| Recent Review: |  | THe staff was absolutey clueless for the first two years I lived there.THey promised me a 200 dollar visa card to renew my leaseand said i owuld get it in time for Christmas so i took it..... but i didnt get the money until March!!!!As i am currently moving out, new ownership took over and really upgraded the interior of the apartments, however the furnituire, mainly the couches, are STILL HORRIBLE>>>>| NOT THE ONJES IN THE MODEL !!!!!if you are concerned about noise, then dont live anywhere on Riverside!!! look, heres the deal, if oyu have chosen to live on Riverside, and I have been to every complex on the street, (Ballpark, Campus Estates,, Crossing place, village, uc,) than i would choose colege park simply because they are all basically the same, and itis less expenive.THe apartmenst are huge as opposed to JEfferson Commons, and they are getting better as of now.... but noise complaints are stupid considering it is COLLEGE HOUSING PEOPLE!!!!!!!I never had any security problems there, and I drive a brand new car.... never broken into...... maintenance wasusally within 2, 3 days,........the internet isnt great, butit gets the job done.THe old management was awful, but the new people appear to be somewhaty better......The only other complex on riverside that I might say is good is Crossing place, but it is a lot more cash for a slightly nicer place.... but you get your own bathroom .... but at a price.... orange tile!!! |

| Recent Review: |  | I moved in to Colonial Village in Sept 03 when it was still Centergate. I loved it. The management was fantastic and my rent was cheap ($499). After the change of management came a hideous paint job and a worse management team. Chad, the property manager is rude and will lie to your face so watch out. The apartment next to mine flooded and the maintenance crew put a hole the size of a volleyball was in my closet wall. This was made in January and after numerous unreturned phone calls, voicemails, and letters, it was finally fixed 2 weeks before my move out date in June. Yes, June. It's very hard to find a friendly face when you have a problem. I've only mentioned one of many problems myself, and many other people have dealt with. If you want to live in a stress free apartment complex, Colonial Village is not the one. |

| Recent Review: |  | The apartment complex was built in 1983, so it has been around for quite a while.Overall there are 200 units, so it's not a huge complex.Some features in the apartments need to be updated such as the dishwashers and ovens.The cabinetry in the kitchens and bathrooms are not of very good quality, they look like they're made of cheap wood and particle board.I think there is a possible mold problem here, but don't know for certain. The residents are for the most part very quiet.The apartments themselves are kind of small.They seem to be on the pricey side when compared to how much square footage you get.For instance I currently live in a 503 square foot apartment and pay $555 per month, which is why I'm planning on moving very soon...The rent is too high!The neighborhood surrounding it is extremely nice and there is a beautiful city park located close by. |

| Recent Review: |  | I have been at Crossing Place since it was built, I guess that tells you that I like it, don't get me wrong its had its ups and downs but this has happened to me at other complexes as well, but it sure beats the dorms. I have to say I have the biggest walk-in closet and bedroom, and I guess thats why I'm still here. |

| Recent Review: |  | We've lived in Deerfield for about a year now and have been very happy with everything so far.The apartments are spacious with huge kitchens (we have an island and built-in pot rack in ours).The bedrooms are a tad small, but the big living areas make up for it.The staff have been great, and the CARES team is wonderful - free brunch every other Saturday!The only complaint I've had has been with my neighbors, who have been a little loud from time to time.But what other apartment complex can you live in where that won't be the case every now and then?Overall, a great place to call home! |

| Recent Review: |  | I will not be renewing my lease. I want to get the hell out of here as fast as I can. Not to mention, the manager now has a personal vendetta against me, and I know without asking that my rent will be increased dramatically.Before I moved to Falcon Ridge, I was told that this was an A property as rated by the American Apartment Association. Far from it if you ask me.First of all, I signed my lease in the beginning of December of 2004, and plannedto move in January 3rd of 2005. When I arrived, the door was wide open, and it looked as if someone had just ran through there with a paint brush. Paint runs and splatters everywhere. The toilet ran for the first week and a half. Maitenence came out to fix the problem four times, after making it worse the first three times. There is a knat problem that existed before I even moved in. I don't have a light in my living room, I found that kind of odd, and there were stains in my carpet. The closet that holds the air conditioner had rotted carpet in it, my sink leaked for awhile, and possibly still does. Like many other renters have said, there is a trash problem. There is only one small dumpster for the entire property. They should consider getting a larger one, or another one. Parking is horrible. Carports are full and I never asked about garages, but they are most likely full too. There are some carports available, but they are on the other side of the property, which is absolutely of no use to me. The idea was to park closer, not farther, I don't know why the idiot leasing agent even suggested that.I don't know yet what it is like to move out. My lease doesn't end until August. I expect even more of a hassle to move out, given what I already had when I moved in. I would not recommend this property to anyone. There are just as many equally great, if not better, properties for less money in the surrounding area. |

| Recent Review: |  | In 2003-2004 manager allowed a 4-x felon to live on property, while denying other felons the same housing (Fair Housing violation). In 2004 the ex-assistant manager was found guilty of Family Assualt, yet she remained employed and was allowed to contiue to live at the property---her and her husband had 911 called on them at least 4 times; I witnessed this same assistant manager at 2am running around the parking lot in her panties and bra; right after that in Nov. her husband was aressted on the property for having afelony amount of meth and drug paraphinelia on him, yet he was allowed to continue to come live with his asst. manager wife on the property. in January of 2005 a long-time resident overdosed on herion and died--for years drugs have been very rampant at this complex. The ex-maintenance man, who is now employed at their sister property down the road, gave a resident a tube caulk and proceeded to show her what to do if the toilet contiued to leak---HELLO--isn't maintenance included in the high cost of rent for this dump??The grounds are okay and is the main reason anybody considers moving here---just stay away from the gazebo--it's about to fall off into the Blunn creek--the district manager was made aware of this structual problem more than 5-months ago--her reply was that the Gazebo sits on Blunn Creeks property and was not the apartments problem---HELLO--it's your building!!--and she is wrong about the property owner, we brought up the Plat map for Forest creek and clearly this soon to be structually damaged Gazebo sits on the apartments property---and this lady is in management??During February of this year they had two boilers break down---even though maintenance provided the manager with bids to repair the equipment, she sat on the bid and did nothing for weeks---until she absolutley had too---and due to the lead maintenance man filing a claim with the department of labor for labor violations ( he won his claim), several residents were lied to and misinformed as they were told it was his fault it was not repaired.Oh the list goes on and on and on---if your even thinking about considering moving to this dump, PLEASE PLEASE PLEASE speak with 5 or 6 random residents--they will tell you how poorly managed the apartments are, how rude the office is, and how "attentative' the management company is when you voice concerns or complaints--their main response is always 'we'll take care of it...", meaning, too bad---pay your rent and shut-up.If you like trailer parks, drama, drugs and rude landlords then this place is for you! |

| Recent Review: |  | Incompetent management, but great at their sales pitch. Parking is horrible. The parts of the complex the management DOESN'T show you during your tour is filthy. Pool closes at 10, but people party till 3 or 4am keeping residents awake. Security is non-existent regardless what you hear and see during the tour. Reported problems are ignored. Beer bottles left everywhere along with trash in the hallways. Austin Police will ticket you heartlessly for the most minor violations. So much broken equipment that management doesn't fix. Loud, Loud, Loud. This is just a dorm for rich college kids. And if you aren't pretty/handsome, you don't have a chance on being approved or told there's apartment availability. Security doors are constantly broken and homeless people have EASY access to the building. This is just a few of the many, many problems. Renters BEWARE! |
