However, the management stinks, the rents are way to high i.e. Definitely not value for money.Appliances: Fairly new. Full Size Washer and Dryer [Really full-size]Nice big microwave, Clean dishwasher and Oven/Grill.A/C: Central A/C but badly designed. Can never regulate temperature throughout the house properly. Always hot or cold spots depending on Heat/Cool.Cabinets/Closets/Storage: Plenty and more. Walk-n closets [Tacky shelves and hangar space (all plastic)] Fairly large patio storage.Plumbing: Jumbo tub touted by management as the reason for "luxury" status and rents. But water pressure too low and hot water too tepid for any effective use. Showers become virtually non-functional at that pressure.Pool: Well maintained pool and jacuzzi. Always in use though.Fitness: Decent equipment and TV's.Business Center: Fairly good. 2 PC's and 1 each Copier/Printer/Fax.Management: Arrogant and unflexible.Rents: Way way above merket rates. Very bad...</description><pubDate>Wed, 27 Jul 2005 01:52:29 CST</pubDate><category>Fremont Apartment Reviews</category><category>Apartment Reviews</category><category>Apartment Ratings</category><category>Fremont Apartment Ratings</category><category>Fremont Apartments</category></item><item> <title>Apartment Reviews - Rancho Luna Apts., Fremont</title><link>http://www.rentersparadise.com/apartment-ratings/ca-fremont.htm</link><description>Rancho Luna Apts.&lt;br&gt;3939 Monroe Ave.&lt;br&gt;Fremont, CA&lt;br&gt;&lt;br&gt;Overall Rating: 3 (out of 5)&lt;br&gt;&lt;br&gt;&lt;strong&gt;Review:&lt;/strong&gt; Only lived here for 3 weeks, and already I'm sick of the place.They give you this big speech about how quiet and well-maintained the place is when you sign the lease, and impress you with all of the rules they "enforce" to ensure that they provide for, as the law requires, "quiet enjoyment of the premises."It's all a hoax (at worst) or them just deluding themselves (at best).Well-intentioned though they be, the poeple running the office are too few in number and testicular fortitude to actually do anything about the horrific noise at all hours, the filth strewn about by the dozens (hundreds?) of tenants who do not know how properly to dispose of garbage, and the illegally parked vehicles (some in disrepair) gathering filth and dust and dirt and generally looking like eyesores.There is no security service, patrol or detail that I can discern, but this doesn't seem like a criminal-infested place, at least until September, when, as I'm told, the kids from next-door Washington High School hang out on the property en masse, smoking, leaning (or sitting!) on people's cars, and just geerally acting as high-schoolers do.So much for quiet enjoyment, right?<P>When my preganant wife and I moved in, we expected to see a perfect copy of the "model" apartment we had been shown.Not even close.This one looked like it had been painted by a high school art class, there were hols and nails and cracks in the wall, the cabinets were the same ones that had been installed when the place was built 30-40 years ago and were filthy and smalled funny, we had plumbing problems, electrical problems, no working phone jack (illegal), and an uneven living room floor.We had cleaning crews and maintenance to our apartment 4 times in the first week, and still the apartment looks nothing like an apartment should that is nestled withing what Rancho Luna cass itself -- "premier luxury living in Fremont," or something like that.<P>Our master bathroom was un-done (no working shower, still had the chemical smell of paint), two of the three bathroom fans were (and still are) not working properly, I already mentioned the lack of phone service, the baseboard molding was cracked/broken in several places, instead of removing nails from the walls and hooks from the ceiling, they just painted over them, there were massive splatters of paing all over the edges of all the cabinets where the painter(s) had failed to cover up their obviously hurried work, the concrete patio area was completely spotted with filthy black grease stains (it looked like somebody tried to repair an automobile outside our front door; I suspect the last tenants just didn't know how to properly maintain their BBQ grill), and there was a HUGE (the size of a small pillow) stain in the ceiling of the living room where a water leak from an upstairs bathroom had soaked through and wrecked the ceiling beneath and had been very poorly painted over.The dark wood of the cabinets was (and still is) frayed and cracking, and peeling all along its edges and corners, and is horribly warped around the area of the aforementioned water leak. (The leak had been fixed, at least; however, apparently nobody thought to beautify the areas impacted by the leak.)<P>People drive around the complex at all hours, stereos blazing, spinning their tires noisily and the speed bumps, doing their gansta' thing or whatever makes them feel like they're all grown up.Oh, and if you like to sleep in, forget about it.If the neighborhood doesn't wake you up early with its noise, then on Tuesdays and Fridays (yes, two days not one!) at 6:30 in thre morning, when the garbage trucks come to dump the dumpsters, your sleep is over, trust me.It is SO loud, it's like a Star Wars battle scene playing at full volume right outside your window.<P>Here's the punchline: this morning, everybody's car got a paper bulleting stuck under the windshield, saying that for three days, we cannot park on the premises, because they're going to be re-finishing the concrete curbs.TO me, the curbs look fine, and even if they didn't, it's something that does not really affect tenant life... it seems to me like something else (like hiring another maintenance person, or a security detail, or refinishing cabinets, or installing ceiling fans, or adding a second laundry room -- yes, the complex is a whole city block and there's only ONE laundry room) would be a much better use of money.<P>In fairness, the two girls that run the office are COMPLETELY overworked, and I would be hard pressed to say that all (if any) of this is their fault.And of course, they're just low-level site management.They cannot do anything major without the say-so of the real-estate conglomerate that owns them (called Garibaldi, about whom I know nothing).Still, on-site customer service is supposed to accomplish something... there was a major problem in the building just recently at about 5:05 pm one day, and when I jogged over to the rental office, I found it locked and no one available -- they're supposed to be open until six.And this morning, when I had a question for them, and stopped by the office at close to quarter after nine, there was nobody there -- they're supposed to be open at 9:00.So I think that, at times, the desire to properly "serve" the tenants gets lost.<P>The apartment manager was very apologetic about all the problems my wife and I have been having, and gave us a very generous rent credit on our first-month's payment.I think she is really trying to but a positive face on all this.That's all well and good, but save yourself the trouble -- just don't move here. It looks pretty from the outside, and it even looks good on paper.And the girls talk up a good game when you enquire about the place.Don't walk.......
