on my daughters face after sitting her on the couch for a minute. I can not live like this and this is NOT normal. I was told by the office manager today that we live around a lot of trees and they could come in on my pant legs. This is true but why is this my problem?? I have lived in Memphis for 6 years (East-heavily wooded, Downtown, and Midtown) and never ever had a flea problem. I feel that moving to these apartments was the biggest mistake that I ever made and will make sure people know how awful it is to live here. I have since seen fleas in my truck!!!!!!! My furniture is ruined! And I have been greatly INCONVIENCED! I was asked by the management todayIf you move to a new fully furnished apartment how do you know that apartment doesnt have fleas?I repeat THIS IS NOT NORMAL! THIS IS NOT ACCEPTABLE! I have never had this problem at other living establishments. If I have to I plan on getting legal representation and talking to the other residents that are experiencing flea problems (and there are others).This issue has been emotionally and financially taxing on me. I am embarrassed to have company and friends over because I am afraid they might be bitten. My plans are to move out ASAP. Put all my furniture into storage (Fog the storage room every 2 months for a year), move into a fully furnished apartment only taking my cloths (will wash and bag before leaving), and steam clean my furniture before using it again. I have experienced lost of sleep affecting my performance at work, fear of the fleas transmitting some kind of disease to my child, and overall anxiety about moving these little critters with me! I will now have to pay a monthly storage fee and cleaning, transfer, and moving fees (moving company, deposits, application, etc.)I feel like I am now caught in a vicious cycle that I was blindly thrown into without warning. I would like to be released from my lease and all expensed paid for my inconvenience (rent, fees, etc). Please lets rectify this situation and come to an agreement. I have always paid my rent and never made any trouble. This is NOT what I signed up for! |

| Recent Review: |  | We moved into this loft for our last two years in Memphis. We are interested in an apartment for professionals or a nice home or townhouse for rent.They have a website, but we are not really looking for a loft in portland. we'd like to be 15 20 minutes or so from center city by public trans at most in a neighborhood mixed with professionals, families and folks.looking to spend 800-900 at most. trying to save for a house. can come look in march and sign lease for as early as May 15.
