| Recent Review: |  | Luxury apts that had to drop prices. Some tenants not happy with kids living there. Nothing for kids to do outside except pool area, they don't want them in parking lot areas riding bikes or skateboarding. Management good, takes care of repairs etc. They are working towards doing more for kids there. Nothing set up to date. My son is not happy living there. Ok place to live if you are single or don't have any kids. They cater to their older clientele, making them happy. Was probably a pretty expensive place to live at one time and older persons could only afford. |

| Recent Review: |  | This apartment is located conveniently in South Austin near Target and HEB off Wm Cannon and 35.The residences are a good size and a reasonable price.The apartment management is horrible.From the day I moved in, I have regretted it.They are rude, they offer no follow up when asked, and they blame "corporate" for everything.A tornado hit the complex in the fall of 2001 and it took nearly 6 months for them fix simple things - roof repair, ceiling leaks, destroyed property, even mailboxes.Due to recent development near the apartment community, you are now surounded by a used Nissan dealership and a brake repair center (lots of noise).I would tell anyone interested in moving there...NOT too!!! |

| Recent Review: |  | Riverside drive isnt well known for great apartment complexes or even great neighborhoods for that matter. The Breakers is right by the freeway and as you go farther west down riverside things seem to improve. I think this apartment complex is a great middle ground for anyone getting set up in Austin or perhaps just looking for an average place. Never had a problem with the managment but i think the maintenance is a little slower than average at getting to things. The only way i would live here is if i had an apartment with a lake view. I got it, it was great waking up in the morning to a nice Town Lake and a so so view of the Frost Tower. I am planning on moving but not because i wasnt satisfied with the complex. On a scale from 1-10 I would give this place a 7.5 on niceness (some apartments are better located than others; check it out), an 8 on nice management, and a 9 on convenient location. A good place. |

| Recent Review: |  | This is truly the loudest apartment I've ever lived in. I can hear my neighbors on all sides loud and clear! The walls are obviously paper thin. So much so that I know when my neighbor is going to the bathroom upstairs and I'm not talking about just hearing the toilet flush - everything! Also, the front patio is made in such a way that when there is any kind of talking outside by the next door neighbor, the sound bounces off of the patio walls and we can hear them loud and clear. The 2 bedroom floor plan has the window in that bedroom on the patio side of the wall. Our neighbors like to have guests on their patio and it gets so loud at times that we moved everything over to the smaller bedroom so we can sleep! The neighbors are not really talking that loud, but because of the patio walls and the window, the sound enters our bedroom. It would probably be helpful to place *several* plants or patio funrniture to absorb the sound.I have tried this and it works to a certain point. You can still hear a lot.One more negative to this apartment is the manager. First let me say that the others in the office are great. Very nice and helpful. The manager on the other hand is extremly difficult to talk to and deal with.Positives of the apartment are: it is very clean and maintained well. The apartment size for the monthly rent is reasonable. There are plenty of parking spaces and trash dumpsters. Pets are allowed so that is a plus if you have one. | Recent Review: |  | I've lived at the Falls for a year and a half too long. I have experienced the same problems and the other reviewer. I'm moving because I can't afford the electric bills and I'm tired of sweating at night during the summer and freezing during the winter. Although my one bedroom's floor plan is quite spacious, its not worth the hassle of the thin walls (my upstairs neighbors keep me up all night, several times a week) and the outrageous utility bills. I wouldn't recommend this property to anyone who values their money, sleep, and sanity. |

| Recent Review: |  | The Gables are perfectly located on a lake within walking distance to shopping and restaurants, as well a $5 cab ride downtown.Management is helpful and friendly.Customer care weeks are frequent.Maintenance is superb.The grounds are perfectly kept and the apartments/townhomes are relatively new.We just got a brand new fitness facility makeover and the pool is great.The front gates are always working.You really couldn't ask for anything better! |

| Recent Review: |  | You have LOTS of other choices for apartment rentals in Austin, so save yourself A TON of hassle and skip this place.I spent a lot of time apartment hunting, and actually picked the Hills, without seeing my apartment first because it was still occupied.They lied about a lot of things(security:the gate is worthless, because everybody in the free world has the code; the fact that they care:they don't), but especially about saying my apartment would be ready when I drove up with my U-Haul full of stuff after driving all day from out of state on the scheduled move-in date.It was my worst moving day nightmare come true--don't make it yours too!It was in horrible shape, not the least bit ready and I'd put a deposit down 6 wks. ahead of time(they had 3 wks. since the last renter left);there was no way I could unload/unpack there, because for one thing, the carpet was hideous.It was dirty, buckled in several places, there was ink/paint/gum? several places. It was obvious it should have been replaced.The stove was still dirty(food) from the last person who lived there.Crappy paint job, it smelled, etc.It didn't look a thing like the nice clean model I was shown.Believe me, I'm not picky or high-maintenance, but it was awful-and they expected $732/month for that!I was so ticked off, because I had called Tuesday the week before to make sure it would be ready.I was told another lie when they told me it already was.They never even checked the apt. until Saturday when I showed up-the leasing agent was even surprised at the condition.If they had done the minimum a leasing agent or manager is supposed to do and done a walk-through, they could have fixed/cleaned everything by the time I got there.The worst thing was, the leasing agent got beligerent and acted like I was being difficult to expect my apartment to have been ready/livable.I never got even an apology, an offer to work something out(waive the deposit, discounted rent-nothing), he refused to call his manager on the weekend. It was a huge inconvenience/stress for me & my family/friends, but he was completely unwilling to admit that I'd been screwed. Thank God I hadn't signed the lease yet, and a complex nearby had a nice apt. ready and waiting!I was saved from dragging out a miserable moving exp. into a miserable living experience. I lucked out, but don't take chances, just don't rent at the Hills!!!!Also, there's another review I read that says they had trouble w/ the access gates--they still do and the code is still the same one they gave renters to side-step the gate problems.I had asked them about that code, and they said they had changed it.Nope!Every car vandalism ring in Austin probably has it by now.You've been warned...do not choose an apartment or especially sign a lease at the Hills at the Arboretum without seeing for yourself the condition of the apartment they are trying to stick you with for 6-12 month!Even better, just skip it! |

| Recent Review: |  | The mgmt staff is excellent. Maintenance people are very dedicated to getting the job done and are highly skilled at what they do.Mgmt will followup to be sure any work requested has been done to your satisfaction, and ask if there is anything else they can do for you. Lots of amenities. Very quiet. Convienient to all major arteries. Very clean and well landscaped grounds. I am quite happy here and plan to stay for years to come. It's geat to live in an appartment and know that mgmt not only listens but takes action when you need help with a situation. Can't say enough good things about these folks.
