Recent Review:University Gardens has one thing going for it- location. Otherwise, we experienced extreme roach problems in the kitchen, bathroom and bedroom and a break-in with one of our cars. Also, our air conditioning worked intermittently. It was old and ran all the time, leaving us with a $90 electric bill, even though it was off half the month. Management tried to fix it three times but refused to replace the unit. Otherwise, aside from the vomit in the hallways (happened twice), we really enjoyed the downtown location. One additional issue was that it proved impossible to have two cars while living here because of the proximity to campus. There were many vancant units and no sense of community because people are staring to move away from UG.I would suggest living a little farther away from campus in a nicer complex to anyone who was considering living at University Gardens.

Recent Review:this apartment complex really sucks. it takes forever for maintenance to come when you want something fixed. there have been roaches everywhere in the two apartments we've had here. the exterminator comes every week but it does no good cuz the roaches are never gone.it's difinately not safe. my husband's car got broken into and cd player stolen and my car has been keyed on both sides of my car. when we went to the leasing office to report it, they said they couldn't do anything about it. the gates are never closed at night so anybody can go at any time of day.

Recent Review:if you live here you might as well just eat shit, because just thinking about this place leaves an even worse tastein my mouth.this place is run by communist who will try to feed you shit.live here if you don't care about your health.live here if you want to take only cold slow dripping showers, want to freeze in the winter and fry in the summer, and don't need a working fridge.live here if you want miserable and pathetic neighbors. also must like being unfairly charged on your utility bills and live in fear that the management will steal everything from your dungeon dwelling after the locals have stolen your car or at least the stereo in it.

Recent Review:Management is aweful, don't bother comlaining about anything because they won't do anything about it.If you persist they will become extremely agitated and rude. The walls are thin so you can hear everything that goes on around and above you. It's way too expensive to be living in the middle of nowhere. And don't expect to get your security deposit back; I cleaned for 5 hours before leaving and they still found a way to keep it.

Recent Review:This previous article was clearly written by someone on staff. This was the ABSOLUTE WORST apartment complex I have ever lived in. I had problems with my Air Conditioner from the first day I moved in, and throughout the duration of my occupancy, it was never fixed properly. The same was true with the washing machine, both clothes and dishwasher. When I left, they also tried to bill me for problems that existed before I became a tenant. Finally, the staff was terrible. Nothing was ever resolved. No one had a clue what was going on. One of the people on staff "Denise", actually lived in the complex and I remember on at least two occasions, due to complaints, Police were called to her unit. A classy place indeed. There are so many other nice places to rent in the Arboretum. Do yourself a favor......DO NOT RENT HERE!

Recent Review:We thought we were getting a great apartment when we moved to Austin. It looks great, but that's about it.Before we moved in I asked about the train, the lady told me it comes by every now and then, you really don't hear it.Ya right, it comes by all the time, including the night.Shaking the apartment and we weren't even the closest building to the tracks.Other complaints would be slow maintnance, very inefficient, air conditioner running all the time, utilitly bill was sky high.Definately have thin walls to hear your neighbors and smell their stinky cat.Having to drive our trash to the trash bin.New management putting lockdown on entertainment room after hours, even though they have video cameras in there. The apartments are just poorly made. Our window leaked when it rained, fire ants came in and it took two days to get pest control there, and did I mention I had the air on all the time just to keep it at 78deg.My advice is it's not worth it, spend your money elsewhere.

Recent Review:I will not lie: this is a lower income area of Austin. If security is a major sticking point for you, this is not the place for you. That being said, my three friends and I have never had a problem with our apartments, cars, or persons being a target of crime (for those that care, we are four white people in a predominately hispanic crowd).Other than security, though, this place is very good for the price. We are in a 2/2 for $600.Maintenance is outstanding - they've always come the same day in response to reports, even when requested late in the day.Besides a couple of intermittantly leaky windows, I've only had to call them for problems caused by us, not with the apartment.Management was a little flaky at first, but they've improved since a national chain took over management and they've hired permenant staff. If apartments were rated like hotels, i'd say Villas is 2 out of 5 stars.

Recent Review:I am quite dissapointed with the renting experience so far with this comunity. My leasing representative asked for a check in the amount of 75 dollars so that I could hold the place while waiting for the unit to be vacant and made ready for the tour.We had the verbal agreement that check will not be cashed until I was ready to lease (meaning viewed the unit, fill out the application form, etc).Without any notice, my check has already been cashed.I was never offered even a site tour.
