Review: I have only lived here 2 months and I already think this place sucks. I really don't mind people having parties or drunken idiots wandering around. It's expected in a college town and it's nice to have a party to go to on the weekends. But conflicts with the management have become a weekly experience. They don't care if you are happy, all they want is to charge you more money and hope you pay it. They are so cheap, just like all the appliances included in the apartment. My oven doesn't even have a timer on it! The people who work here do nothing to make their tenants happy. You'd think they would want people to stay here more than one year but I guess they don't care, even with their increasingly bad reputation.

Review: This place is not the place to live folks.Scandalous management.Noisy neighbors.No security patrol.Sky-high rent.Lousy facilities.(Which by the way do not include the pool, basketball, or tennis facilities they advertise.

The bottom line here is that these people (Nolan Real Estate) are essentially worthless and will stop at nothing to get the most money for the least amount of work.There are ample other apartments for similar or cheaper prices in the neighborhood that do not include being bent over by old Nolan!

Review: It's not an apartment, but a management group; I lived in one of thier houses on Tennessee at 20th.They were the best rental expereince I had while at KU.Maintance was very promt and all requests granted.Friendly people and great service.

Review: Bad AppliancesPoor AC/Heat system (hard to cool / heat bedrooms)Old carpet and bathroom tileUnfriendly, unhelpful, bordering on mean managment(except when you are signing the lease)Poor lighting by dumpster.Some surprises: office shortens its hours during the fall/winter, you cannot use the laundry without a laundry card and you can not add money to the card without being able to make to the office hours, they come inspect your place for charges 2 months before the end of your lease, they, they have only sprayed for bugs once in eight months.The topper: towed tenants cars after only giving one week day notice of a scheduled resurfacing of the parking lots. tenants were responsible for the cost of the towing ($100) and the tow-lot storage ($20/day). Several tenants missed the notice about needing to move their cars because they left for a long weekend (a highly traveled weekend/following week because it was one week after the KU semester ended) and then were stuck paying large amounts of money to get their cars back.

Review: -Poor sound insulation-Rude management-Un-professional management-Claim to be prewired for cable internet (there were no connectors at the ends of the wires, I had to buy a $40 tool to put them on)-expect you to make exceptions to the lease for them, but will never do anything like that for you (i.e.- wanting to enter your apartment without the 24 hour advanced notice as stated in lease)-people playing basketball in courtyard/echo chamber at 2,3,4 in the morning

Review: I've been here for a couple of months now and these studio apartments are really good value for money, even if they are a little on the small side.For 1 person or possibly even a young couple, they are ideal if money is a bit tight.The apartment manager is really friendly and the maintenance guy lives on site and is really friendly too.The location of these apartments is fantastic, a really nice area close to a golf course.They are also close to the University campus and a strip mall that has one of the best Chinese takeaways that I've ever been to!Even though all the students are now back at the University, it is still pretty quiet around here.All in all, I'm so glad that we settled here - I have read reviews on some of the other apartments in this area and they just don't sound that good at all.My only proviso is that there were a couple of very minor things that needed repairing in the apartment - but the maintenance guy still hasn't been round yet.Granted he's been extremely busy getting other apartments ready for the new University student arrivals.Luckily the problems are very minor.

Review: My roommate and I lived at Colony Woods for two years. Overall it was a good place to live. However, there were definately some bad areas to it. Once there was a man in the dumpster going through the trash...so that was a little scary. Also, my roommate got her cd player stolen out of her car and had to replace her window. The people below us would always play bass music really loudly at all times of the day. THE WORST PART is definately the move out. You have absolutely no chance of getting your deposit back. They charge you for repainting your walls, no matter what. And also, they tried to charge me $15 because there were three gnats in my overhead light even though I had ran it through the dishwasher the night before. It was a horrible experience (the moveout). Just beware!!

Review: Heatherwood apartments are easy to get into -- the people are nice while you sign papers and give them money.They also allow up to 3 pets, including large dogs, which I needed.I know some people who really liked living there... However, when they were under Masterplan Management (which merged to create another one -- I think now they're under Gage Management, which I dont' know anything about) -- it was a bad place to live.We were shown an apartment, a 2bdrm, which we asked specifically -- will our apartment be exactly like this? have this closet? have this balcony?yes yes yes, they told us.No no no!We were stuck in a basement apartment, little light, a different floor plan, no balcony or even a patio, no large closet -- it was small and stuffy.It was clean enough, I suppose.But we felt lied to.We had all of our stuff with us, and nowhere to go -- so we didn't have any choice but to just move in for the 6 month lease.THat's another good thing -- they offer as low as 6 mo/ leases.OK, for the other bad stuff... Masterplan did not organize their papers and files well -- we started getting warnings of eviction because we hadn't completed our deposit.We had a $99 special deposit, but they were claiming we still owed.Also, they said we hadn't paid our pet deposit -- what they had done was credit our pet deposit into our first month's rent.Well, the 1st month's rent was 1/2 off, so yes, of course we only paid 50% of it.It was difficult to fix the problem, and when we went in to speak to someone in charge, we were told to write them a letter.After some threats to not send any money and get a lawyer, we got to speak to someone who fixed the problems.Upon selling to Gage management, it took a month to get our depsit back, which was of the incorrect amount -- they hadn't sent us our pet deposit back.It took 2 more weeks to get that.Overall, I wouldn't go back.But hey.The actual LIVING there was pretty decent.

Review: I would not recommend these townhomes, or any other property managed by Midwest Property Management (formerly George Waters Mgt.) to anyone.I lived in an apartment managed by MPM prior to moving to Kasold on the Curve, and regret my decision to rent from them again.The nice townhome I was shown prior to signing the lease, was not the one I was leased. which had outdated cabinets, disgusting carpet/vinyl.Our townhome had carpet covered with stains and filth, the kitchen was disgusting (hadn't been cleaned, ruined vinyl, missing tiles on the backsplash, broken stove and dishwasher) and to top it off, it was infested with bugs, including WOLF SPIDERS.There is a cold draft from under the kitchen cabinets where the mice (and one shrew) come in, and leaky patio door and windows during rains. We can hear every word our neighbors say when we are either in the main bathroom or bedroom.Management is rude whenever we have any questions, or maintenance requests (which happens far to often), and overall very unhelpful.It seems as if no one knows anything about anything at the management office.The only nice thing about the townhome is the price for the space.

Review: they suck balls., They make up rules to your lease as time goes by. Spiders are huge and everywhere. They try to jack you out of all of your deposit, we have to take them to small claims court to get our deposit. Please do not live here. The chick that works here is only in the office from 11 to 4. What the hell is that about???????

Review: The apartment is not too bad: the bottom of the tub has been rusted out for months, my neighbor smokes pot in his bathroom and when he turns on the exhaust fan it pipes it right into mine. The shower door no longer slides (good thing there are two doors), and the furnature is falling apart. But the management has known about all these problems for more than 2 months now, and still they persist. Don't ever expect a return phone call, the management company has no idea where their paperwork is. Also, the maintainence men have no manners: they don't bother to clean up after themselves, and have no problem entering without notification or request.
