| Recent Review: |  | It's interesting to me that security is actually an option to choose in rating the apartments on this site. THERE IS NO SUCH THING AT ANY APARTMENT COMPLEX ANYWHERE. It'scrazy to think someone else would be responsible for the protection of your belongings. Crime is an issue in every city in America, Dallas is no exception. Read the reviews for several apartments on this site, almost all are negative. Hint - you can't please everyone - some people are not happy with themselves or anyone else, but they love to post one-sided intelligent messages on this site.Also, learn to spell, it helps in getting your point across. |

| Recent Review: |  | Although the apartments are nice, the management leaves much to be desired.They are unfriendly and unresponsive.There is constantly trash piled up at the front of the complex where children catch the bus for school.And if you happen to forget to turn in your written 60 day move out notice, they have absolutely no sympathy and they do not give you any notice your lease is almost up.They are all about the money and could not care less about the satisfaction of their residents.I DO NOT recommend this complex unless you are a drug dealer or addict. |

| Recent Review: |  | ello to everyone! HERE IS A MUST READ!!!Yes I just moved in about a month ago. I had a maintenence walk into my apartment without ANY notification! While he was there my boyfriend asked him to take a look at my washer b/c i had not recieved any cold water, as a female i figured he would be able to fix this problem as i had been doing laundry since i moved in with only hot water! So he got it working (so we thought) and hooked everything back up. I started my next load of laundry around 7pm next thing i know i have a knock at my door and i go to answer it and realize my apartment was flooding, and this is what the knock was about! Fast forward a couple days later and i come home from work to find a note on my door stating that i have to pay for the repair cost around $200 dollars, this is not a problem but i can't justify paying something that isn't my fault especially when it states in the lease IN BOLD I MIGHT ADD: Unless the damage or wastewater stoppage is due to our negligence, we're not liabe for--and you myst pay for repairs. WELL SOUNDS TO ME LIKE THERE LIABLE! Ends up there maintenance ISN"T ALLOWED TO TOUCH WASHER & DRYERS IF THE PROPERTY DOESN"T OWN IT! SO WOULDN"T IT BE AT THERE NEGLIGENCE THEN!!! Yep you guessed it!! BUT THEY DON"T AGREE! okay so fast forward some more.. WE WENT TO PAY RENT (my boyfriend did) on 6/1/05 and the property manager refused to take our payment and threated to EVICT us in 30 days unless it was paid in full (repair cost rent) so now we are all in this HUGE uproar... NOW FAST FORWARD TO YESTERDAY 6/2/05, I seeked legal counsel and learned my TENANT RIGHTS and I strongly suggest everyone should (www.tenant.net) anyways I learned that 1.) THIS PROPERTY MANAGER COULD NOT THREATEN TO EVICT US AND ACTUALLY THATS AGAINEST THE LAW! 2.) THEY CAN'T COME INTO YOUR APARTMENT WITH NOTIFICATION, AND THE LAW STATES IT SHOULD BE MUTAL NOTIFICATION. When I went down to discuss this with the property manager, because I didn't appreciate the threats and also harrassement my boyfriend had received the day before, what kinda complex treats there tenants like THIS!!! She was on a conference call so I had to deal with another CSR rep. Jason i think his name was. He was VERY NICE & we worked threw everything, SO I THOUGHT, he told me that my boyfriend threatening to sue the complex is why they threaten to evict us, well it doesn't work like that. We threatened to sue b/c we can't justify paying the repair cost. SO i then left the office, they accepted my rent check and all was clear, especially the part that they could not enter without notification. My boyfriend wanted to make sure that they were clear on this b/c 1 we have several valuables in the apartment & 2 he was woken up to a maintenance standing in our living room! (THE ONE THAT CAUSED THE DAMAGES) and he understood that they HAVE TO GIVE notification but accidents do happen (meaning we weren't notified) he justed wanted to make sure it doesn't happen to us again. When he went down to the office (5 mins after me I had returned from speaking with Jason on 6/2/05) the property manager, who I orginial wanted to speak with, was NOW mysterly avaiable so he talked with her, he was VERY CALM AND DIDN'T RAISE HIS VOICE, however this lady got very upset and said WE OWN THIS BUILDING WE DON'T HAVE TO NOTIFY YOU AT ALL! HE then asked her to read a piece of paper stating the LAW, saying they need to notifiy the residents and make sure it is a mutal notification. THIS LADY JUST STATED SHE DIDN'T CARE TO READ IT OR LISTEN AND THEY YOUR PEOPLE COULD COME IN AT ANY TIME! What she didn't realize is what he just read her was LEGAL documentation STATING OTHERWISE!!! He simply said then you will be receiving a letter from our lawyers and you might want to check out your customer reviews online becasue there very poor raings! Also in the state of texas you have the right to shoot someone if you feel threaten if they walk into your property without notification . NOW THIS DID NOT MEAN WERE GOING TO SHOOT ANYONE! WE DON"T EVEN OWN A GUN! WE JUST WANTED TO LET THIS LADY KNOW THE LAW!! TO PROTECT HER AND THE PROPERTY FROM ANY FUTRURE ICCIDENTS WITH OTHER RESIDENTS! PLEASE TELL ME WHAT WOMEN WANTS TO WAKE UP TO SO STRANGE MAINTENANCE MAN IN HER HOUSE WHILE SHE'S ALONE!!!!!!!!!!My advice, DON"T MOVE HERE! THE APARTMENT LAYOUTS ARE GREAT BUT THE CUSTOMER SERVICE AND MANAGEMENT IS EXTERMELY POOR AND ISN"T WORTH IT! The CSR Jason stated to me they don't want to be the property thats know for suing it's residents! REMEMBER THAT! IT THREW UP A HUGE RED FLAG TO ME!!!BEWARE!!!! YOU DON"T WANT TO END UP IN A NIGHTMARE LIKE THIS ONE! |

| Recent Review: |  | The apartments were sold to another company one year ago.We have had six different managers and bookeepers within this year. The gate is open 24/7, so plaese keep your cars locked and your security bar on the steering wheel.There is no security patroling the property, they were let go by the company without telling the residents. The residents are paying for security that do not exists.You have to rush home from work to get a parking spot close to your apartment. |

| Recent Review: |  | I have been staying here for about 2 years and its ok. We have had about 6 different property management companies since I've been here. It's a nice looking property and generally they are quick to fix maintainance requests.When I first moved in they would respond to your maint. request in about a day. But here recently sometimes they don't respond. I had to contact them to find out why something wasn't fixed. There isn't a lot of parking for visitors. And sometimes if you park in visitors parking for too long, they tow your car.It's pretty much quiet, but now I have neighbors that allow her children to run up and down the stairs and throw trash on the stairs. Though many of the other neighbors have complained about the noise, they have yet to do anything. The fitness center is supposed to be open 24 hrs/7 days a week, but frequently it's not open. Also sometimes the property isn't well lit.But over all I enjoy living here. |

| Recent Review: |  | I live here now and it has been an ok, but perplexing journey. My fiance and I have been living here for two years and it is understandable that everything is getting a little better, but not much so much that I would recommend it to one of my friends. I mean this is an ok place to live, but even we are about to move because it is not as great as it should be for as much as you are charged. Some of the things that go on here do seem a little crooked and are very upsetting. I am not trying to down this complex, because they have done a lot of great things since previous management, but there are a lot of things that people tend to overlook. I understand that it is not their responsibility to take care of some things that happen, but shouldn't you at least try if you claim to care about your residents. I called Viterra Energy not too long ago and the customer service agent told me that they just bill residents they do not control the electricity and the apartment complex can turn them off whenever they feel you are too behind, even if you try to make a small payment to do the best that you can. Doesn't anyone pay attention to things like this that happen to residents. I have seen these notices everywhere on residents doors and they have even turned some residents electricity off because they could not make half of the payment. I understand that this is a business and they have to take care of these issues, but coming to peoples doors to lock them out of their houses for an overdue electric bill is a little much. I enjoyed staying here, but when situations like these arise, how the management handles them is what you should really pay attention to, not how much they have changed the lanscaping of the apartment grounds and how thy have added community activities. All I can say is if you are thinking about it pay close attention to the way you are treated and base your decision on that, not how pretty and big the complex is. That will make it so much easier, because if they seem fake and too eager to sell, then they are. Don't let those great smiles fool you, because looks are very deceiving. |

| Recent Review: |  | Most awful place I have ever lived. Constant construction and VERY VERY VERY loud, all the time. Residents are the least important people, only when you owe them money or they need something from you. There are a lot of great apartments in this area, you would be smart to choose anything other than these. If you have to, don't forget to bring ear plugs. |
