| Recent Review: |  | 1. 30 day satisfaction guarantee: They tell you that you can terminate your lease for any reason, no questions asked, if you are not satisfied in 30 days. Don't try to exercise it though. According to Sherry, "Oh, we can't really do that. It would have to be because something is physically wrong in the apt that we can't fix".2. Zero insulation in interior walls. I can sit in my bedroom and hear my neighbors open the drawers in their bathroom. Stand in the kitchen and count the number of times your neighbor closes the fridge. Don't pay for cable; you can listen to your neighbors tv's at any time. The walls are so thin no one can use their wireless router because the signals keep interrupting each other.3. Apts are in the flight path of DFW airport. The sound of huge planes taking off every 10 minutes booms through your apartment from 5am-1am every single day. They fly lower (and louder) if its overcast outside. Forget about sleeping and don't try to watch television here.4. They slept through Accounting 101. Just to get my rent correct when I signed my lease, we went through 3 revisions. In 6 months, they made 2 more more accounting errors. You either pay it or be evicted. Beware these exortionists.5. Got a noise problem with a neighbor? Expecting assistance as per your lease? Forget it. If they return your call, they tell you to call the police. The police tell you the management has to take care of it. Shall we go around in circles one more time just for fun? "Pay your rent and deal with it" must be the policy they forgot to include in the lease.6. Don't expect to get any rental verification from these people unless you give notice or call your lawyer. Better hope you don't have to apply for anything while you live here.7. Parking. If you arent home by 6:00, you're out of luck. Although, when the the new management company took over in Dec 2004, people starting running out of here like rats from a sinking ship. It might be possible to find a spot within a city block of your building now.8. 7 months later, my vacuum is still clogging with carpet fiber. At first I thought it was from a new installation. I've confirmed the carpet was not new when I moved in. It's just cheap and worthless.Just watch your back. I've had to open a file with my lawyer to document them on 3 lease violations, 2 bold-faced lies at lease-signing, 2 accounting errors that they will not admit to (and return my money), and failure to act in accordance with written policy. If my exit from this place doesnt go smoothly and quietly, they will be seeing me again in court. |

| Recent Review: |  | I would avoid Chapel Hill.Unless you are able to land a really good deal, its probably not worth the hassle.If you're like me and only use the place as a crash pad and mailbox when in Dallas, it probably won't be bad, if you've got time to spare.But there is no way in hell I would want to call this place home.I have rented a crash pad here for 18 months and here are my thoughts:1.They illegally attempted to charge a $150 fee to install a satellite dish.This violates FCC rulings by unecessarily increasing the cost of a dish installation.They backed down pretty quick when I pointed this out.2.They will post an eviction notice on your door for not paying the water bill.This apparently violates Texas statute as you cannot be evicted for failure to pay a utility.I travel extensively, therefore I went to the Chapel Hill office to prepay my water bill for the entire year.They accepted the check for $120 and it cleared within the week.7 months later I came back from a two month trip to China, and had an eviction notice on my door for failing to pay a $7.85 water bill, that's right...7 dollars and 85 cents.No warning, nothing else, and it was only the 10th of the month.I eventually had to call the owner of the properties and a real estate attorney before it was finally settled to my liking.The owner was very nice and agreed that the actions of the management were a bit over the top.I recommend that whenever you have a problem, simply bypass the manager, ask for the owner's phone #, if they won't give it to you, go to the courthouse and pull a copy of the title.I was informed by another attorney that I work with that this was probably a tactic used to get people for the full market value of past rent, since a failure to pay all fees results in the renter having to retroactively pay the difference between market rent and any discounts for the length of the lease.If that truly is the case, these guys are slimier than I thought.I have also heard from two prior corporate renters that they will get you after you move out for as much as they can.Beware of this and be sure to ask for all receipts.They fired the previous accounting department, so maybe things have changed, but I doubt it, since management usually sets the tone in any organization.I usually don't bother writing reviews unless I'm pretty ticked or very happy.These guys really ticked me off more than once.It wasn't the money that bothered me, it was the huge investment of time that dealing with the stupid little problems required.I bill by the hour, so everytime these screwholes would cause me problems, I'd lose a few hundred bucks just driving down to the office and showing them my files whenever I was in Dallas.Ah, last thing:If you do rent here, KEEP EVERY THING...every piece of paper on your door, every receipt, the works.When I walked in with a 1/2 inch thick file from my office that contained all the paperwork, they immediately backed down.These guys are way too used to dealing with people who do not have the experience, qualifications, or resources to handle scammers.So just keep your stuff together, know your rights, research the local laws, and you'll be fine.Of course, the fact that you have to do this makes renting at Chapel Hill kind of pointless when there are places out there that are properly managed (this is tough to find in Texas, very LandLord friendly state). |

| Recent Review: |  | My apt. is very clean and cozy. However, the management is HORRIBLE! I have been treated with total disrespect.They do not listen to any problems that may arise.They offer many amenities, but they are so bad that we can't use them.I also received a ticket for parking in the handicap because there is NO parking. I pay rent, therefore I should at least have a place to park. They do not care about our needs. I am not parking 3 buildings over and walking late at night to my apt. That is ridiculous!!! |

| Recent Review: |  | This place is pretty cool if you're a college student.We have lived her for almost a 1 & 1/2 and we have not had any problems at all.I think it all depends on who you talk to.I don't think this place is good for old people to live in, since most of the residents are young and in college.O yeah, the only thing you have to watch out for is people speeding in the parking lot, so granny... move over!By the way... | Recent Review: |  | The apartments were nice and most of the staff was nice as well.But my only complaint is about the theft that went on while I lived in the apartments.My building and the buildings around me dealt with repeated car and motorcycle thefts.At one point is was happening once a week for about a month straight.Im not sure what the apartments can do about it, but I as well as other residents complained to the office, and nothing was done.This is just my point of view on the apartments, and like I said, everything else was great, its just I didn't feel safe leaving my car in the parking lot. |

| Recent Review: |  | On a 10 point scale, I give them 5. Its not a terrible place to live in but its not damn good either. I say they are not damn good because they are expensive as compared to other apartment complexes but they do not offer anything xtra.PROS:- I never had any problems with my parking (I don't have 6 cars either but I have one place to park my car which is in front of my apartment and I have nothing to complain)- The carpet in the place is thin but decent if you want to live in for like 6months.- I didn't face any water crisis till date. Thank Gawwd.CONS:- Their laundary room is non-existent. They machines (8 in number for the whole damn complex) are ancient and more than half of them work. Those machines eat up your coins, won't even burp and you keep waiting for other people to empty the working machines with their laundary from last night.-WORST PART: They just allow one service provider US online and you never know when that company is going to shut down. Those people rip you apart and their DSL sucks. DONT get lured by free phone and free cable. YOU PAY THE TAXES and rest of the fee amounts to like 15$. So thats all they are paying but then you can't get the comcast verizon deals which anyways means more than 15$.- There NO SECURITY GATES in this apartment complex. Anyone is welcome at any hour.Jezzzz...- The women at the front desk might have great breasts but they are fairly rude to talk to. Worst is the manager, shes a damn racist. So if you happen to be brown skinned like me, be ready to face the insults. When I came in I didn't have a choice but to live in this place.- My house is full of bugs all the time. I told them about it and they said they'll get it sprayed. Its been 3 months and I'm still waiting.- They say they have a GYM room but its as good as non-existent.- General cleanliness is just okayy!OVERALL : Come to this place if you don't have any choice. I didn't, so I did. Now that I have, I'm moving to another apartment complex closer to my work. |
