| Recent Review: | | The Boulevard is a great small apartment complex located in central Houston.It is within walking and short driving distance from Rice Village, Rice University, the Texas Medical Center, the Museum District, and Upper Kirby.Although the apartment does not have some of the amenities of some complexex, the size of the complex allows for a more personal service and a quieter beautiful surrounding. |

| Recent Review: | | This apartment complex is close to the airport but if you do not like noise this is not the place for you.The gym included a workout room with a half basketball court.But due to current management the gym floor is still under repair (since Sept. 03!) and is not clean or even checked on for daily maintenance.This place has gone very downhill with the current management and cheap is the name of their policy.I have lived here for two years and this is the worst it has been.Right now they offer two months rent free (prorated of course!) but unless they can bring their service up to par I will be looking for another place to live! |

| Recent Review: | | These are very bad apartments! You can never take a hot shower, the maintaince is horrible. The community is a flooed area but they want tell you this upon leasing an apartment. The foundation is bad and the overall apartment complex has 3 thumbs down for me. |

| Recent Review: | | The Esplanade may be quite pleasing to the eyes, but don't be fooled. Here are some of the problems I've encountered over the past year:(1) BREAK-INS (beware... especially if you own a nice set of rims) (2) THEFT (cars and motorcycles) (3) SECURITY (or the lack thereof... when I moved in I was told they would have cameras at each gate and each door... but they only tell you that so you'll feel safe - once the break-ins occurred residents were notified that a security guard would be walking the grounds from 10P.M till 6A.M - but he only shows up every ONCE in awhile - but don't think that his presence will scare away thieves - he spends most of the night talking on his cell phone) (4) 24 HOUR STATE OF THE ART FITNESS ROOM (treadmills will turn off on you mid-use... it happens 85% of the time and as for those nice flat panel t.v.'s - I guess they're only nice when they are working...) (5) CONCEIRGE SERVICE (we only had this service for about a month and then from that point on there was no concierge service) (6) FIRE ALARMS (apparently the complex wasn't wired correctly... so we've had fire alarms going off in the wee hours of the morning for twenty minutes straight) (7) BROKEN GATES (the entrance and exit gates are, for the most part, ALWAYS broken...) (8) LOUDNESS (seems like a quiet, peaceful place, right? not quite. if you get an apartment surrounding a courtyard you will hear anything and everything that goes on... for instance, kids screaming around the pool area, neighbors talking on their balcony at 12 o'clock at night, dogs barking -- and what makes it absolutely unbearable is that everything echoes) (9) FILTHINESS (leaking trash bags all throughout the hallway... or even worse... trash left by the door) I strongly urge you to look at other options before coming back to this one. |

| Recent Review: | | I have never had so much crime in a place that is supposedly a great neighborhood.The management does not care what crime happens here and they will not changeor beef up security.Someone was murdered here and found 5 days later.The smell was awful.I am sure they are renting that apartment out in the future.My car was almost stolen-steering column was stripped, items taken, window busted; and many tenants here have had their cars broken into in the garage.It is not safe. |

| Recent Review: | | I recently moved out of the Lanesborough and the management was terrible when it came to returning my deposit. They charged me nearlt $10 to take pictures of questionable items that were deducted from my deposit. Avoid this complex like the plague. The apartments are not well built, as there was constant run-off water in the parking lot from the sprinkler systems, which created algae and mold in the covered parking area.
