| Recent Review: | | This apartment building is situated at a very busy traffic intersection on the corner of 6th and N. Jackson Avenue.Sixth Avenue offers a wide variety of conveniences, ranging from major grocery stores and gas stations, combined with a few very good thrift stores and coffee shops. The cross street of 6th and Mildred opens yet another gateway of conveniences ranging from a post office open 24/7, strip malls and more.North Jackson Avenue offers Point Defiance Park and major freeway onramps/off ramps to the North, and University Place to the south. The building complex itself was built during the 1960's.The outside structure is brick. The floors and ceiling are somewhat insulated; everyday living noises from neighbors can feel slightly magnified, combined with heavy traffic noise. There are just 21 units, and the resident manager lives in a penthouse on the property.Access to the property owner and manager are simply a phone call away. The units are small but quaint.Floor plan layouts are very friendly, considering the actual square footage. The strongest selling point of this location is the water view. From the arches of the Narrows Bridge, to the views of Fox Island and Vashon Island, a tenant is spoiled - particularly when taking the rent into consideration. The view is beautiful and magnificent; the traffic noise can be distracting; and the local conveniences are a very strong plus.Living noises need to be taken for what they are.Parking is rather inefficient.Overall this choice is up to the individual's choice. |

| Recent Review: | | I Like living here the manager is nice. The only problem is that they have very limit parking space. We have to tell our guest to park on the street. Outside of the compex I don't trust the neighborhood. Inside the complex it feels very safe because the tenants know each other. Its a small community with a nice play ground and fitness center. |

| Recent Review: | | My husband and I have lived here for a year and a half now and we couldn't be more satisfied. The complex is well maintained, quiet, and we feel completely safe. The staff is friendly and the neighbors are too. Great amenities and the location is perfect. In less than 5 minutes you can get to just about anything you need. A community college is located within walking distance also. |

| Recent Review: | | This apartment complex has some of the rudest managers, the worst security company, and the biggest crime problem i've ever had to encounter in an apartment complex. My vehicles have been broken into 2 times and once stolen.People steal stuff out of our outside storage, kids set off fire alarms, there are drive bys on the vehicles just out side of the complex.Don't come live here! |

| Recent Review: | | I moved in with my boyfriend who was already a tenant. The management was friendly and welcoming. The building had the usual quirks of an old inner-city building (elevator issues, not a lot of washers/dryers, not exactly sound-proof), but none of these was really a big issue. We only moved out to get a larger apartment, and ended up in another of the same company's properties. |

| Recent Review: | | Aw yeah boy!Do you have a speakers and subwoofers that barely fit into your car trunk?Do you enjoy harassing neighbors at all hours of the day and night? Then come on son -- come to tha Orchard Hills Apartments, where security is reactive, not proactive. There ain't even security on site unless someone calls, and even then they can only do something if they hear you making noize once they gets here.So you see, you'z allowed to be as loud as you wanna be as long as you only do it for 10 minutes at a time. And the bestest part is, the management gets mad at whitey for complaining, not at you fo being loud! |

| Recent Review: | | Six months after I had to break my lease because the extreme noise situation which caused me to be hospitalized for twelve days, and Thea's Landing has ruined my credit. They evicted me 8 days after I moved out (I can prove that I moved out by the paperwork from the movers, by my intent to vacate notice, and by witness from several Thea's employees..if they would show the honesty and courage needed). This was purely an illegal retaliation effort. Now, it will take years for me to recover from this financially. The physical and mental toll (I am a 100% disabled veteran) is still harsh.Of course, Thea's cannot admit that I was right to move out (as my doctor in a written letter to Thea's expressed I must), because it would mean others could follow my example.Thea's Landing represents a large, corporate machine, cold and unfeeling. |

| Recent Review: | | Parking here isn't at a premium. The manager {Pat Ebert} is very Sweet, and friendly, kind to talk to. The maintenance man {Charlie} is hard working, quiet, and very knowledgeable and helpful. This is in a handy area of North Tacoma, near two shopping centers, not far from a great Park {Point Defiance}, what more could you ask for. |
