| Recent Review: |  | Staff is unpolite,rude and very uncourteous,they simply just don't care. Maintance is poor,unable to communicate with them, they do not know any english,it takes several times to fix the same proplem,outdated waher and dryers,water fountains are dirty and brownish,pool looks green,grounds need upkeep,hallways are dirty. |

| Recent Review: |  | The complainer hit the nail on the head! Everything down to the last period is true. I lived there back in 97 and 98 and it was true then, that was why I moved! I think the disagree works in the leasing office. |

| Recent Review: |  | I am moving out of this complex after four years because I am sick of sky-high utility rates, screaming kids, and no washers or dryers.The apartments themselves are OK and very large.But the property has a crappy chilled water system for a/c, which means that you have to run your fan constantly and if the temp is above 66 degrees outside you don't get any a/c, even though the apartments are naturally very, very warm.Worse, the complex divides all of the utilities -- water, electric, sewer, and gas -- among all of the residents, which is really unfair.I have a one bedroom, and some months my bill has been close to $300.And I am at work all day!In addition, the water temperature can drastically change within seconds, from normal to scalding hot.This is a lot of fun when you are showering.I've lived here for four years and they have not cleaned my carpet ONCE in that entire time, despite me asking them to do so repeatedly!The property was recently sold, and the old owners wanted a full complex so they rented to EVERYONE who wanted a place.As a result, children are running around outside at all hours of the day and night completely unsupervised, and other people just loiter all day.There is no security, and my neighbor's car was stolen right out of the parking lot a few months ago.The place is rapidly becoming a dump.Don't be tempted! |

| Recent Review: |  | This is an apartment that caught my eye b/c of the close proximity to down town.It looked nice and the price was reasonable compared to other complexes on the Med Ctr side of 288.However, once I moved in, I learned just why the price was soreasonable& you dont get what is promised to you when you sign the lease.My number one fuss is the complete lack of customer appreciation.I have paid my rent and water bills on time consistently, but Management doesnt take this into consideration at all when you come to them with a problem and need help, and theyre not even friendly when you talk to them.None of them are willing to work with you, and they dont seem interested at all in keeping responsible tenants happy, it actually seems like they could care less if you stay there or not, so its easy to see why retention levels are very low and recommendations are far and few between.I dont understand why the owners of this complex keep this management staff.Management is very unorganized and doesn't keep accurate records of issues then they accuse you of doing something you havent done or report that you havent resolved an issue, even though you took care of it months ago.They dont keep track of packages and dont give you slips to let you know theyre there.The "hot tub" isnt hot, seems to be just the same water as the pool, but in a different section of the pool.The workout equipment in the workout room has been broken since I moved in during Feb 2004.The security gate is broken most of the time, and even when it does work, its not secure, b/c the walk-in and drive-thru security codes have not been changed since I moved into this apartment Feb 2004!And from talking to a resident that has lived here longer, its been the same code since before Sept of 2003, and its now Feb 2005!One positive thing is the maintenance staff is friendly and keep the shrubs/grass very-well kept.However, I dont understand why maintenance is blowing all the leaves off the ground and trimming the shrubs very often, yet the security gate is broken most of the time& can we say Mgmt needs to organize priorities??!?!Last thing I have to say, is that thank goodness I only have 6 more months in this hell-hole until I get my house!! |

| Recent Review: |  | This complex sucks, the management sucks, no security, the security gates are always broke and wide open, the hot has never worked, most of the security lights are broken, loud music playing all the time, dogs barking and running loose, maintenance personel are not skilled, many cars in parking lot get broken into, many have had their wheels stolen, people robbed at gunpoint in parking lot- management does nothing about it, one man was murdered in the back of the complex.........stay safe....stay away.... |

| Recent Review: |  | I've had numerous problems with The Traces Loft Apartments in the NW side of Houston, located at 5110 Azalea Trace, Houston, TX 77066.--My vehicle has been vandalized, broken into, and all the contents stolen.The apartment management claimed no responsibility for maintaning security.--My vehicle has been banged into in the parking lot.The apartment management accepts no responsibility for providing adequate parking.The spaces are too few for the number of cars and too narrow for safe parking.--The apartment gate (swinging type) has caused damage to my vehicle on two occasions (so far) and the apartment management accepted no responsibility for the damages caused by their malfunctioning gate.--Due to inadequate drainage, every time it rains I have to walk through 4 inch deep puddles of water to get to the parking lot each day.--On weekends, the pool is taken over by screaming, splashing toddlers.The noise level is insane.Forget about reading next to the pool.--At night, there is no end to the large number of teenage hoodlums prowling the complex in their |

| Recent Review: |  | I have been here about 7 years and it is going downhill fast- the management does not answer quickly to maintenance problems, they are rude, incompetant, the place is falling apart due to shoddy maintenance, plants/grass is dying due to no watering, they are renting to less than desirable tenants(due to the fact their longtime renters are taking flight and they need to keep the place filled), my a/c is leaking freon all the time (high bills for me) and they refuse to fix the leak, cheap construction, open drug use (marijuana smoking across the hall from me - kids smoking dope outside and different people coming and going from this same unit at all hours.My freezer went out one time and management did not respond to my call until 4 emergency calls by me, thus I had to throw away all the food in my freezer (deer meat, steaks etc). They did not offer an apology or any kind of recompensation for the thrown away food etc etc etc. I could go on and on, but I don't think there is enough space. This used to be a nice place with classy young professionals; this is not the case anymore. By my description, you would think I was living in slum housing in Chicago, but that is what ithis place is becoming - I will be moving when my lease is up to The Abbey across the street, even if I have to pay more as it looks like a great place, beautiful landscaping, new construction and beautiful inside interiors. |
