| Recent Review: | | I lived there 5 years and loved it!The management staff was great.It was nice to live in a place where the management didn't change every other month.The maintenance guys were really nice.The apartments were a bit out dated but they always fixed anything I asked.One time I asked for my toilet to be checked and I came home with all new caulking on my tub and sink.That was a nice surprise.I've lived placed where I thought by paying double the rent that I would be happier and never have problems.I was wrong.My rent here was way less but the atmosphere portrayed by the staff is exactly what you get.I miss Brandon Oaks!! |

| Recent Review: | | Good luck if you come here. You are better off living under a bridge. They don't care about anyone here but themselves. Oh and don't be late on the rent because if it's not there on the third of the month you get all kinds of late charges. |

| Recent Review: | | The neighborhood is excellent but is offset by poor management. Repairs NEVER get done and as reported previously, rent is increased without any improvements.The appliances are old.There has been at least two bad fires lately.The grounds are kept very well but, no place for small children to play. |

| Recent Review: | | This is not a place we would recommend.The management is terrible.They do not want to spend money to repair things. The security gates are always broken. The mailbox door was stolen and has yet to be replaced after 5 weeks. Stay away!!! |

| Recent Review: | | Think twice before leasing here at Carmel. Rats are a problem here. I had a rat in my apartment let alone it was on my bed while I was asleep. The complex couldnt come out that evening and do anything about it. It was the next day that evening before something was done , it was still in my room. There are constant car alarms going off all hours of the night. At first this was a nice community then it turned into a nightmare. Do not move here!! |

| Recent Review: | | This was absolutely the WORST place I have ever lived! DO NOT LIVE HERE!!I am a single woman and when I put in a work order to change a light bulb, the maintenance man went through my underwear drawer, used the toilet and left the toilet seat up!They told me that they had problems with him before but the action taken against him was not from the incident I reported.All they did transferred him to another apartment complex in the LYND Management system, and tell me I have not proof it was him!My car was broken into twice and most (not all) of the people that live there are GHETTO!!The women working in the front office were the rudest people I have ever had to deal with and have no business, much less personal skills. |

| Recent Review: | | I have lived here for a little over 2 years now and just some random comments I know I would look for if I were looking into this complex.Office Manager is the friendliest person you could meet, always greets you by your first name (almost irritating but nice)Onsite maintenance, several times I have had issues where plumbing was broken, toilet, ie... always prompt usually fixed within 24 hours if not less.Place doesn't look all that great from the outside but is well maintained and the price is right.Apartments are spacious and parking is never an issue.Did I forget to mention that this was an extremly quiet complex?Pool is always clean (rigid rules in regards to the pool)Gates are seldom inoperable (And when they are usually fixed within 24 hours as well.All in all this is a great place to live if you are looking for something quiet, niec, and reasonably priced |

| Recent Review: | | When I moved into this apartment complex, it looked a little old but was promised that everything had been kept up and the apartments were in good condition.While somewhat true about the apartments being in generally good shape, if anything breaks (which is frequent) don't expect it to be fixed the first time (or third or fourth).I have pets and they have been asked to fix the gate (for the awesome porch we have) 5 times, it still blows open with the wind and has to be closed with such finess for it to ever stay closed.The gate is warped and a small dog could crawl under the gate, the wood is rotting and they will not replace it either.The front door had to be fixed twice because the first time they fixed the latch, they didn't do it correctly and after that the door wouldn't latch at all.The refrigerator has been replaced (with fridges from other units) three times.I have a fire ant colony or two in my wall, my neighbor has rats in their walls.All of these are because of poor maintenance practices.Holes not being plugged outside, cheap bug control people who do whatever they can to not cost the complex any money.The outdoor railings are falling apart on the steps (don't fall, the rails will give if you try to grab them).This complex is managed by the Lynd company, I would suggest to NEVER rent from the Lynd company - they don't put a dime into their properties!!!I am so sick of this apartment complex, even when I go to complain to management about more ants in the house, doors not closing - they close their office early (they close at 5pm) when I show up at like 4:50pm.I would NEVER live there again. |

| Recent Review: | | This was once a very nice, upscale place to live. Unfortunately, a management company called MBS Management Services has taken over and is quickly turning it into a slum.Because of the low operating budget MBS allows, the complex is now filthy. Maintainence and landscaping services have been scaled back severely. The pool is always dirty, and the grounds are trashy.The area outside the garbage compactor is not only a horrible eyesore, it's likely a health hazard. Trash and refuse overflow into the parking lot daily because MBS has obviously cut down on garbage service.Because of the trash situation, I'm too embarrassed to have guests over. The health department really needs to look into this.The office management doesn't seem to care that the property is so nasty and unkempt. The staff turnover has become so high, one never knows who will be working there from day to day.Security is another grave concern. Since MBS took over management of the property,the security gates have not all worked. Currently, only one works--the one future residents can see. No effort has been made in getting them fixed. The residents the ghetto-like property has been attracting lately don't exactly make the place appear safe. Many have a lot of parties, and their guests take up all the parking. While there is ample parking on the property, one should not count on finding parking in the general vicinity of his/her apartment. This is a pain for those times when one is loaded with groceries and such.I can hardly wait for my lease to be up! I'm out of here, so that I can make room for some more trashy neighbors. |
